It was a big mistake for me to move into Ballantrae Springs Apartments! I graduated from collage in March 2009! I had a good job offer (decent money for a collage grad) in Carrollton TX. My whole adult life I have worked two jobs and went to collage. I was never able to afford rent over $600 dollars. I have never in my life need welfare or food stamps Intel I moved to Ballantrae Springs Apartments. I lived in some Ghetto places to make my ends meet but I have NEVER seen management like Ballantrae! They don t care! I would have never moved there if I knew my electricity is going to be 350 on average. It is only a one bedroom one bath! Ballantrae was the first upper echelon place I lived at (turns out to be the MOST ghettos I have ever lived). I have confronted management to fix the air conditioner at least 80 times! Finally I got an answer from upper management and they told me that it would cost them too much money to replace the A/C unit because they have to redo the whole system to be in compliance with Texas A/C Law. I was devastated! I asked if they will let me break my lease and they said NO ! I was 5 days late on rent because of my electricity bill and I got the worst treatment from management I have ever experience! I am tried of being a victim of Ballantrae! Today I just put a complaint to PUC and BBB! I have a lawyer that is willing to represent me (collage friend)! What they are doing is criminal put unsuspecting patrons to sign a lease with sixty day notice and run them to the ground! They KNOW there is an efficiency problem but they think because of the TAA contract the law is on there side! Just because the law is on your side does not mean you should take advantage of people for your own personal gain! If you read this don t move to Ballantrae! If you are a Ballantrae resident its time to have your voice heard! Write the reviews talk to your neighbors. When you talk to management have them put EVERYTING in righting!

I didn't complain about this because I did not want to make waves being a new tenant. So I went through and cleaned everything up. The next person who moves in #302 can be thankful that they don't have all that hair to walk into. I also thought that if they brought someone in to clean it up, they probably would not have done as good of a job as I did so I just did it myself.

Well after all of that, during Christmas time, I was making out the bills with a cast on my left hand after the accident. By the way, management knew it was me who had the accident. When I made out the rent bill which was $905 a month (the most I've ever paid for an apartment and the filthiest apartment I have ever lived in) I mistankenly did not sign the check. It was an honest mistake. What can I say' I'm trying to make out my bills with a full cast on my left hand. Three weeks later I was told that I didn't sign the check. Dana said that the check was on my front door. I apologized and immediately made out another check and gave it to her signed. When I opened the letter with the unsigned check, there was a note saying that I have to pay a $52.00 late charge. This took the cake. Now it meant war. After everything I had been through and to get this nasty note for an honest mistake. Living with this filthy carpet and still making payments for the $378 for the broken hose, I was furious. How dare they come back at me 3 weeks later and tell me that I didn't sign the check and then put a late charge on top of it. Why did they not tell me 3 weeks earlier when I first gave them the check' That would have avoided the $52.00 late charge. I would have gladly signed the check.

After all of this, I gave my written notice way before my lease was up. I gave a 5 month written notice. That is how much I wanted to get out of there. I have lived in so many apartments and have NEVER experienced what I have here. This is uncalled for.

When I gave my notice, I was in the office and they were talking to someone who was looking for a place to rent. I told the person to make sure that they go to Home Depot and buy a leak proof hose for their washer because mine broke flooded the apartment and I was charged for it. I also told him to be very careful about the intersection in front of the apartments that I had an accident there and I was left with a none curable disease from it. MANAGEMENT told me that I was being rude. Rude' to tell someone that they need to buy a leak proof hose which should be their job' And to be careful of the intersection' That's rude' Excuse me MANAGEMENT. I know that you are reading this because I know that you responded to all of the No reviews in this website trying to make excuses for yourself. Trying to make the tenant look bad instead of you.

Because MANAGEMENT said that I was so rude, Dana said that she was going to give me a bad review when someone calls asking how I was as a tenant. I told her go ahead. In the end, they are going to take my money and that is what counts to them.

The electric bills were sky high at Ballantrae. I was paying $300 and $400 a month bills. I did make sure that every light was turned off before I left for work. I did make sure that the fans were blowing and the shutters where shut in the summer time and that the shutters were opened and fans were off during the winter time. I did everything I could to conserve on electricity and still I had incredible bills.

One time during the winter time, I was freezing to death. The heat would not shut off. I contacted maintenance the next day. Turned out that I had a heating element out and they had to replace it. I paid dearly on the next month electric bill for that.

Then when it started getting hot, I turned on the air. Water started leaking from the compressor. Then, the ceiling caved in over the bath tub. Too bad I wasn't in the bath tub at the time. I would have sued the pants off of Ballantrae as furious as I am with them.

There is absolutely no insulation in these apartments. It is either too cold in the winter time or too hot in the summer time. It is never comfortable in these apartments.

After all of this fiasco, I am now living in my beautiful apartment. I then go to the mailbox and get a bill from Ballantrae. It says that I have a rent due of $253.74 and that my $175.00 deposit is paying for some of that. But I am left with a $78.74 balance due. Then they have the audacity to threaten me by saying that if I don't pay it within 30 days, they are going to ruin my credit.

Go ahead Dana, BJ and Helen. What have you got to say about this review' BJ told me that I have no respect for them. No respect for them' What about respect for the tenant who pays. I know that you either get a deep discount on your rent or you pay no rent at all because you work there. I PAID!!!!!!!

