i have lived here 7 years and this was a nice park then and pretty filled. now this park is so empty, dirty, unkept places, lawns. rowdy and rude kids. then,we get forclosed on! they couldnt be up front and honest all they cared about was r money high lot rent, didnt care enough to tell us the truth as to what was happening but cared enough about r money and making sure r lot rent was paid on time though! this isnt profesional nor a way to run a park or treat the residents of this park! i feel so sorry for all the renters here who now have to move out, why? if they r paying their rent why do they have to move? u r cowards that cant and wouldnt explain anything to us here just sting us along with lies! iam sure iam not the only one in here with questions and would like an honest answer to some of them but noone will answer them. now whats next for us buyers and owners? there r some nice decent people in this park i know a few and there r also as i said, the rude ones as well. our lot rent is sky high and what r we paying for, roads r terrible, alot of empty lots, unkept lots, broken down park,oh i forgot, we r paying for the owner to pay his house note and managers to tae trips and have nice cars and screw all of us good people in here!!! i feel we deserve to be treated respectfully and we deserve honest answers not treated like we r just nothing or nobodys we pay for the land we live on so i feel we should have some rights and some answers. and why did it get to this point anyway? because of poor management and mishandling of funds thats why!!!! we all should get together and demand answers! why should we have to continue to pay if we all r going to be put out of here anyway and told nothing till its to late? in a way, iam glad this park maybe getting shut down cause then there will be no more lies told to people and no more con games and people getting lured in and taken advantage of. however, i love my home and thats the only good thing about being here other than some nice people and schools out here. the rest of this park is just not a good place to raise a family at this time. iam just sad that i too may have to leave my home as well as u renters iam sure they r not going to let us buyers or owners live in a half empty park no money to be made and thats all its about ,MONEY!!!!!!! all i can say is, i wish all the renters alot of luck. if u want e mail me i have alot of places i have been looking to rent myself even though iam buying iam getting out while the gettings good iam not being a fool no more. i also will share my list from rental pros as well with anyone who is in need. contact me at....sad_eyes1961@yahoo.. and as for the new management here, i feel sorry for them having to answer for what the last managers left behind, all the unanswered questions they have to kinda clean up their mess and that is so unfair. well , all i can say is iam pretty p**** myself. but u know what, karmas a

No it's not cheaper than living in an apartment. I lived in Clairidge apartments on 16 and Harper two bedrooms huge living room. They are very well maintanied and have a pool, club house, tennis court, basketball court and volleyball court. Cost, $640.00 monthly and heat and water is included. I moved because I wanted to stop wasting money and buy into something, that will one day be mine. Do you get all those amenities plus heat and water included for $640 a month there at St. Clair Estates? I think not unless one lives in a 1967 trailor thats been paid off for 38 years. But it is probably broken down and looking like an eyesore. I live in a house 1,400 sq. feet huge backyard, with a very nice size patio, I have three bedrooms and it's a bungalow but no basement. I pay $900 a month and no, my house is not a dump but it does need a lil work. My point is, my mom lives there in St. Clair estates and pays $800 something a month, she can own a house for that and have as many dogs or cats as she wants. She can have a party or celebrate the holidays in peace knowing she has enough parking space for her family and friends to park without getting towed. I personally, don't feel its right to charge almost 600 a month for lot rent. That is outrageous and $300 shy of my mortgage payment. I'd much rather live in a house that wont get blown away in a storm. I mean if one can afford 700-800 a month, for lot rent they could certainly buy a house or even a hud house. The market is good for buyers right now. $275,000 Chesterfield, or Shelby Township houses are selling for 200,000. Thats right, a 75,000 savings and you can have as many cats or dogs as you like as long as you don't go pass the city Ordinance approved amount. If each of you tennets payed 500.00 a month for lot rent, multiply that by how many trailors are in that park. We know, there is over 100, so that right there is fifty thousand a month. Are they paying your water bill or heat with that 50,000? Gas for snow plowing and paying for lawn care doesn't cost that much either. So they probably spend 5-10,000 a month on maintenance. Where is the rest of the money going ?(don't say taxes because taxes are paid twice a year).

