This company is by far the worst I have ever been affiliated with.

We rented from them for over a year. We followed our lease agreement exactly. However the Moody Group has not. We provided them a write notice of vacancy along with our current updated address prior to vacating the property (as we were advised by the Moody Group that wasn't needed) - however I preferred to stay in compliance within our lease agreement.
We vacated the property on Jan 31, 2015 -
We received a notice via regular mail on 03/02/15 (Dated 2/27/15) regarding deductions on our deposit. (repainting whole entire house and pressure washing)
Security Deposit $1,350.00 - Charges Total $1,800.00 - Amount Due $450.00 .... Along with a check for $450.00 (not sure what that's about)

We contacted the company regarding the recent notice and of course no return phone call regarding.

Then we received a Certified letter, regarding "Notice of Intention to Impose Claim on Deposit". Dated 03/03/15 -
Stating repairs - Painting only "2" rooms in the house and pressure washing
Security Deposit $1,350.00 - Charges Total $900.00 ($800.00 for painting and $100.00 for pressure washing) Refund Amount $450.00

Then we received another certified letter Dated 03/06/15 -
Stating repairs - Painting only "2" rooms and Re key of the property (which is only the front door)
Security Deposit $1,350.00 - Charges Total $900.00 (combined repainting "2" rooms and re keying locks) Refund Amount $450.00

We left this property in better condition, than how we in fact rented it. minus the re touch up of paint in "2" rooms, one being the smallest room in the house. We tried to touch up the paint ourselves but were unable to match up the exact color -
My husband put over $1,800.00 in electrical work and lighting throughout the home. He is a electrician.
However we weren't looking for a bonus or any type of hand outs regarding the extra work we had done - only that the company does right by us and return our full deposit, minus the small amount for touch up paint. As for we cleaned the property to the fullest and was clearly move in ready (as pictures show).

We also took before and after photos of the home which clearly shows the following as well. We are currently in the process of deputing the claim on our deposit and will be seeking legal assistance as well.
And I have also been in contact with the BBB regarding The Moody Group and its unethical actions.

My advise if you must use this company's services - follow your lease agreement word per word - take before and after photos and be sure to get everything in writing. Do not trust them, Buyer Beware and Renters Beware.
