What the two reviewers below have said is true...there is rampant black mold everywhere! The issue first started off as severe condensation inside my bedroom window leading to gross accumulation of water on my windowsill. I reported this issue to management, only to be told that I was the only person with this problem (which was clearly a lie) and that they will ""look into it"". Weeks pass by with no response and when I asked again, they offered to place a dehumidifier in my room, which I declined because I tend to get very dry as it is in the winter! They really should be figuring out the source of the excess condensation and not trying to mask the problem. \n\nAnyway, despite my best attempts to wipe the POOL of water accumulated on my windowsill every morning, mold eventually developed. I once again inquire about a solution to this problem and reported the evidence of molding and management denied this to be an issue. \n\nWell I guess eventually, enough people started complaining and management sent people over to ""inspect"" the apartment almost once a week at one point! This is way too excessive. I've never lived in a residence where management needed to enter into my apartment (and dirty it up at that) as often even prior to this condensation/mold issue, but after the numerous complaints, they started to enter even more frequently. This is a huge intrusion of privacy for one, and for two, I don't appreciate people walking around my apartment and bedroom with their shoes on when I'm trying to maintain cleanliness. \n\nNeedless to say, this has been a huge disaster. Even without this issue, I was not happy with this place. On a first glance while touring the apartment, everything looks pretty nice, but once you move in, things start breaking down and chipping, and you realize how cheap the appliances are. The dishwasher doesn't even dry the dishes properly! The amount I am paying for this space is definitely not worth it, and even if they decided to only charge me half the rent, I would not be inclined to stay. I've developed a chronic cough lately and I never really knew why, but perhaps it's this mold issue?? Anyway, to sum it up, STAY AWAY!!

Park 4200 has BLACK MOLD! And pink mold! A third party expert has tested one of the units in the building and identified elevated flora spore counts in the indoor air (Alternaria, Drechslera, Myxomcete, Fusarium and Stratybotrytus) and found black mold (Alternaria & Aspergillus/Penicillium) and pink mold (Fusarium and Stachybotrytus) in a window sill. Although it's unclear if the property manager, owner or other residents have performed similar third party tests, numerous residents have complained about similarly molded areas in their bathrooms and windowsills, as well as heightened humidity in their units. Some units now have permanent dehumidifiers. Some residents have reported having respiratory and autoimmune system problems as well. According to the property manager, the building had similar moisture issues last year, but they (obviously) did not rectify the situation and most certainly did not disclose the condition to (at least) new tenants, myself included. The property manager and owner continue to deny the existence of a problem, let alone disclose anything to the tenants, and have recently, quite literally, bleached and painted over affected areas, as well as installed deadbolts on the HVAC closets to prevent residents from inspecting air filters for mold. There has been a spate of recent inspections of the units, and the property manager and owner are doing everything they can to cover-up and temporarily eliminate the issue. Needless to write, I would not recommend moving in.

Every time I call in a work order, maintenance takes care of it the same day. They have a 24 hour emergency number to call. When they started offering reserved parking, I went ahead and paid for a spot, so its really not an issue for me. Im not sure why others wouldnt just do the same... I love living here and I jumped at the chance to resign a lease.

I've lived at Park 4200 going on 12 months now and have really enjoyed my experience here. First of all, the place is really well maintained and super clean. These brand new units are just that, brand new. I love, love, love the onsite gym - I hardly ever going to my regular gym anymore. The building's fitness center is open 24-7 and cleaned regularly. All the equipment is brand new. \n\nThe secured, gated and covered parking garage is awesome. I have a motorcycle and car and never have to worry about either being stolen or abused (cameras on each floor). \n\nThe neighborhood is as good as it gets! I love walking my dogs in this beautiful, safe area of Dallas. The building's security is also great- you need special keys/fobs for entry, elevator and apartment. \n\nAlso, the location is so convenient. It's easy access to major highways, Uptown, Lemon, the airport, you name it. Did I mention (Asian) Mint and Al Biernat's steakhouse is literally a stone's throw away? Plus, I can walk to most places I want to go. I think my car sat around for three weeks at one point last month (I work from home office). \n\nThe front office staff are terrific. They're always friendly and responsive. I had a difficult roommate situation at one point and they were incredibly helpful and understanding. \n\nI would strongly recommend Park 4200 to anyone (or family) looking for a clean, modern, safe, convenient and high-quality residence.

