I wish I would have read these complaints before I rented from them. I rented a house from them in 2009. I was pregnant with my daughter then and they knew it. The house was dirty. Someone had used the toilet when the water was off. The carpet was dirty, as well as, everything else. The roof had leaks in it. There were electrical problems that ruined my 42 inch tv, my dvd/vcr combo, and my microwave because they weren't hooked up to a surge protector. They never answered phone calls and took forever for emails. I finally had to move when I had to call the gas company repeatedly for a gas leak in the furnace. They kept telling me they did seasonal checks of all the properties, which is a lie. I'm still plagued by this company...

Being a military family, we search for our homes in new locations via the internet. I found the home we currently rent from Oz Accommodations through their website. I felt I was ""seeing"" the house personally from all the wonderful, detailed photos which showed each room in the house. We leased the house before ever arriving in the Kansas City area. We have been pleased with Oz Accommodations from Day 1 of our initiating contact with them.
I was always able to reach Scott Abbey, the CEO/Broker for Oz either via phone or email, and he always responded quickly. The property we lease is in a nice area and a great school district. We've lived in many rentals over the past 15 years, and this property was the exceptionally clean! When an issue arrived concerning these pesty little ""no-see'em"" bugs this past summer, a pest control company was quickly sent to our home. (Pest control is provided by the owner of the property, which typically is NOT covered for renters.)
We have had ZERO issues with Oz Accommodations and have received nothing less than FANTASTIC customer service! Scott and Michelle even stayed in the office late on the Friday we arrived in town so that we could meet them and pick up the keys to the property.
I know that Oz has gone through some restructuring over the fall and that Scott Abbey is the only owner now. Michelle Garcia is now the VP. I think the 2 of them are really trying to turn around the image of the company and make things right for both tenants and owners. They also have a live person answering the phones at the office now.
I advise people to give Oz Accommodations a chance. Speak openly with Scott or Michelle about any concerns. Having much rental experience and having managed our own properties myself, documenting the condition of your home within 24 hours of move-in is a MUST! Educate yourselves as renters. And take all the reviews you read on places with a grain of salt, even this one. People are quick to write negative reviews but rarely take the time to write good ones. In my opinion, Oz Accommodations is totally deserving of a 5-star review!

Moved in Sep 09 basement had a little water problem but we were told its being taken care of and rent was lowered 75 bucks until the problem was fixed which would be by december...this conversation was between lora florez, jim and my husband and I...its now JUNE!! the last time they contacted us was in march... nothing has been fixed the last time they were here they made it worse...i have mold and mildew in our basement several things were ruind due to them coming in and telling us it was fixed and then it really not being ok and water coming in even more... i also have had several other requests to be fixed the sink in the bathroom leaks our bathtub leaks and our bathtub peals paint everytime someone steps in it. this depriving my kids of fun bubble baths....i had to drive to their office to talk to someone..... like other posts they never answer phones return phone calls....i had to email...and still didnt get a strait answer...they are very un professional and un ethical....were trying to be released of our lease now...!!! DO NOT RENT FROM THEM!!!

I am still currently renting from Oz Accomodations. My lease is up in February and we have lived there for almost 2 years. After 1 year they did the same to us as I saw in another post, they moved our lease to a month to month basis AND raised the rent $35. They are extremely hard to get a hold of. Maintenance is a joke. Even some of the people they have sent over (which has always been a different guy) have complained about them. I don't know what these people's problems are. The owner of the house is completely out of the picture, ours lives in Cali, so I'm sure these owners have no idea what these people are doing. When we first moved in the house HAD NOT been cleaned. There was mud everywhere. The walls had not been re-painted. But we needed some place to move to we just did it ourselves. I seriously doubt we get any of our deposit back, even though we should. We have taken very good care of our house, minus normal wear and tear from living in a house for 2 years. But like I said I'm sure they will find some reason to not give it back, but I WILL fight them on it. We'lls ee how that goes. I'm not going to say this is the WORST place to rent through but it is certainly not the BEST either. We do not have plans to continue renting from them, maybe of they changed their ways we would as well as other people. The best thing I can say is they leave you alone and don't bother you.

