i had a few issues with cal-prop to begin with, nothing out of the norm, maintenance issues and what have you. After cordially explaining my situation, the president of the company contacted me, within an hour! Needless to say my problems were resolved the very next day. Great customer service on their part...bravo! Its refreshing when a company puts forth that type of effort.

've actually had a really good experience with CalProp. I've lived in the same studio for 5 years now, and every time I've had a problem maintenance or management has taken care of whatever it was quickly and adeptly. They raised my rent up only once the whole time I've been there, surprising for PB. My on-site managers have always been excellent. This is a good place to rent from!

In 1992 I had the good fortune of having a friend and financial mentor encourage me to purchase rental property. His perspective was that if I could find a way to buy rental property now and hold on over time the benefits would be life changing including the benefits of being a lower taxed income than my self-employment income, appreciating equity, write-offs and creating a retirement. \r

I managed the property for two years and had I known how difficult it was to manage property I probably never would have purchased the property. Luckily I found Cal-Prop and they solved all of the issues I found the most difficult.\r

Maintenance: Finding a reliable person to do the constant repairs of an apartment is down right impossible. They are either too expensive or they do not do a quality job. Cal-Prop has eight high quality technicians that do a great job each and every time. In a recent communication with Cal-Prop I was surprised to find they completed 2,400 work orders on the buildings they managed in 2008. For my building they had a maintenance tech cover every serious problem that day or the next.\r

Tenants: My property is in the beach and the tenant base is fairly young and immature. They can be difficult to work with and it may be their first rental and not understand the complexities and responsibilities of renting in California. After I first turned over the management the tenants still had my phone number and they called often and thanked me regarding how prompt and courteous Cal-Prop was. \r

Reports: Every month Cal-Prop sends me a clean, easy to read report. I receive it every month at the same time. It usually arrives early.\r

Capital Improvements: Over time I had to replace some major building components and Cal-Prop had a contractor for whatever came up that was highly skilled and at a competitive price.\r

Asset Management: Over the years I developed a trusting relationship with Cal-Prop and they helped me purchase my home, purchase a small office building and subsequently sell those when I moved to Costa Rica. Then they helped me convert my apartments to condominiums. This is Asset Management at its best. This service was amazing.\r

The long and short of it is I moved myself, wife and three kids to Costa Rica to surf, develop real estate and live my dream. Through Cal Prop I was able to gain real world experience in working with management companies and they were extremely professional every step of the way. I am giving them five stars because my little apartment duplex in North Pacific Beach was the most adorable place ever! I don't think I would have ever been able to rent it without the help of Cal-Prop. Additionally Cal-Prop most notably Eva was willing to work with me and understood my situation and granted me a little flexibility on my lease contract. Without her, to which I am extremely grateful, I believe I would have been in hot water with any other management company. Thank you for helping make my senior year in college very memorable.

I was told i did not turn in my rent check for four consecutive months when every single month I would turn it in days early. They then told me that they would not fix my sink, my shower, anything basically. I filed three complaints with the Better Business Bureau and just recieved a letter from them saying I owe them $2,000 on top of the $1,300 deposit. They are rude, terrible people. I hope to God everyone reads this before they go rent any property from them. I am currently talking to a lawyer to make sure these people do not take my hard earned money. They charged me for things I called them to fix. STAY AWAY FROM THEM. I cannot say enough on how horrible this company is. Their employees are also especially rude.

In my senior year in college I was looking for a place to stay, and Cal Prop came through like nobody else.
