Where do I begin? I moved into this complex in May 2012. The apartment was clean, new carpet, new stove, new refrigerator....That is it. The doors were broken when you opened them, the roaches were EVERYWHERE, however, nicely hid until you

Do not rent at this place. We live here and literally moved in to an unclean apartment. There were roaches IN the fridge and kitchen drawers. Their remnants were left in the drawers and PAINTED over, creating a very unsanitary environment

I live here and its the worst, except for the carport. Management does not seem to care, they wear you down with your requests for repairs in hopes you will leave them alone. I can only say when my lease is up or other things are done I am gone. RENTER BEWARE. Check out consumers with Jacksonville, Florida. All comments as of this rating are the truth..\n The trick is not giving up, shy of an attorney. Do yourself a BIG favor find another apt , and get all repairs in writing. Of course here it did not matter They know the laws in renting apts. And they use them, to excuse them from what needs to be done, in order for people to live here. All major problems will be repaired, but the other items to make living here enjoyable they ignore.

First off, because I had to give it atleast a star on the above rating I did, but if this review would have let me post with out placing a star I would have.\n\nThe Oaks at San Jose....where do I begin? \n\nTenants: most of them do not work and are on disability, sell drugs out of their appartment, swap drugs with the neighbors, don't run their AC, not trust worthy.\n\nOutside Appearnace: The only building that the management tries to keep nice is the one that they show. Tenants with hand clothes outside on the walk way or leave their stinky shoes outside.Who really wants to walk into a place like that to live, especially if the clothes and shoes aren't your own. Water leaks out of buildings which is a sewer overflow. GROSS! Stray cats everywhere which keeps flees in the complex. (Which I will come back to.) There is broken bottles everywhere in the dirt (yes DIRT) near the parking. The parking lots are not lit and are very dangerous. \n\nAmenities: well the pool is gross, always has a green tint to it and I never see maintance take care of it. People bring beer bottles to the pool all the time and most pools do not allow glass in the pool area for safety. Washer and Dryer room-- as a previous tenant I can tell you that I never used this, and when you see the other tenants you will not want to use it either. \n\nInside: Back to the flees, because the property is so infested with flees they come into your appartment. Everything is broken or looks terible. Windows do not open properly, if they open at all. Most of the windows do not have screens and if they do they are torn.The complex does not clean the appartments before they move tenants in. They paint over dust and dirt. Because they paint over everything the doors do not close inside. They painted over the magnetic peices for the cabinets to shut, and also the air vents. I had the carpets cleaned when I moved in and the water was black in the shampooing machine. Obviously they didn't clean the carpets like they said. \n\nStaff: Kami- appologizes for everything but does nothing about it. I don't understand her job discription as Property Manager, she does nothing. She does not call to let you know about thinks such as maintance repairs, scheduled bug sprays (which do not happen once a month like the lease says), etc.\nOmar- Maintance Manager, I'm not quite sure if he really knows how to repair anything. Everything has been done in a ""half-ass"" manor. He tries to tell you that things aren't broke so he does not have to fix them. Things do not get fixed around there. He tries to be a know-it-all, but as a female I know more than he ever thought of knowing. He has his guys working on AC's that are not certified in air handlers. (Which by the way is illegal!)\n\nOver All-- I could almost say that I would rather live in a garage. This place has really made me aware of doing more research on a facility before I make another move.

I wished that I would have stayed at that apartment complex. \n\nThe previous reviewer made me think that people who are searching for apartments do, indeed, need to know about this place. \n\nThis place is located near the corner of University and San Jose. There are lots of restaurants (Gene's Seafood, Mojo's BBQ) and a Winn Dixie within walking distance, so that is a big plus.\n\nHowever, the property manager does not take stock in the current tenants. She is all about getting more people in the apartments. Here is a rundown of how safe the conditions are at The Oaks At San Jose:\n1. No repairs, even writing to D.E.L Development Corp, their parent company, will receive no response. In the preliminary inspection report, we had 28 things wrong with our apartment. By our move out date, 3 things were completed off those list. It was because we hounded the maintenance people to help us out.\n2. There is broken glass, beer botttles, used condoms, and trash scattered throughout the parking lot. This, alone is unacceptable; however, due to the large amount of debris, wearing sandals to take out the trash was detrimental to your health, so we had to put on tennis shoes all the time. At night, the parking lot is NOT lit, so please be careful.\n3. There is a huge flea problem. They are older buildings, understandably; however, the feral cat population, that management, itself, feeds, aggravates the situation.\n4. Everyone at this company is incompetent. When we ended our lease, due to the overwhelming mold and mildew problem from the upstairs water heater, combined with the flea infestation, combined with the property manager refusing to do any repairs, combined with dangerous parking lot, combined with 2 out of the 8 windows working. We wrote to the Department of Consumer affairs. We recently got a letter back from them stating that The Oaks at San Jose refused to contact them after multiple times.\n\nPlease, Please, if you care about your well being, do not rent here. They will not cooperate with you, and they will not cooperate with any mediation services. \n\n

I moved into these apartments in febuary of this year and I would have to say this is the worst place I have lived yet. Before I moved in, I toured the model and the area and it seemed very pleasant. The model unit has all new appliances, brand new carpet, hardwood floors, the ac actually works in the model. There is the store and park with little restaurants across the street. It looked nice at the time. But they get you in and then give you a garbage apartment that shouldnt legally be allowed to be rented. They dont fix anything and if they do it takes two months to get them to do it. there pool is disguisting and never open. The water always has a green tint to it and dirt and stuff floating in it but that will never be better if they dont care to make it better. And did I mention all the fleas they have in all the apartments from all the stray cats around here. I've actually seen them come out of the air vents. I have a little girl and alot of people out here have young children. I find it very unacceptable to have no working a/c in the summer time when you pay rent on time every month. Is that truely acceptable. Unless it is above 90 degrees in my lease that is considered working properly. Needless to say you don't have to take my word for it. You can talk to other people in the apartments for I have done that myself and other people will tell you the same. Wish that I would have none how this place was before i moved in so maybe this will let you no a little more than i did.