Troubles started from the beginning and went all the way through to the end. We were looking for a home in a specific school district. Their listing showed the perfect home and, while out of the country, we sent in our deposit. We returned only to find out, no we weren't in the right district and Oz refused to let us out of the lease!

Oz has a nice porfolio of rentals to offer, unforunately they do not have good maintenance or customer service.It is impossible to talk to a real person on the phone, you will be directed through an endless voice prompted system only to endup having to leave a message. One that will never be returned. Hope you're handy fixing things, that's the only way it'll get done. I am a professional property manager,(not ever with Oz, with the State) and I can attest that every word you have read so far is true. Every complaint is true, every accusation is true. Be wise as a renter. Know your legal rights. Feel free to respond to this. You have been warned to rent elsewhere

Michelle Garcia was nice enough to go out to the house and look at the carpet and call me on her cell phone while out there. She mentioned certain rooms that may need cleaning , as well as the high traffic areas. She said honestly when they evaluate a residence for a return of their deposit, there is no where on the list they can check off (clean the carpet) they only have (replace the carpet). Well that's not fair to the customer I would think. Anyways, she said she would have her carpet people come out to see if the carpet can be cleaned. I told her again, if necessary, I can hire a company to come out and clean the carpet and then if it doesn't come clean, then I can see why I wouldn't get a portion of my deposit back. I haven't heard from her anymore but I will be e-mailing her again today. We'll see if I get a response. I just think you should be fair to your exiting tenant and clean the carpet as most apartment complexes usually do. Note: I did not own any animals. So I'm not sure why they are stalling to clean the carpet. I would not recommend them to anyone and I don't expect to get even a portion of my deposit back. Just understand those facts if you decide to rent from them.

Pros: If you look hard enough, they do have some great houses.

Cons: Dont' expect your deposit back & always hard to get in contact with a real person whether you are a potential or current tenant.

Okay when we moved into the house it was already occupied...by a raccoon! It took a couple of weeks to get the racoon out, after he fell through a heating vent and was trapped in the spare room (and we were told it wasn't considered a ""maintenance emergency"". Then the company that removed the raccoon, removed the feces. Then it took a couple more weeks to get the heating ductwork replaced that he ate through, the gutters repaired and a couple other things done. Well I sent an email to maintenance asking them who maintains the ac, of course it's our problem. we did what we could, ended up contacting maintenance again. Mike came out and helped the boyfriend remove the ac, wash it and put it back in (the boyfriend never could have done this on his own). About a week later the ac quit completely. Now it is almost 90 degrees and we don't have an ac :(. I again emailed for it to be checked out and was told it would be in the next few days....then I was called and told it would be the next few days...and again. Here it is two weeks later and still no ac. Oh and there's black mold in the basement. My boyfriend and I both have respiratory issues, that mysteriously only started when we moved into this house. And I have to mention the brown recluse spiders...HUGE! So that's my story I haven't even gotten to move out yet so I don't know what they will do with my deposit, but believe me, there will be a fight!

I would not recommend Oz Accomodations for renting. I just recieved an eviction notice from them because my rent was 4 days late. When you call to talk to someone, they do not answer the phone. Instead, you are directed to a phone menu that you have to weave through just to leave a message for someone you think might be knowledgeable about your rent.

After reading the review from ""Wrangler"", it is clear that Oz Accommodations is still a terrible place for a renter to get mixed up with. I had the same problems over a year ago with them. One of the worst experiences in renting in my whole life. Hardly ever answer the phone. They want to screw you for deposit and overcharge for cleaning. Take my advise and DO NOT DO BUSINESS WITH OZ ACCOMODATIONS!. I was recently one of their customers who paid my rent on time every month and was - in their words - one of their best customers.
