I was a tenant at this apartment complex from May to November 2013. They do have a 6 month lease option if you ask. My work was within walking distance, but I transferred offices and I moved so that I could be closer to my new office. I would probably still live at Hill Rise if I had not transferred. I rented a 2 bedroom lower unit that had approximately 900 square feet for $740 a month. They are willing to negotiate advertised prices and seem to always have vacant units. The Good: Location. 5 minutes away from the freeway. The Bad: Layout. They layout makes you scratch your head and wonder who designed it. You walk into a decent sized living room attached to a dining area. The kitchen is a walled in small area. You go into the hallway and see a vanity and sink (WTH?). Attached to the Hallway is a bathroom with only a toilet and shower, the second bedroom and a master bedroom. In the master you have a half-bath (toilet and vanity with sink). This layout would probably be best for young families, but is awkward with almost any other type of scenario. Luckily I was living by myself and used the second room as an office. There are no ceiling lights in the frontroom a switch controls two power outlets (for lamps). The ceiling lamps in the bedrooms are placed in the extreme corner (again WTH?). You will need lamps in the bedroom if you want to see anything at night corner ceiling lights just dont cut it even with high wattage bulbs. Ownership. This complex, and several others in the area, is owned by a seemingly anonymous business - A1-International Distributors, Inc. They were very difficult to research. They instruct their apartment managers (who live on site) to not give out any kind of contact information. Sketchy. Lease. Read their lease carefully. They like fees $100 non-refundable for a lease initiation fee Its almost guaranteed that you will not receive your entire security deposit back ($300). They will do an inquiry on your credit report which is negatively impacting. They will place notices on your front door for your neighbors to see if you are late ($25 for the first day, $50 for five days and then a $75 late fee). I paid my rent a month in advance, which I would advise to do because they dont mess around. Move-out. They refuse to do a final walk through with you to determine the amount of deposit you will have refunded. There is a laundry list of items (over priced) that they will charge you ($10 per light bulb burnt out, $1,200 for carpet replacement). I feel I was a good tenant paid my rent in advance, left the apartment in better condition than when I entered it, but did not receive my security deposit back in entirety. They sent back a copy of a move-in/move-out report with chicken scratch that is barely legible. Other Info: Smoking. They will fine you $100 for smoking in non-designated areas basically anywhere thats not near a dumpster (could be a positive?). Pets. They say there are non-pet complex, but there has to be at least 5 or 10 cats running around. I saw food dishes on some patios might have been long term residents. Possibly negotiable. Photos. Take photos during the first walk through and after you move out. You will need them when you move out and they want to nickel and dime you with their chicken scratch.
