We were promised a move in date, house was dirty, broken glass, baths dirty, filthy grout with gum, windows hanging off the house, infestation of spiders, garage didn't work, no electricity inspection was done before hand as should have been done, I have to pay out of pocket for it. Was to move in June 20th, 2nd move in date: July 8th. House was the same 2nd time we came. Been here 3 months, someone finally came out the other day to do small job maintenance. Now manager Teri Carter refuses to have grout cleaned and spiders removed, as should have been done before move in, and would rather break our lease with no charge rather than honoring what BC promised. She is rude and has no intention of being professional. She has no sympathy and would rather just get my husband, 3 year old and myself out of the house than do what she's supposed to. She has tried to blame me on many occasions for BC's inability to do the work. Do NOT rent from them, they will treat you like trash.

Absolutely the worst, most unprofessional crooks I've ever rented from. If I could give them a "0" I would. When we first moved in, the house was filthy. Carpets were caked with dirt, window sills were full of spider webs and dead bugs,

I've rented several places, and never disliked a rental company so much. The house we are renting was not clean when we moved in. The garage had trash in it. The walls were dirty. The carpet was not clean. The blinds were broken. The backyard was full of weeds, and the house needed several minor repairs (all of which was supposed to be fixed before we moved in). The people in the office are very nice and seemed concerned, but nothing ever gets done. The maintenance man either never returns my calls or promises to show up and then never does. When I call the office, they explain to me that they are sorry, but the repairs are done by a contracted company, and there is nothing the office can really do for me. It is infuriating. I would not recommend this company, and if it was not so insanely expensive I would break my lease.

Pros: office people are friendly (but not helpful)

Cons: Unable to get maintenance requests taken care of

Brewer Caldwell might be fine if they are renting your house out, but don't rent from them. I like the house itself but calling their service lazy is too kind. Calls are rarely returned and if you actually get to talk to someone they will promise service that probably won't come. When service does come they fix minor things and promise to return or send a vendor to fix bigger problems, but it won't actually happen. The last service man who came to my house clued me in to why this happens. BC contracts with maintenance men and they fix things on their own dime and then bill BC. But BC is usually a couple of months behind on paying their maintenance contractors so they are reluctant to make expensive repairs, which I am sure is fine with BC. I actually had a maintenance man tell me that he couldn't afford to fix one of my problems because BC was so far behind in paying him. Not all the doors to my house open with the same key, but BC has never given me the keys to all the doors despite repeated requests. I would like to move when my lease is up but they would probably make up some excuse to keep my security deposit.
Any positive comments from renters must be from people who have not needed service or from employees masquerading as renters.

Pros: A large variety of properties to choose from. Many are very nice.

Cons: Service after the sale is very bad.

WHATEVER YOU DO, DO NOT RENT OR LEASE ANYTHING WITH BREWER CALDWELL. THE HORROR STORIES ARE TRUE. THIS COMPANY LACKS INTEGRITY. THIS COMPANY LACKS PROFESSIONALISM. MY SUGGESTION, IF YOU GET DANYELE VINE, CHRIS SPENCER, CATE LYNN HUISH, OR CHRIS (DIFFERENT LAS NAME)...WORKING ON YOUR SITUATION...FOLLOW UP, FOLLOW UP, AND FOLLOW UP, AND HOPEFULLY YOUR ISSUE WILL BE RESOLVED A LOT QUICKER THAN 4 MONTHS LATER, OR JUST FIND ANOTHER LEASING COMPANY. I HAVE BEEN A TENANT OF THERES FOR OVER 4 MONTHS AND NEVER RECIEVED A POOL KEY, AND AS OF RIGHT NOW...STILL DON'T HAVE ONE...

The fact of the matter is, there are more people having good experiences than bad. The good experiences almost never make it to the general public. Just like in the news, if it bleeds it leads. I hope people arn't blinded by the 1% of our customers that have bad experiences and I hope they know that there is plenty more good than bad.

A property management company does not grow to over 2000 properties in by practicing bad business and providing poor customer service. Get a clue.

Everyone needs to realize that if you want to find dirt on any business or anybody, even yourself, you will be able to. We promise the good outweighs the bad, which is why we are still in business growing and thriving.

