We have lived at Estancia for 5 months and can't wait to move out. \n\nOur 2/1 apartment is absolutely beautiful with a (giant kitchen and bathroom) and we fell in love with it the first time we saw it. They had a great promotion at the time, so we leased on the spot. They offer valet trash service... which I love... and have really good monthly resident events (ie: happy hour and free buffet at Gumbo's) However....\n\nThe parking is terrible. Unless you get lucky enough to get a unit in buildings 9 or 10 (where regular parking is ample), there is little parking that is not covered or garage. This means that if you want to park even remotely close to your building, you must pay for a spot...which we had not planned on doing as it wasn't in our budget. I suspect that this may have been done on purpose. My husband, who often works until 2 or 3am, has come home extremely frustrated many times because there is NO parking when he arrives. In fact, he went to the office to (politely) speak his piece about the parking situation and was told that he could park down by building 9....on the complete opposite side of the complex. =/\n\nThen there are the residents. We are very close to the ACC campus, so I assume that this is the reason for so many college age residents. There are people who drive through the complex, music blaring, at all hours of the night and people driving WAY too fast, despite the speed bumps. We constantly hear tires screeching as people realize that they're coming up on the speed bump. As I write this there is a party on the 3rd floor (I am on the 1st) that I can hear over my TV. This may not pose a problem for some, but we are a (young) family with a 1 year old daughter. This place is just not as family friendly as we would like. \n\nI wish this place would have worked out for us, because we really do love our apartment!
