Clearly the person who left 2 identical negative reviews had an unpleasant time living at Memorial Hills. I have lived in numerous complexes over the years, and can honestly say this is by far the best place I have lived. Noise is not an issue (I'm on the 8th floor facing the courtyard), and all the residents are extremely courteous and keep noise level in common areas to a minimum. This is not a frat house by any means (thank goodness), most of the residents have full time jobs and actually pay their own bills, unlike most other complexes in the Washington area. I have never noticed beer cans or trash lining the pool area of hallways after a weekend, nor have I heard my neighbors through the walls/ducts/etc. It is close enough to Washington to enjoy the restaurants and bars, but far enough away that you are surrounded by parks and neighborhoods. The office staff is very friendly and helpful, and I have been nothing but happy about my 4 months here!! Will definitely be renewing my lease next time around, and would recommend Memorial Hills to anyone!!

I wanted to update this review because we were finally able to cut out of this place on 10/1/11...After constant complaining (tried everything from super-duper nice and persistent to legal threats) and trying everything imaginable to convince them to let us out of our 13 month lease early, even by a month, ended up riding our lease out. Had to, didn't have a choice. The good news is that it pushed us toward buying a house about a year earlier than we'd planned, but we were able to find what we wanted, pay about the same in mortgage as we did rent, and dropped our electric bill in our new house that has about 1000 sq ft more than our apt did. All in all, out of all the apartments my girlfriend and I had ever lived in, Gables Memorial Hills WAS THE WORST!!! Again, property is nice, amenities are good/great, and staff SEEMS super friendly. DO NOT FALL FOR IT. In fact, I'd strongly suggest not renting through ANY Gables-owned property. Of all mgmt companies I've had to deal with over the years, this one was far and away the most poorly run...The only one that after repeated attempts, never heard back from a district/regional manager (I've made it a point whether good or bad to contact all in the past and I ALWAYS got a response). Apparently, the buck stops with their immediate property manager and ours royally BLEW. Can't say enough how happy we are now 3 1/2 months outta that place. We even moved into the house while still paying rent at the apartment...We even have the occasional train horn NIGHTLY at our new house but it doesn't begin to compare to the CONSTANT base we had to deal with at Gables. DO NOT RENT FROM GABLES!!!

I can tell you one thing...it's noisy, noisy, noisy! Yes, we all realize that it's an apartment complex and noise is expected...but NOT this kind of noise! I've read other reviewers and suddenly, the lack of response from ALL levels of management at Gables property management is apparent!

I've never lived in any complex (5 in the Houston area in past 12 years) that is as poorly constructed as this dump is. "Dump" is not at all what you SEE when you come here...everything is well maintained, complex is newer, and the grounds, units, ect all seem quite nice...Oh, but this is a case where looks are VERY deceiving! The first year we lived here, there were the occasional noises, but nothing we complained about and nothing that kept us up at night. Then, we actually got a neighbor. I can hear his singing, conversations, snoring, and the occasional louder bathroom usages--I can hear all this in my bedroom! I have 2 noise makers on full-blast any time I'm trying to sleep and I still have issues sleeping.

My neighbor is one of those people that has to have a TV/Radio on at all times of the night or day, so there's always the constant thump of base that can be heard no matter how loud the white noise machines are...they can drown out most of the coherent noise, but not the deep base. In any case, management told me I just had to deal with it, or pay the early lease term penalty, or pay to be moved to another unit within the complex--the cheapest of all of these options was about $2850 and that doesn't include any costs I might incur should I hire some guys to help me move.

Bottom line...Gables cut serious costs and residents pay the consequences! They now cannot afford to care! Do NOT move into Gables at Memorial Hills--You pay rent according to how the property "looks" and location...it's absolutely not worth it!

Our experience with the office staff from the minute we walked in the door was impeccable. The leasing agent stayed late to show us the community and the perfect floor plan for us and never rushed through any of the tour. She was knowledgeable and excited and answered all of our questions. We felt comfortable leasing at this community that very night.

The property itself is beautiful. It is very clear that the management company takes great pride in this community. Every aspect of the property was clean, well maintained and sleek. The apartment lay out is well thought out and comfortable and classy.

We leased at this apartment for the amazing service we received, the beautiful apartment and the untouchable and numerable amenities the entire community has to offer!

Definitely check this place out! Oh, and they're super pet friendly accepting dogs up to 60 pounds and providing a fenced in place to run and play with them!
