REVIEW OF OUR SLICE OF PARADISE RV AND MOBILE HOME PARK IN WARSAW, MO AND HOW DELLA AND JIM ALLEN TREATED US AS TENANTS

My mother (72) and I (43) rented a Mobile Home from Della and Jim Allen (the Owners of Our Slice of Paradise in Warsaw, MO) who were also new to the area when we arrived in August of 2006. We rented from them from August of 2008 until November 2009. We found them to be nice and pleasant to deal with at first although Jim was not always a pleasant man to deal with. He was always seemed uptight about something or with some of the other tenants as we found out through observation. He was not around much but always seemed upset about something or things there and especially seemed to harass certain Tenants in the Park. When we first arrived they helped us out with a temporary place to stay while the former tenants moved out and thought they were very nice people at first for this. They also were somewhat patient when we had some trouble and got behind in our bills a couple of times which we appreciated. However, the conditions of the Mobile Home were not great to begin with but tolerable. When we moved in the carpets and floors tiles were not professionally cleaned for us but were only minimally cleaned from the previous tenants and obviously very old and worn. During a number of conversations thereafter, they promised they would replace them if we just stayed with them for a year. The Mobile Home in general was not very clean and I personally had to clean the trailer from top to bottom but they did nothing on their own outside of this to clean the home for us. Grease, stains and dirt were on the walls, floors, counters and cabinets and dog hairs were still stuck in the carpets and air vents in the floor. In February of 2009 I helped Jim personally measure the house for new carpets and he even showed us new tile patterns that we picked and then waited for them to proceed as planned. Nothing was ever done or even mentioned again until just before we were to move out and Della showed up to remeasure the floors to replace the carpets and floor tiles we were told. This was the first anything had ever been mentioned since February and the last we heard of anything again until just recently. We moved out and left the home far better than what we had come into and paid the Allens all bills owed to them and now the Allens are keeping most of our Deposit even though they never repaired or replaced anything they said they would and are in fact now accusing us of leaving this mobile home, the carpets, the blinds and the floors so bad that they had to steam clean, sanitize and replace many or all of these things(pretty much the whole house) because of us. This after they did nothing like this for us when we moved in and after they had told us a number of times they would replace these same carpets and floors tiles or said they could replace blinds because they were too expensive or hard to size. This also does not make sense because why would you clean and sanitize anything if you are about to replace it all. They would not replace blinds that were broken but accused our birds of destroying pretty much all the blinds and having to steam clean and sanitize them as well which was laughable because the birds did not go everywhere or could go everywhere and some blinds were old and bad anyway and not in every room. We asked for very few repairs on our own and they did not try to hard to fix anything we asked for. We had a window in the living room that we duct taped shut that they did not want to fix. The did not help us winterize the mobile home even though they said they would help us and the winters are very cold in Missouri. These same people even want to charge us for the mileage they had to drive to Walmart to pick up the supplies to repair and/or replace things !

We believe now that the Allens are using false allegations to steal our deposit and use it for renovations in this same mobile home and based on what we saw happening before they probably did and do this to most of their tenants. The Allens pretended to be friendly and nice at times or as Della would say, "Doing you a courtesy" and then would turn around and do something totally different or not at all or simply stab you in the back so to speak like they are now. They did not always return your calls or get back with you and even as recently as after our move now we had a hard time getting her to respond to our calls and e-mails. They are not to be trusted My mother and I think and if I were you I would not rent from them no matter how they come across at first !
