Here's the situation:
A- Your Contract comes in pieces from the builder- who is your bread and butter, so you, as an escrow associate, cannot complain.
B- You deal with all of the associated parties to the contract including BUT NOT LIMITED TO: Real Estate Agents, Mortgage Companies, Sometimes SPECIAL Lenders- CONSIDERING OUR ECONOMICAL TIMES, Surveyors, Payoff Lenders, Courthouses, Appraisal Districts, Etc.
C- You get to the DAY OF CLOSING and the Loan Company hasn't produced docs for you yet, and you're stuck.
YOUR REAL ESTATE AGENT chooses to post negatives about your company on a PUBLIC website, because we have to protect the loan companies' image.
Let alone protect the Agent's! AND the Home Builders'.
Title Company's get the short end of the stick EVERY time.
I spent my first years out of school with a Title Company, and it teaches a person how to deal with Rude People like overbearing Real Estate Agents who feel the need to place the blame, when their homebuyers REALLY don't want to hear it.
In protest of anyone's feelings about this Title Company, I can back them up from having worked with those employees for almost four years. They work their butts off for the community to sell houses and in turn produce a better functioning economy. Everyone plays their role in the title industry and The Title Company should not take all of the blame for a deal having gone sour.

Incompetenant, rude, rushed, never had the same Escrow person twice. The realtors/builders get a kickback for referrals, but do yourself a favor and insist on a different Title Company.

Want to be completely ignored when requesting simple escrow documents? Want to be repeatedly told that the escrow company has no time for you because they are too busy with closings so your requests for a fully executed contract will be pushed off for three weeks? Want to send an e-mail, then have your buyer call and ask for the same thing you requested in that e-mail, only to have the buyer be told that it has NEVER been requested? Want to beg and beg and beg the people who directed you to use that escrow company to get you the information escrow should be distributing? Then use this company! It's the worst escrow company I have EVER experienced. Don't put your business on the line by contracting with them. Insist on any other escrow company you can think of. This is the most horrible, backward, slow, and rude escrow company in Texas. Marisa DeMitri is the rudest escrow officer in town and she works for Stewart Title at Prosperity Escrow.
