I've lived in this complex for 20+ years. the past 10 years, under Hillcrest Management, have been the worst. We have now the highest assessments in the area, and the worst service. Our lawn is bare and has been for the past 5-6

Yes this is a garbage property management company. Maybe they will wake up when they see how terrible their reviews are and no more associations want to go with them. Their service is terrible and all work done is half ass. Do not use them.

This company is really terrible. Avoid them like the plague. Their sales people sing a sweet song and they have fancy blazers but their service is terrible. But don't believe me look them up on the Better Business Bureau website they have 10 complaints compared to 1 or 2 for most companies. There is a reason they are bad. Their management also is arrogant. Good luck getting anyone to read your complaints or return your call. But the worst thing is that their contract has no cancel clause and they will try to get you to sign for 2 years DON'T DO IT. Run from these people or you will very likely seriously regret it. We used them and speak from experience they are awful.

With all their "positive" reviews how could I add another! There is a reason they once were High Crest Mgmt. Anytime a company changes their "good" name there is a real problem!

We live across the street from the mgmt office and still get treated like renters!

Last year, desperate to have our A/C fixed I was told I needed to contact them 48 hours in advance, have a bunch of paperwork on the company doing the repair and it must be done by 2PM or the maint. guys would not be here.

I finally let "their" guy on the roof - we paid over $300 to have him charge the system. It never worked well after that. This year we brought in our own tech how found that "their" guy over charged the system!

They will also send you to an attorney without question! Yet they will not respond to accounting questions.

Recently, we were all sent letters demanding our car sticker info or "OUR CARS WOULD BE TOWED!" - yet they issue the stickers!!!

If you are reading this look no further! They are terrible and the mistake you could avoid has been told to you by many on line!!!!!

We hired this company to handle our complex and frankly are very disappointed. They are unresponsive and lack any leadership. It took months to get our accounting up and still isn't correct. Calls take forever to be answered. We have had numerous complaints from residents that calls and requests are never answered. Collections with them are a joke. They do virtually nothing except send the board a list of those overdue and appear to wash their hands of the problem. Their salesman sings a nice tune but even he doesn't return emails. If your complex runs like a top and has no problems they might be OK. But if you are expecting them to assist with the issues most complexes have they are useless, avoid them!

Poor Management! This company has been managing the condo located at 2127 N Harlem Ave, Chicago for two and one-half years. The only up-keep they have done on or in the buildings are the ones I reported to the City of Chicago Building Violations. I too, have a leaking bathroom ceiling from the upstairs tenants. The owner does not live in the building. Management want fix it. I currently have a violation on the building for that. (Check it out on the web). \n\n I received a coupon booklet in the middle of March 2012 with an increase in my assessment fee effective February 2012 indicating that I owe additional money for February and March 2012 without anything in writing from the Board of Directors or other Unit owners. Scott Millard, manager informed me that there was nothing in writing. I called Joel Garson, owner and left a message on his recorder telling him about Scott's shoddy management. He never call back! I then called and talked to his assistant Jan, telling her the situation and asking Joel to call me back. As of this writing, he has not called me back!\n\nI received a notice in the mail last week reminding me of my past-due amount for Feb and March 2012. \n\nI have had to take this management to court. I have not taken them to court regarding my bathroom ceiling. However, I did have my lawyer to write them a letter asking them to fix my bathroom celing. They ignored the letter. They have excellent yard people!\n\nScott is a liar! He is dishonesty! This company brings to my mind the way of gangsters! Nothing in this review is a lie. Lack of response to emails or requests. Had a water damage issue with a unit owner who happens to be on the board. She did not reside on the property and management would not provide me with her address to send corespondence b/c she was on the board. Yet my address is common knowledge.\r\nManagement says this is between unit owners but yet would not assist

I have not had the experience of having another property management company, but my dealings so far with Hillcrest have not been good. Our property manager Carol, is horrible at returning phone calls. She's returned my phone call ONCE for the TEN+ times I've called. And this was over the course of several months. Since 2004, our association fees have risen by 30% with NOTHING to show for it! There is another issue going on that I'm not going to comment on, because its not finalized, but let's put it this way. Very shady practices by Hillcrest, with promises being made but failed to be kept. Avoid them like the plague!!

Historically, my dealings with this company have been pleasant and productive without fail. The staff are always very friendly and helpfull regardless of any requests I've made over the years. Emergency situations were handled effectively and in a very timely manner. My only regret was not knowing to recommend them to my last association. A+ People!

Service is terrible. Jerry is a terrible and mean person. nothing seems to get done. if you go to the meetings and inquire about stuff, they give you a run around answer. If you call their office, they never return your calls. They pick on certain homeowners and specifically give them violations. The board members are clueless, uneducated, and naive to how an association is run. I would not be surprised if all the board members are getting kickbacks, especially the management.

They constantly are raising fees, but the work they do is practically nill. And you have to constantly call to get work done -- and done correctly. If you criticize or question, they always have an answer and basically dismiss your concerns.

At issue with this management company is the value for the service received. A number of months ago I sent a 2 1/2 page letter outlining my concerns with their lack of service and never received a response. It will be 3 years this August that I have lived in my townhouse and all that has been done is grass cutting and snow removal. I live on the second floor and have a wood treated deck that has never been treated and an asphalt driveway that has yet to see any treatment. The deck was a concern of the independent building inspector I used prior to my purchase, that it posed a safety risk. Hillcrest shows no interest in addressing anything of concern that a home owner may have but they sure were quick to increase the monthly association fee. For each 4 unit townhome that is in the Villages of Woodridge, Hillcrest collects over $6,000 per year and what we get in return is the grass cut once a week and snow removal a couple times throughout the snow season. Apparently the money just goes to salaries for people that just sit around on their butts not answering the phones or responding to messages that are left. I wish I could get a ""gig"" like that...just collect money and not be accountable to my customers! PATHETIC!

I call Hillcrest all day long and get a voicemail, and will be lucky to get a call back. Their accounting/accounts payable dept. is a JOKE. Our property vlue has gone up $20,000.00 sice the improvements that Hillcrest has mafe the suggestions to board memebers. They, since being are new managment Company have saved us from being ripped off from contractors. My Property Manager has a voice mail that states if ou need immedite astance to please press zero and her asst. will be paged. My calls do get answered, My answer get answered as well. There are people you can talk to but you need to give your Assocation Name. If you have a question about a bill or assesement you can ask also aks for the Book Keeper, it depends on what you need. Hillcrest has helped out our Property by educating the board and the homowner understand the Responabity of a Board and a Home Owner Issues. I for got thath when I sold my house and became a memeber of a Community were there are rules to follow. I did not purchase a apartment but another home. \r\n\r\nHillcrest Manamgement is a great company, They always give us the updates that have change in the condo law . Our pevious mangement compnay was cominggling funds, which Hillcrest does not and there reports are very itimazed. The one in Lombard (which is the only one I've had experience with), does not return calls, is unprofessional in their response to customer inquiries, and continually defends outside contractors that they have hired to do work, which have on occasion, resulted in propery damage.
