On thinking of it, I feel great satisfaction that John Klinkner's poor record keeping skills finally came back to bite him. He made an agreement with me that if I helped him clean apartments, he would cut my deposit in half. I think I helped him out for an hour once and then he forgot. After he cheated me out of a lot of money (I was young at the time), I feel great satisfaction in having screwed HIM over! John, I hope you read this and feel the burn.

If you are finding this review after googling John klinkner, 2003 Aldrich ave. S., Aldrich Apts LLC, or 2003 Aldrich LLC, please read on. And run, don't walk, away from any of the properties he and his wife Mary ( "the gal in the office") manage. He is a liar, a thief, and one of Minneapolis worst slumlords. First, he will take your application fee (cash of course), and pocket it. He doesn't do any kind of application screening. I think that's why so many kids and folks with bad credit, etc. get taken in. Secondly, he will get you into an apartment that is usually filthy, with broken windows, sinks that don't drain, pipes that leak, walls full of rot and mold, and heat that will rarely ever come on in the winter. And if that's all that happens to you count yourself lucky. You will never hear from him unless the rent is late. Forget about any maintenance requests! Make sure you have lots of space heaters and blankets and a healthy tolerance for lead paint and mold! Then when your lease is up and you want to move, he will make up charges that you owe. Either claiming you were short on rent every month, or didn't pay a rent raise, etc. then forget about getting your damage deposit back. Because he will claim that the rotten caving in walls, broken windows, sinks that never drain were your fault. They will scribble down letters, requests for payments, and bills, backdate them, and claim they mailed them to you. Screwing you in court if you challenge them. I could say so much more. Learn from my nightmare. Talk to other tenants of the buildings. You won't find a single one that is glad to be there. Run! Run away!!!!

I honestly don't know how this outfit stays in business! I see their phone number on the side of buildings all over the lakes area and tried numerous times to get in touch with the rental office (which is how they answer the phone and what the voicemail says -- no company name). Several weeks later I called a different number for a property not in the lakes area and by some miracle got a human being named Mary on the phone. She told me about a better apartment in Linden Hills and we scheduled a showing the next day. Myself and about ten other potential renters showed up. Mary proceeded to tell me how she has kids and how hard it is for her to show apartments on Saturdays but that she liked me best and hoped I'd fill out the app on the spot. I looked at the apartment, said it needed to be painted and contingent on that I would rent it. I was given an app that had been photocopied terribly crooked and in about a 2 millimeter font which I couldn't read. I asked for her help and she told me EXACTLY what info to make sure I included. And that was exactly what I did. I was then told it would take a couple of hours but I would hear back that same afternoon. I heard nothing. I didn't want to call back because she had told me about her kids and family time on weekends was hard to come by. I called Monday morning at 10:30ish and she told me she hadn't been to work as yet but she believed my app was missing a birthdate that she couldn't take because she was driving. She asked that I call her at the office. I don't imagine I'm the only one who doesn't leave personal information on anonymous voicemail. Especially when I has yet to get even one response to a message left on said anonymous voicemail. I tried calling four times on Monday leaving two messages asking her to call me back. No response. I called Tuesday morning and she was showing an apartment could I call her back in five minutes. Five minutes later no answer. Ten minutes later no answer. Same deal for the next hour. I did finally reach a male voice who refused to give me his name or to address the fact that the company had my money and refused to communicate with me further. This male accused me of making the whole thing up and hung up on me.
I have no idea what kind of scam these people are running but apparently their management style hasn't changed and is consistent across all the properties they own. I'm not saying this is what happened but if they took applications and money from even half of us that showed up they made a tidy sum for an hour's work. And it seems we have no recourse. So, unless you have money to throw away you definitely want to steer clear of GV Management.

My Son lives at Garden Village apartments. It is the worst nightmare of living . Above him was a pipe leak and went into the walls and light fixtures. Manager/owner came in and said"oh it dont look that bad." Left it as is. He cant use his bathroom or hallway lights. Cracked windows peeling paint, mold issues filthy tub with cement in it upon move in. Nothing works. A roof over your head if you cannot rent elsewhere. My son finally took pictures and called the St. Louis Park Housing inspector. No heat.He had two weeks to fix everything. That night the owner pownded on his door and threatened him. Told him to get out. The next day he put a bill for unpaid rent on his door, saying he underpaid every month by $1.00 and built up a $50.00 per month late fee chg. My son said"this is not true." The owner then filed an eviction out of retaliation. The city inspector has givin him an extention to fix the stuff. Nothing has been done but replaced the non working smoke detector.Somthing is wrong here. The City of St. Louis Park should be addressing these 1,000's of complaints. You drive by to see cardboard in windows and garages full of garbage with no garage doors. Chemicals stored all over in the filthy basement where the coin laundry is. People who live here need to take action. This is the worst of the worst property I have ever seen.

I am a current tenant of a building on Aldrich Avenue in southwest Minneapolis. Garden Village Management, also known as "GV Management", owned and operated by John Klinkner, needs to be penalized for all housing code violations and poor treatment of tenants. A front security door that lacks a properly working lock and secure glass, no heat in the early part of winter, no light in the front entrance of the building, a malfunctioning hot water heater causing uncomfortable showers, flammable chemicals in the boiler room, piles and piles of old, dirty junk in the basement, and high turnover of tenants results in a very unpleasant living environment. Additionally, the fire extinguishers are expired, the smoke alarm malfunctions due to age and lack of cleaning, the windows, broken or not, lack screens and the hallways smell of disgusting mildew.

Notifying John Klinkner of these problems is fruitless. He seems completely clueless regarding the standards to which buildings should be held. He never returns phone calls; as a result, it is surprising that so many people are able to rent from him. Generally speaking, people rent a specific place for one of two reasons: Either they can afford the rent, or it is close to where they need to be (job, school, etc.). In this case, both of these reasons applied.

Knowing John Klinkner and witnessing his process of management and caretaking has caused me to lose faith in humanity.
