If possible, I will give Cindy 0 star. Don't let her touch your loan, what she cares is just sucking your money, not the customer losing money.

In Febrary, I'm going to do the refinance.However my last agent Cindy said the lender change the early payment policy from 6 month to 8months, I cann't start refinance until 3/3. And she threatened me if I start refinance before that date, the lender will charge me several thousand dollars as penalty. I called the lender NYCB, NYCB said there is no early payment penalty for the customer based on the Truth-in-lending. They have penalty for the agent if I start early. The contract about the prepayment penalty between Cindy and I is 6 months, so I don't need to worry it even though Cindy threatened me.

My current rate is 3.625%,the long-term rate goes up pretty quick. An agent said he can lock 3.375% for me. Before asking other agents to do the refinance, I email Cindy and let her know. On 2/18, She called me and lied to me she can do it with a better rate than others because she is inside broker, as long as I ask my documents back from others and wait until 3/3. Otherwise, she will lose $11000 penalty. Her attitude is very sincere. I understand her situation. Then she promise me to lock the rate 3.375% on 3/4.

However, after 3/4 she disappeared a whole week,no matter I emailed her, call her,or left phone message, the rate went up from 3.375 to 3.625 during that week.

Finally, she gave me a call back on 3/11, she said the rate is too high, she won't do the refinance for me. She asked me to find others do this. She said I can sue her and she's not afraid.

The current rate is 3.625-3.75. I cannot do the refinance.My loan is about 400,000.Because every 0.125 rate difference leads to $10000 interest loss for 30 years. My total loss is $20000.

Never trust what she said. She can broke the contract, not mention broke the promise to you.

We contacted several real estate companies specializing in re-financing, including ones that we had done business with before. We found that Cindy's company offered the best rates for a no cost loan, but better still was the fact that their experience helped us deal with some unexpected problems. These problems included dealing with an old credit lien (an error by the collection agency) and some other issues. Cindy's team were able to provide valuable advice in a timely manner which was greatly appreciated. Much thanks go to Vivian Jin for her tireless efforts on our behalf. When we decided to purchase a house at the bay area, a friend highly recommended Cindy. Hiring Cindy turns out to be one of the best decisions that we have ever made as proved by our recent purchase of a condominium.

The house that we decided to purchase is a bank owned house (REO). All of our friends told us to be prepared for several months to more than half a year before we have a chance to get the property. However, with Cindy's help, we bought the house in about two months. I have to admit that those two months is a very emotional period. The biggest challenge is that we are dealing with a bank and the bank can be extremely slow to response to any of your requests. This sometimes can drive your nuts. You really have to know what to ask, when to ask and how to get the answers. During the negotiation process, you really need to know what to insist and what to give in. We counted Cindy to help us on all that. To give you an example, about a week after we have the initial purchase contract, we find out that some special assessment is not paid by the previous owner. We are very worried about that and Cindy assured us that the bank should pay for that. Cindy has handled and help us on that whole negotiation process. She has a busy schedule but she will call us in every critical moment.

Cindy has a team working for her and those assistants are a very valuable resources to get all the information ready and communicate with the sellers in constant bases. Cindy can offer loan services. But in this REO purchase, she told us that it is better to get loan directly from a reputable bank. That way, the selling bank will be more comfortable to accept our offer and negotiate other items. Given that banks are not willing to lend in this tough environment, working directly with the bank turns out to be a good strategy. Cindy's help is not stopped at the purchase of the house. During the process, she let her assistants to help us on inspection and she works with our loan agent. After the closing, she also help us to find the right contractors to re-model the house.

Our experience shows that Cindy is a very knowledgeable, experienced and professional agent.
