I have been a Private Money Lender for over 12 years and I have used GBS Partners to close several loans.This is the most inefficient closer I have ever used.

They lost one of my borrower's earnest money checks. Their response was "we

We are trying to close on a HUD home and GBS is handling the closing. I see that a lot of people are having issues with this company. Does anyone know if they have had a lawsuit filed against them? We are seriously thinking about filing a lawsuit.

I have sold real estate for years, but this is my first (and last) experience with selling a HUD home and dealing with this type of escrow company. Normally Buyers and Brokers get to choose the escrow company and normally the escrow company tries to work WITH you and they are helpful and the Buyer and Seller get to choose the closing date, and closing is not such a hassle. Well, with these guys escrow dictates closing, so if you buy a HUD home, forget the closing date, because you are going to get 2-8 extensions (15 days each) and who knows what interest rate you'll have at closing or even if you still qualify!? Oh and I have complained to HUD, but so far I'm not closed and doing yet another extension, because escrow can't keep up with the files...

They will not accept any documents from my bank, and in two days, I will pay an extra fee to my bank to keep my interest rate. GBS says to me, my lender, and my Realtor: don't call us, we'll call you, basically. Next will be the fees to HUD.
GBS is the only escrow company, selected by the selling subcontractor for HUD (HMBI). As I have read, they are unresponsive and unhelpful when they do respond.
If they caused harm through mismanagement, fraud, or abuse, then file an official complaint today. Complaints can be filed at HUD.GOV and the WA Dept of Financial institutions.
I am keeping very accurate records of my interactions to submit with my complaints.

They will not accept any documents from my bank, and in two days, I will pay an extra fee to my bank to keep my interest rate. GBS says to me, my lender, and my Realtor: don't call us, we'll call you, basically. Next will be the fees to HUD.

After 4 months of waiting for our house to close, it still has not.

GBS had our paperwork on their desks for several months. When it finally was reviewed (after being shuffled to the end after someone quit) they determined that the loan paper work was out of date (entirely their fault) and emailed my loan officer after business hours that they had until early the next morning to reissue the paperwork,or they would have to restart the process.

23 minutes late, the loan agency emailed them saying they were nearly completed reissuing. GBS responded with a rude response, basically claiming it was not their problem. Thankfully our realitors/lenders were able to argue them into closing "on time" (which was nearly 4 months after the initial scheduled closing).

Now everything is "complete" and it seems GBS can't get their act together enough to finalize their paperwork.... so once again, we're waiting on them even after wiring our money.

Bottom line: They are a pathetic excuse for a company. Avoid HUD homes like they plague if you have to deal with these people!

get a check, and signatures, and pay $33 to FEDex next morning, only to find out, their office is in some little town that only gets 1 fedex delivery a day, in the afternoon.

Then go through this again for the second extension to find out, they won't even look at the paperwork until after the 2nd extension is EXPIRED.

GBS makes more money on the extensions, than on the Escrow!

How can a business that has to BID? for this Contract
get the Contract with the poor quality of service that they provide. Who do they Know? How do they get this Contract? And When is it up?

There is so much waste and graft in our Gov't Agencies
WE ALL HAVE TO SAY "ENOUGH" and "FIX IT"

These guys delete documents, and say they never received them in spite of documented proof of receipt. And each time they do these things the customer gets sent to the back of the line again.

My 3rd closing date is now 6/29/10 - 1 day before the tax credit deadline. Any further delays will cost me $8,000, plus leave me homeless since my landlord has already found a new renter for the home I'm in now. And these GBS folks have made it quite clear that they just don't give a rat's rear end....

These folks have a government contract to do all of the escrow work for HUD sales so buyers have no choice in the matter.

Wow, our tax dollars at work...

These gals at this small hole in the wall office had the nerve to tell me during my closing process that they could not offer me any assistance until everything came in on my file from the seller...WELL I bought a house before and was never treated like I could not ask a question or did not exist until certain papers were in their possession!!! I am a person and I felt like I was invisible and/or a number to this office.
Just because they are employed by the governement or whatever they feel they don't have to make the clients happy because they will have a job regardless. If I knew they would make what was otherwise a happy experience so bad and add 30 days more to my closing I may never have bought a HUD home and the government could keep their damn repossessed property if they are going to let folks like this handle their closings! I had to stay in a hotel for 3 weeks for heavens sake...but they of course didn't care.

This escrow company should not even be in business. I signed my contract over a month ago and I still do not have a closing date. They are rude and very unhelpful almost to the point you think they do it on purpose. Unfortunatly if you buy a HUD foreclosure you have no choice. They SUCK

Worst escrow company ever! After working in the business for 10 years, I have never seen an escrow company not do its job like this one. They don't pay off lien able utilities and don't pay off assessments, even though the contract says that Hud will pay off all assessments. Communication is horrible, they don't care and don't get the job done in a timely manner like any other escrow would do. Frankly, I don't think their one escrow officer even knows what whe is doing. Unfortunately, if you buy a hud home you don't have a choice but to use this escrow company.
