I agree with2RB. I have been here a while now and went through all the transitions. Things were bad for awhile. But now things are wonderful. There does seem to be a classier atmosphere here and much more peaceful surrounding, which is refreshing to find in the heart of the Galleria. I too would highly recommend this place!

This is a Fabulous Place to live. I have been here over a year now and have seen lots of changes. The new owner has done a wonderful job. When I first moved in it was a nice place. Then we went through a rough time.
The property went up for sale and during that time the management was AWFUL!! The state of things went downhill and no maintenance was performed. There wasn??t any recourse through the temporary management company put into place by the bank and times were tough.
Then the new owner came along and new construction was started. As with anyplace that is going through remodeling there were some construction issues to put up with. Carriage Square outside is done and it is Gorgeous. WOW what an improvement! It has gone from mediocre to plush and classy.
The new management is very friendly and easy to work with!! They provide service with a smile and lovely demeanor. They treat you like a neighbor and not an apartment number with $$$ signs.
You can tell the new owner cares his tenants. He goes out of his way to see to it that things run smoothly around the complex. His new renovations are beautiful. Modern updates and easy care for the tenants are put into every new remodel.
I just love it here. There is a real sense of class now. It is a lot better than before! Now that things have changed, I would recommend this property to any family member or friend.

Not only is the rent terribly high for an OLD complex, he's going to have everybody now pay for water, trash, and gas. Normally, this would seem pretty normal. But you're paying for an average of the ENTIRE complex. So, if you're in a one bedroom and don't do much laundry, or run the dish washer often, you'll be getting ROYALLY screwed. Seeing as you'll now be basically paying for all the other apts. Not to mention your water bill will also be paying for the fountain. It's too bad that this place has turned into this. I have lived at Carriage Square for many years because it has been a very peaceful, positvie, happy place to live..until recently when the apartmens were sold to a real jerk, Jeff. He decided to remodel the interior cosmetically only. Meaning, taking out fans, not replacing drafty windows or broke a/c in one of the hottest cities in the country. If you have a window that faces south, I can guarantee you will will have astronomical electricity bills and an apartment that will never be as cool as you want it. Also, the cosmetic changes do not justify apartments going from $700 (1br) or $1200 (2br) to $1100 (1br) or $1500 (2br). They aren't replacing anything that matters but paint, countertops, taking out carpet (the only insulation) and putting in wood or concrete floors and replacing sinks. There is no work out facility. You have to walk next door to another complex to the dumpster, there are rats and stray cats outside and ants and roaches in the apartments and that has never happend until now. They haven't changed the a/c filters since buying the complex 6 months ago. They are not honoring leases including trash pick up, filter replacement and batteries in the fire alarms or keeping the pool clean or doing routine pest control. They remodeled the pool to have two fountains and if you live in the back or try to enjoy the pool, you cannot. It's annyoing as hell!! You can't even hear yourself think.They enter your apartment all the time without announcing it or letting you know. Maintenance WILL NOT respond on the weekends. No one ever answers the phone in the office during business hours and you have to go to the office for any real business. They will not work with you on your rent even if you have never been late in years and are a really good tenant. They will tow your car if you park in the wrong spot that isn't even occupied. They are consistantly doing contruction in the complex and apartments and the workers park in your spot and are loud and unprofessional. Today there was a table saw in my neighbors parking spot for instance and she had to park somewhere else with risk of being towed. Even the owner will park in your spot sometimes. The owner lies constantly and never tells a consistant story. Everyone that has been living there for many years or even a couple are moving out as fast as they can because they can't stand management and they think the rent hike is rediculous. I even recall when they were considering buying the place saying that they were going to raise rents to get the 'low life' out. (There is no low life in this complex. Never has been. Everyone used to know each other and watch out for each other and were friends. No more of that now.) Jeff even threw away people's grills, pool floats and pool volleyball net that the tenants bought without warning. So if I can give you a word of advice, check out some other apartments in the area for better prices, more ammenities and better management. I know I am ASAP!!!!

Carriage Square has some of the WORST management that I have seen in all my years of living all across the country.

The posted hours of operation for the management office are not even remotely accurate. They don't answer the phone during regular working hours. They don't answer the door during regular working hours. They don't return your calls promptly, if they return them at all.

Maintenance leaves much to be desired, but again that stems from the management office's utter lack of management. They often enter your apartment unannounced and without prior warning, yet leave without having done aything productive. The air filters have not been changed for over 6 months. The windows leak when it rains, and the roof leaks when it rains heavily. The stench of urine can not be covered by the many flowers that only succeed in attracting every mosquito in the Greater Houston Area.

You can hear the comings and goings of EVERY tenant at ALL hours of the day and night because the pool acts as an echo chamber. The clatter of the fountains in the pool reverberate all the way to the back bedrooms of each apartment facing the pool, and have caused nothing but headaches and migraines for all of the tenants with whom I have spoken.

If you find that you can brave the headaches of the pool fountains, be wary of the apartment manager. He has a very creepy habit of silently staring at all of the women and girls who find their way into the pool. For their safety, I wouldn't leave any females unescorted at the pool for any length of time.

It's no wonder that tenants are fleeing at an increasingly rapid rate.

The Carriage Square apartments at 2320 McCue Road, USED to be a great place to live. Great location, great management, and great rates. Ever since the place was sold, and the new owner took the reigns, everything has gone WAY down hill. Yes, he's done some things, but nothing worth what he wants to charge for rent. I've never heard of getting your rates raised $300+, just because you have a so called pool view. He's a complete nose in the air a**hole, who doesn't care for the people who haved lived here for years and USED to call this place home. We've lived here for 7 years, and with the way this jackass, or Jeff as I believe he's called, has turned this place, and treated people, it's time to move on. He has no consideration, and belongs on a used car lot, as that is his persona. In the 7 years we've been here, not a single roach. Now that he's taken over, and stopped using any sort of pest control, there are roaches in several of the apartments. Plus, he likes to lie straight to your face. Nothing the man says is even remotely close to true. For any of you that make the mistake of moving in here, if he tells you something will be done on a specific date, just add a week to it. It's very sad at what he's done to a perfectly good apartment complex. A complex we used to enjoy calling home. Like I said, he's done some work to the place to make it nice, in appearance only. But, you can also put on nice pants over sh*t filled underwear. For what he's looking to charge for this place now, you'd be MUCH better off looking for something a bit newer, and bigger. $1000+ for a 625-650 square foot apt is DEFINITELY not worth it. No wonder he's having trouble filling the place. I feel sorry for anybody that makes the mistake and moves in here. I wouldn't even give it one star, but a rating is required. As far as the new owner, I'd like to thank him once again, for COMPLETELY ruining a perfectly good complex. Enjoy your annoying so called fountains you installed in the pool you f*ck. They sound like a 90 year old man taking a constant piss. You obviously have no taste, and you don't care about any of your tenants. So long Carriage Square, it was a good run while it lasted.
