Evidence continues to mount showing that indoor mold growth can be harmful to a person's health. Symptoms most commonly experienced are respiratory and allergy-like complications. This knowledge causes people to be concerned when they have a personal experience with mold. MI&T is not only in business to offer these inspections, but also unveil the truth that not all mold is harmful. The reality is that there is mold all around us. It releases mold spores into the air so we are breathing in small amounts of it on a regular basis. Testing will show what species of mold is present and in what quantities. Certain species of mold are considered toxic as they release mycotoxins into the air. Zero amount of stachybotrys or other toxic species are acceptable and considered an automatic failed test. The more common issues that people see are non-toxic, allergenic species at high concentrations. Even though these species are not "toxic", elevated levels can still cause health issues. Regardless of what is going on the samples taken will clearly show exactly what is happening with your indoor air quality. Every client will receive a minimum of 2 air samples. The first is an outside "control" sample that sets baseline numbers for what is normal and acceptable in the area. The 2nd will be taken from the area of greatest concern. The inside sample should be similar or slightly lower numbers than those seen outside. If they are higher, it could indicate a mold problem that requires professional restoration. Additional samples that might be recommended General Air Sample: If there are multiple areas of concern or the client wants to see exactly how far the problem has spread. In Wall Cavity Air Sample: We can take an air sample from within a will by making a pea sized hole punch or use an outlet to get the probe in that way if it is close enough to the problem area. These tests are beneficial to confirm the source of a problem and/or see if a problem is present that has not started to cause air quality issues yet. Surface Sample: Whenever visible mold is present, the inspector will recommend a surface samples. Toxic species of mold are not easily airborne, physical samples help confirm a source of a problem or see if a toxic species is present but not yet airborne. We must recommend any and every sample that we feel is beneficial. The reason for this is we have to treat each and every inspection the same, and situations arise that require as much evidence as possible like legal battles. We cannot put ourselves in a situation where a sample could have been beneficial but we did not recommend it. MII&T will give you as much information as we possibly can regardless of how many samples are taken. It is up to you the client to make the final decision on what you want taken and submitted based on the inspectors suggestions. Clients that do not have elevated conditions can be provided a "clearance letter" upon request. This states that we performed the inspection, took tests and everything can back within acceptable range. Customers that do have elevated conditions are provided a detailed report with mold remediation protocols. This ensures that you enter the restoration process knowing each and every step that should be performed. Having this information at your disposal will make sure you are not paying for any unnecessary work and know that the job is being performed correctly.