The person jerrysim who posted this ?I can explain? seems to have contradicted himself and doesn?t make sense at all? He says quote ? Only people that have bad experiences ever post.? I don?t see any posts regarding bad experiences here, only positive ones? Then he goes on to say that those that have normal experiences get what they deserve so they don't go crazy telling everyone. What does that mean? Get What They Deserve? and don?t go crazy telling everyone Wow seems a little weird to me. This company may in fact have lots of clients but even ebay has ranking. I?m sorry jerrysim, you appear to look very foolish and smells a little fishy to me.

I think it very obvious that the reviews here at this site are strictly placed by those employed or have some sort of connection to this management company. In the real world of REVIEWS you have both good bad and the ugly but it?s very rare and I mean very rare that you have so many good reviews showing up at one company unless it?s a perfect product, business and really who has that these days. Look you?re chances of winning the lottery are greater then 100% good reviews. As a business owner I?ve seen many good, bad and ugly reviews. We welcome all and appreciate the bad because we can learn from them and make the changes to correct are mistakes and make the business better for all. This company on the other hand is doing nothing more then smoke and mirrors or a cover up and to try and hide all the dirt there is out there, I ran a search after reading the persons question why is there only good reviews and found tons of stuff. It?s really sad when you see such low level acts and it also appears to be so very un-professional. It doesn?t take any brains to run searches about companies these days and anyone looking to invest or try out or buy something and should be searching for the good bad and the ugly. If you a person who has half a brain then check all the search engines such as google, yahoo, msn or any of the key search engines not just one, just put in a few key words like ?reviews, company?s name, complaints, . Make sure you chk. things out about complaints or the rip-off report or any ligament research phase before you take any company?s word for it, and never assume that all good reviews are really good if they have 4 or more, they should always have a little bit of everything. If it?s too good to be true, then it probably is.

I can explain.

Every business has flaws. Only people that have bad experiences ever post. Those that have normal experiences get what they deserve so they don't go crazy telling everyone. Those that have great experiences will tell their friends and family but not feel the need to tell the internet world.

Nothing fishy here that I can see. This business obviosly has a lot of clients.

Just curious as to why you have all this great press and some of the other sites show such bad press. Can someone explain what this is about? It kind of looks fishy.

Perhaps its just me.

Chris, thanks for renting these out so quickly and thanks for replying to everything so quickly and just making this whole process so simple. You should know, when we were looking for a property manager in the area, we contacted around 10 companies total, out of the 10, you were the only one to take any action and return our calls and follow through with everything in a timely manor. All of the other companies either never got back to us or returned the calls several days later and many simply did not seem interested in going out of their way to do anything, except for you. Thanks again, Regards, Greg ----------- Greg, Congrats on your tenants! You said some wonderful things about Chris in the email below and I would like to have you permission to use it on our website for others to see. Would you allow us to use post your kudos on the internet? Danny D. --------- Danny, Yes, you can use any of the comments that I made on your website. It's all really true, we phoned several rental agencies and we came to the conclusion that they must all be making too much money because the only one that called us back was Chris and ever since we started working with him, he stays right on top of everything. Regards, Greg

I can't believe it! I put my house up for rent early this month. They told me it's hard to rent in Queen Creek and that it may take up to 3 months, maybe more. The 21st was my bday and I recieved a call saying they wanted me to come review a tennant for occupancy! What a great bday present. I looked everything over and okayed them to move in. The tennent has been there for 2 days now. BC also had Hammerhead Drywall do a rent-ready bid to get everything in order. It was a reasonable bid but most of the items I took care of myself, they are taking care of the rest tomorrow. BC takes care of everything. It feels so good to have someone else paying the mortgage on that house now. To think of everything I would have to go through to take care of this all on my own... the headaches would overpower me for sure. I recomend this company bc they exceeded my expectations! If anyone is worried about real estate investment, rest your fears aside! It can work!