The best thing about these apartments is the rent is relatively low for the square footage...that's about it. The day I moved in, the apartment had not been cleaned. They said that housekeeping was cleaning it the week before, but there was no electricity. They tried to blame me for not putting the electricity in my name. I did put it in my name, and service was not supposed to be on until my move-in day. Why would I turn on the electricity and pay for an entire week of service when I don't live there yet' Not only was my apartment dirty, there were items from the previous tenant still in there, and the water did not work in the kitchen. There was also some of the nastiest gunk in the dishwasher. When I went to turn in my inventory sheet and pick up my spare key, the office was closed for "training"...it was only 3 PM!!!

They finally sent housekeeping to finish cleaning the next day, and she didn't do jack!! She mopped the kitchen floor with regular water, wiped the counters, cleaned the tub, and vacuumed the living room, then left. She said she didn't get to finish cleaning up the week before because of the lack of water in the kitchen, not the electricity like the office said. About a week later, they sent someone to fix the water in the kitchen. He said that he didn't like working there and was leaving the next week. He fixed the water, the garbage disposal, and a few other random things around the apartment that he saw was wrong. He was the best maintainance guy they had, too bad they pissed him off and scared him away.

The electrical, phone, and cable wiring is HORRIBLE!! Everything service person that install something in my apartment complained about the wiring and had to do extra work just to get everything to work properly.

Pest control is useless. The guy comes and sprays under the counters and that's it. There are usually roaches about a day after he sprays. I have to use bug bombs every three months just to keep them away. They also come from the heating/AC vents too. There are also creatures crawling in the ceiling. I had to call everyday for a week to get them to do something about it. They finally came and did something after I said that my lawyer told me that if there is an electrical fire because of chewed wires, they would be responsible.

The only way to get them to do maintainance on the place is to threaten legal action. When the outdoor light at my unit went off, it was pitch black. I called everyday for two weeks, and they finally fixed it right before rent was due, then it went out again. I told them that if something happened to me because there was no light outside of the unit, they would be held responsible because my lawyer knows that I have been calling them.

It is so ridiculous to have so many problems in one place. They do not care about the tenants, and they only make nice when they want you to renew a lease. It is a decent area, not a lot of crime at the complex, and fairly safe. But the pests, the lack of maintainability, and the lies and laziness of the staff are unacceptable. I will be moving out the day my lease is up.

I live close to the water and it has a foul smell and when it rains real hard it is littered with Trash. It takes management weeks to clean it up! It is not a lake! It is an emergency drainage system! There was a dead dog in the water and I reported to the manager and it took six days for them to come and clean it up! I am losing too much weight because of the roach problem! Every time I see roach one I want to vomit. I have seen them in my refrigerator! I have confronted management and they don t care! I had to hire a professional myself and he told me the walls are paper tin and more than likely they are coming from the water outside or from a DIRTY neighbor! My apartment is disease infested bio hazard! I have been complaining to management and they say they will take care of it! It s been sixty days now and it has gotten even worse! I called the city of Carrollton to come and investigate and as soon as they say this apartment is not livable im braking my LEASE!

I am a paying customer! Quit treating people like we work for you! Just because you have a TAA contract on us does not mean you can treat us like we are scum! It is a shame its a nice place put BJ and upper management are running Ballantrae Springs into bankruptcy. HELLO! NEWS FLASH! You teat people bad they will move out and wright bad reviews! I feel sorry for the INVESTORS in Ballantrae Springs! In one year its going to be THUG-ed Out!No decent person will put up with Management childish behavior!

All im gonna say in this review, is that this by far is the worst place to live, don't ever live here. I'll write my main crazy complaint here in the near future just not at this time but i will say............horrible workout room, never any parking spots after 7-8pm. End up parking on the other side of the apartments., Staff is.............ummm how should i say it, WOW, very sneaky, lazy and straight up thieves. Cars been hit already 2 times, complaints i think they just throw em away. Main pool been closed most of the summer, horrible garbage smell everywhere, they screw you out of every single dime each and any and every way they can. Forget about your deposit, they smoke that ---- or something. Its like living in a little communism country. My main complaint.......UNBELIEVABLE how low people can get but like i said up at top, I'll explain that one down da line

For an entire month I was exterminating my own apt due to water roaches because "Terminex" only comes on Fridays so they say! The fumes have caused me serious health problems and they will not let me get out of my lease even though I have a signed note from my primary physician that I need to vacate these premises! Then the manager wants to place my medical issues on the "Orange Air Pollution Alert" that we have had due to a personal experience that one of her friends is having! Am I your friend' NO! The manager "claims" she is a big Christian woman yet she yells at you, admits that she is being rude to you, and blames your clothes IN LAUNDRY BASKETS for the bug issues! She also says that she can't bring her beliefs to work....hmmm.. What church do you go to'! Then she tells you that they are not negligent when they don't handle your issues! My apt was 99 degrees, I had the temperature all the way down to 55 degrees and after 2 hours of sweating I called the EMERGENCY maintenance to have him come out and he tells me "I live kinda far" and would not come out to fix my air until the next morning! I asked if this was negligence and although she told me that should NOT have occurred, she told me no'!..I also asked to compromise and be moved to a different unit and she told me no because she didn't want me to move and have more bug issues and deal with the same thing. My neighbor also had his music BLASTING from 1 am until 4 am and I had to call the police dept. When I told the manager she did not believe me because the courtesy officer did not notify them of this. This place looks like it's worth it but it's not! It is illegal what the management doing to us! They use psycho-warfare on you. They have your SS number. A TAA contract. They know when you move out they can charge where they want because they know you don't have the money to fight back. But you can HAVE EVERYTHING in writing! Record conversations (my phone can do 30 min). TRUST me Ballantrae Management will fold to your pressure! They are ALL bark no bite! But if you don't fight back THEY WILL Destroy you and your credit with there Holy then you Doing GODS work christen mentality!