But before I do, I found only one person here that was kind, polite and very understanding about the situation here, and that is Samatha at the office. Someone here wanted the name to the owner of the park and his name is Richard Karlcheck office is in Chicago. I guess you can find it on the website. Now to all those that say what a wonderful community this place is has their head buried in the sand. As I did, well not buried in the sand but more or less naive, I had no reason to doubt Jeannie when my daughter questioned her about this place going into foreclosure. I guess her sister in law was pizzed at her when she mentioned it to my daughter, but oh well ...getting back on track......I PAY MY RENT, I MAINTAIN THE OUTSIDE MOW THE LAWN, PLANTED FLOWERS, AM POLITE TO MY NEIGHBORS (EXCEPT FOR THE NOSEY LADY THAT MOVED OUT) I like living in the back of the park away from the Jeannie...I received one violation for not having the grass cut, but that was before I owned a lawn mower. So now what do you have to say? When I found out we had to move, Jeannie gave us the master keys to look at 5 different trailers that she called "handyman special" I call the metal scrap heap.........I would live under a bridge before I call that tin can a home. $500 for a handyman special? She and Conrad would have pocketed the money........for those that need help in finding a place to live I found a nice realtor email me at MzTiggey@aol I will give you his name and phone number and or I have listings from Rental Pro will be more than happy to share.......

What about those of us who depend on SS to pay this high rent each month, those of us whom can barely make it month to month and depend on theSS at the beginning of the month to pay everything. That SS doesn't come till the 3rd of the month, and according to the lease that we have, it is ok to pay RENT on the 3rd. This is BS. Are they so afraid of someone buying this dump of a TRAILER PARK that they want the $$ on the first. Oh another thing. What is the deal with sending out water bills on the 27, recieved on the 28th of the month and expected to be paid 3 to 4 days later? Samantha is NOT a good "manager" I have no respect for someone who lies, laughs at tennants, and doesn't respect the people. We should all sign something to be rid of this person who lies, and cheats her way out of any problem that comes up, always has an answer... but not a truthful one. I am horribly offended by the people that put bad stuff on this web site about this community! I like this place! My friends and family that live here in the community also like it here. As with any community there are rules to follow in here. The rules are shown to you before you move in a do the closing. You have to sing the sheet that you understand all the rules. The rules keep the park looking good and safe. To the complaints listed on here. Well, its sounds like the peopel complaining dont pay their rent, or their morgages, or cut their grass, or keep their yards clean, or keep their children in line, or clean up after their pets. Go figure! I personally have a neighbor that is complaining about a faucet that is leaking. She purchased the home a year ago. She keeps calling service to get it fixed for free. How stupid can one be.

You own the house lady. Fixing it and keeping it up are your responsibility not the parks! There is no place in theworld you can go buy a home and expect others to do repairs for free!!!

I especially like the one about the old lady in here that wanted to sell her home at a really high price. It didnt sell and she got mad at the community for it not selling. It was not worth the price as my father looked at the home. Yet she blames the community for it. My dad offered her 5 grand less and she refused. Now the house sits and sits. Park gossip is she is so mad at the community she is going to sell it to a broker for 20 grand less now. Its just stupid!!!

I have lived here in the community for 12 years. It is a nice place live. My parents live here. I live here. My son and his wife live here. A fellow employee is working with the sales manager to get a home in here. Sure Willow is cheaper on the lot rent, but did everyone see the flood there. The old homes. I also wonder just how many of the people that have all bad stuff to say about my community are behind on their MORGAGE or their LOT rent. Seems to kinda go hand in hand. I have a neighbor that is a non stop complainer of the community but yet she is two months behind on her lot rent and mad because the community wont waver it. The woman across the street says she is treated poorly cause she is a black woman. Yet she purchased the home from the community and is almost three months behind on her Iand lot. Pay your bills people and it wont be so bad. If you owned a brick home on a residental street in Clinton twp you would have to pay taxes, insurance, morgage payments, and since you a a new home owner the upkeep of a home,. This community is no different. I purchased a new home with three bedrooms, fireplace, and a spa tub. I love it and I pay 600 a month for morgage and lot rent. Get real people. I am offended by the complaints on here. Like I said Id like to know who isnt paying there morgage and lot rent. I bet everyone on here with a complaint is behind. But your stricking out at the wrong people. By the way the woman with the dog. You didnt mention it attacked and bit two people walking by in the community. You were told to keep it on a leash and to pick up the dirt which you didnt! Everyone that lives here should be positive. Home is what you make it. Our community is what we make it. Its up to us to keep it clean and nice and friendly. Most of the people in here are nice and friendly and helpfull. The schools are great and the shopping is nice. People getting EVICTED for non payment are the ones complaining!