Looking for help! I heard about BC from a newspaper ad. I have had little experience with prop management companies and dont know how involved they really get in the process. do they just help you find the renter? do they monitor the place and make sure that the lawn is being mowed and stuff? i have two properties right now, well, i guess i cant really call them properties, they are apartments, and i do EVERYTHING myself and its just ghetting way too hecktic. i moved here from montana four yeasrs ago and cant believe how much this place is booming. i mean, i could blair my music at full volume at like 3 am and no one would be able to hear me for miles. granted i didnt feel too safe their either. everytime i got in my car to go anywhere it felt like that move rear view mirror... anyways, yeah so two apts and i'm losing a tennant tomorrow bc her cat died and she took that way too hard for her first bad experience away from home. anybody want to rent an apt? lol! ;) no seriously, its on 34th and thomas, well close to there anyways. you cant be allergic to cats HAHA! So email me and letme know either way. Montana Rocks! yeay!

I've have dealt with a lot of real estate agents in the past and also worked with a lot of good residential property management companies in the United States, specifically with the Arizona market. I contacted this property management company after seeing an article in the New York Times about their owners, I think the article was called "When Cowboys Dream" or something like that. At any rate, the owners of the company talked about the housing market as being a buyer's market right now in spite of the so-called 'experts' who have espoused their ideas that it's not a good time to get into real estate. The company's owners came across to me as truly knowledgeable on the real conditions of the market and Arizona's opportunity as a great investment in real estate which I've always believed even though the real estate bubble sort of burst around the end of 2005. After reading their article, I became interested in their company to manage my 4 investment properties in the Phoenix and Tucson areas. Their property manager that called me back named Chris Goodman was a professional in every sense of the word and immediately put my properties in the newspaper and radio spots. Within about 2 weeks, he'd already found (screened) 5 tenants for my 2 homes in Phoenix and I was able to settle on 2 of the best ones for to rent them out. A week later, he had found tenants for my Tucson homes and without minimal hassle, they helped me to get the properties rent ready. I've been with them for about 3 months now and they have proven they are one of the best property management companies so far in comparison to others that I've used in the past. I am so glad that I found their NY times article about this group because I've really been impressed with their service and want to recommend them to anybody interested in getting into real estate investing in the southwest. I only wish they had a division out in Maryland for my other investment home as I would use them in a heartbeat.

I had a referral to use their services through my brother-in-law who had learned about them in a California investment seminar they were part of. He had used them since 2001 for 6 of his properties in the East Valley/Phoenix Metro area and had nothing but praise to offer about their company. I contacted one of their sales agents who directed me to purchase 2 investment properties; one in the Maricopa area and the other in Gilbert. I had these homes closed within a few months and they had actually placed a tenant in the home before I'd even closed on my Maricopa home which I rented out for about 900/month. My other home rented out in about 3 weeks after close and I was able to get it for a higher rent amount with their advertising on their website. Fortunately for me, they made the experience really easy to help me want to buy again using their services. I'm happy to recommend them to any serious investor in the Phoenix market and surrounding areas. I was really impressed also with their quick response to a question I had about plumbing issues with my property. There was a real emergency out at my property in Maricopa and their maintenance team responsed that same day with a trade hired to fix the problem with the freezing pipes that had burst.

Prop management is always a touchy subject it seams. I don't know if i believe half the stuff people say. I think that as with anything, everyone is going to have a different experience. nothing goes perfect every time all the time. i look at it this way, investing is a risk. it doesn't matter what you invest in. having a prop mngt company eases your burdens of finding and collecting rent yourself. I was reffered to bc from a collegue and after talking with them, i am deffinetley going to give them a shot as soon as my tennants lease is up in april.

I happened across a positive review and couldn?t help but wonder why anyone had anything good to say about Brewer Caldwell Property Management unless they actually worked for the company or had alternative motives. If you notice the person who so boldly wrote this review is someone who in fact works for Brewer Caldwell The reason I say this is we had BC managing are properties in AZ and found them to be nothing more then a bunch of lies. We had fired them sometime ago for almost ruining our investment properties and had but one tenant remaining in one of our properties. I was very happy to see them leave, so many problems, too many and too much to list here. I was very disappointed in how they left the home which is only two years old and now going to cost us over $4,000.00 to get back into shape as rent ready. This so called company BC is a real reminder of how and why we fired them and will be happy to know this is the last time we hope to ever hear of this company. Make sure you look at all reviews about BC you will find most are bad, do your homework and judge for yourself.