Park4200 aka: HORRIFYING, ATROCIOUS, UNPLEASANT, DREADFUL, PAINFUL, TERRIBLE!!!!\n\nOn a scale of 1 thru 10, (10 being the best) this property is a NEGATIVE 9! Where to begin, lets see how about we discuss the recent notice on our doors of the property owners, aka GenCap:Throckmorton,LP:Riverstone:DCastilla who thought of the bright idea of having their tenants pay for the ""common area"" electric bills to be split up among the current tenants? Did I read the notice right? Oh, or we could discuss the rental increase of not $30 or $80 but rather $300 to $580 to renew our lease. LMAO are you serious? How about this smart move, rope off the parking spaces and paint 30% of them as reserved and then charge your residents an additional monthly rent for those spots? Have I mentioned you will get a car ding, because the spots are so tight. If you own an suv or a pickup, good luck with that! Do you like to hear your neighbors, at night, thru the walls? If you answer no, might want to consider ear plugs when you sleep! The hallway carpets are all stained with dog urine, vomit and other fluids! There is an enormous amount of dust in your apartment, clearly cleaning the air ducts was not done, ever! The pool smells foul! The gym would be decent if anything worked, it doesn't and never did. They did have workmen here for about 3 months, who were the absolute worst, trying to fix the patios, and when they went to repaint the patios, instead of painting all of the patio they only painted half of each one, so get use to the two-tone look! The call box for visitors has never worked, so if someone comes to visit you will have to walk downstairs to let them in the door. A few good things, the property manager is fantastic! The apartments have good closet space and nice bathrooms, the counter tops are very nice, but the dishwasher goes on forever and ever, at least 4 hours. Bottom line, this place is not worth the price. It's pretty clear the owners are clueless on how to treat their residents! They do not understand the value of having tenants for a long period of time. If they would possibly consider, the cost of a unit sitting for 2 -5 months vacant, subtract that amount off the current rent and offer it back to the existing residents, I still would move out!

If we could give this property zero stars that would be appropriate. The only thing done right at this place is the granite countertops. You can hear your neighbor from all sides, including thru the front door. Every time a neighbor opens their door and shuts it you will hear it. You can hear people below you, how is that possible? This place should beg you to resign a lease, but not only do they NOT beg you to resign they add insult to injury by increasing your monthly rent by at minimum of $200 per month to upwards of $430 per month. I want what they are smoking!! If you are considering renting from Park4200 trust me you will regret it immediately. Yes they are super friendly when you are about to move in but that's as far as they go. If you ask management for anything to be done, they say ""we have to check with the owners."" Even the management complain about the owners! They cannot think or do for themselves and the ""owners"" or ""genius's"" as we like to call them are never here and you are NOT allowed to contact them. Imagine you move in and are paying $1600 a month, and receive a release agreement telling you they are raising your rent to $2100. We thought it was a joke. No one likes to move, we all know that moving is a horrible experience, so do not waste your time moving here unless you like loud noises, unprofessional staff and only plan on staying 1 year! Because trust me you will want out after two months! Frankly, we would rather stay at a weekly rental motel...

My fiance' and I have only lived here a short time, but we have enjoyed it. We love the small community and its location on a neighborhood street. It is quiet, our unit is very nice, and the staff is professional and friendly. It would seem that the prior reviewer had an agenda. Everything in our unit works fine, the hallways smell nice (new), the elevators have worked without issue since our move in and our leasing agent was friendly and allowed us to take our time with our decision prior to signing a lease. For the price, we are quite happy so far.

Everything in our unit works fine, the hallways smell nice (new), the elevators have worked without issue since our move in and our leasing agent was friendly and allowed us to take our time with our decision prior to signing a lease. For the price, we are quite happy so far.

Property manager fails to confront her staff about issues and has the ""tenants are always wrong"" attitude. Many other properties are better picks then this one. Finsh outs are low end for such a ""high class"" place. Metal blinds, dishwashers that never work, cheap doors in the apartment, hallways always smell, elevators break every weekend. The list goes on!!!! DO NOT BELEVE ANY THING THEY TELL YOU! They say what they can until they get you to sign a lease.