I have lived here in the community for 12 years. It is a nice place live. My parents live here. I live here. My son and his wife live here. A fellow employee is working with the sales manager to get a home in here. Sure Willow is cheaper on the lot rent, but did everyone see the flood there. The old homes. I also wonder just how many of the people that have all bad stuff to say about my community are behind on their MORGAGE or their LOT rent. Seems to kinda go hand in hand. I have a neighbor that is a non stop complainer of the community but yet she is two months behind on her lot rent and mad because the community wont waver it. The woman across the street says she is treated poorly cause she is a black woman. Yet she purchased the home from the community and is almost three months behind on her Iand lot. Pay your bills people and it wont be so bad. If you owned a brick home on a residental street in Clinton twp you would have to pay taxes, insurance, morgage payments, and since you a a new home owner the upkeep of a home,. Whatever you do, do not move into this park. We moved in here back in 2006, one thing that got us was that they are suppose to be building a new community center with a hall, new pool, 24 hour fitness center, etc. This was suppose to be done by 2007. Is it? NO!!!!! They keep pushing it out, but really it is all just a hoax to get you to move in. Also, we were promised so many things, and still nothing is done. They still owe us screens. Jeanne the Manager Has been to our house screaming about parking in front of our home. We got violated for our dog being off of his chain. Their 2 dogs are always off their chains, I almost ran one of them over. They have a video recorder in their front window of their house recording who ever drives by. Why? Are they that nosy. The park has so many empty lots, the rent is higher than any other park in the state of Michigan. There are a lot of better parks out there with better things to offer. There son one time was plowing and rammed into the light pole outside of our house. The park was sued due to managements husband slapping a kid. (and it wasn't his kid). JUST BEWARE, MAKE SURE THIS IS WHAT YOU WANT!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

The management at the time would actually walk the streets picking up trash and actually made the proper repairs immediately. When I moved in our lot rent was $220.00, after Capital one Realty took over our lot rent was increased over $ 200.00 within five years. As a long standing resident, you would expect some respect from the management, however, I was harrased on a daily basis because my home was old, or they did not like the color of my home, or a blade of grass was two cm too long. LET ME SAY THIS ONLY ONCE... THE MANAGEMENT IS THE WORST! You can complain to the actual owners all you want, it will not get you anywhere. They literally only care about the money. Jeanne is extremely rude, you would never think by the way she treats the residents that their rent pays her wages! Even when we moved out and had our trailer removed she gave us a hard time about it and the gentleman removing the trailer. You need to make sure you keep your home well secure in this neighborhood also ( Get an alarm, it will be well worth it) I have recenlty driven into the community and I have never seen so many empty lots in 37 years! That alone should tell you something! DO NOT EVEN THINK ABOUT MOVING HERE YOUR LIFE WILL BE MISERABLE!!!!

As a paying resident of St. Clair Estates I am offened to the comments that have been made. I know for a fact that the manager's sons pay rent and it is more than a lot of the residents and they also receive violations just like everyone else. The managers are not the owners of this park therefore no special treatment is given to the managers relatives or friends. I do agree that the rent is high and that is the only thing I agree about. It is still cheaper than living in an apartment. The managers have never made me feel like they are the owners; people just assume they are. I think the big problem in this community are the residents. If you pay your rent on time then there is no reason to have problems with the managers. I have never been spyed on by the employees of this community or their children. I think there are a lot of good people in this community but like every where you live there are drunks/druggies. If you are a decent person who pays their bills on time, you will not have any problems with the management or the office staff. Also, the rent is to be turned into the main office NOT THE SALES OFFICE OR THE MANAGERS HOME! There is office staff who will take you payments or drop it in the drop box right outside the door like I do. When you get written up for a violation fix the problem. You signed an agreement when you moved into your home stating you will pay your rent by the 5th of every month and that you are to maintain a clean environment outside of your home. Maybe viewing the lease will refresh your memory. Also, do not tell lies about the children of the managers for they have nothing to do with this company. Leave them out of it!

This is not a manufactured community this is a trailer park. The only perks you have is if you are related to the management. The manager, the manager of maintenance and the repair man that will do the skirting, roofing,decks etc. are all related! This park has more empty homes then lived ones and whatever is left by the current owners are first picked over by the management family(aunt, sister and son) and then if you want to buy it they want cash so, what does that tell you? Good luck trying to get the owners name of this park because it is close to impossible. They have rules that only the tenants have to follow one is no car repair done in your driveway I can understand but when you see that maintenance son's truck on jacks in his driveway that is over looked. The office parking lot looks like a junk yard.If anyone can get the owners name for this park and pass it on here I would contact him/her and find out what kind of a racket they have going on. Do whatever you can to not move in this park the community center looks like it was built in the 70's and the staff is very unfriendly. Drive through this park and ask those that live here and believe me you will not move in. I only wish we did that before we got into this trailer park!

Cons: Bad management, very unkept property, family racket going on that starts with their manager down to their maintenance man.
