Beware and DO NOT rent from these CROOKS! We rented an apartment from them for 2 years and had nothing but problems starting just a couple months into tenancy.
We had issues ranging from noisy, filthy and rude neighbors that they did nothing about to them asking for money for repairs which are 100% their responsibility according to California civil codes to them entering our unit without our permission (a fact which, on its own is totally despicable) and finally, withholding our deposit for made-up and frivolous claims of cleaning and repairs, when we had returned the unit to them in the most immaculate condition, after having spent a great deal of time professionally cleaning and making sure everything was more than perfect. It was clearly a vendetta.
One time we even received a menacing and angry email from owner Robert Nolan, who was accusing us of having removed someone's laundry from the machines in the laundry room and telling us that we should leave the building. He did this with absolutely NO proof and NO basis for the accusation, which of course was completely false. This Nolan is a very rude specimen who ignores all civil codes that apply to him as a landlord and who hires other ignorant and rude people, like manager Veronica Anthony, who also entered our unit without our permission after business hours.

We spoke to many of our neighbors when we were getting ready to leave, many of which had similar issues and several of whom were packing their bags at the same time as us.

Trust us - these are the lowest of the LOW!! There are plenty other management companies out there - don't waste your time or money on these jerks!

Don't rent from them. It's a construction nightmare! Every time a tenet moves out, be prepared to deal with construction. The walls are thin and you hear the hammering noise or construction workers all day long. I called and complained and they said..."Let me ask you a question, if you worked 8am to 6pm..would this be a problem..no!" She didn't even let me answer the question and apparently my lease does not include living here between the hours of 8am and 6pm 6 days a week!

Jesus. Where to begin with these a-holes. First: if you ever rent from them, no matter how clean you leave the place when you move out, even if you leave it spotless, they will charge a "cleaning fee" and deduct it from your deposit. This is 100% of the time, even if you leave it spotless and take photos as proof. Next: roaches. Third: no security in the buildings even if you have security doors. Their workers will just prop the doors open any time of day. Then they also make unannounced visits into your appartment and make excuses like "emergency need" and leave your door unlocked! Fourth: broken fixtures. Fifth: Absent managers. Can't be reached even during the day. Sixth: Break ins and police visits (see earlier note about security). Seventh: we know someone who sued them and won because the lights were not replaced in the building and they hurt themself.

Expect to have to take off work at least once a month (sometimes twice) to let someone into your apartment to have a look around. If you're okay with perfect strangers roaming around your apartment and casing the joint, then I'm sure it'd be fine. Otherwise, be prepared to use your vacation days to sit around waiting for these people to come into your place. The various excuses for inspections we've gotten have been inspections for "water damage," "dryer vents," "smoke detectors," "bank inspection," but, by far, their favorite is the "random inspection" for which they give no reason. They're apparently too lazy, incompetent, or just plain stupid to actually try to coordinate the water, dryer, and smoke detector guy to come out the same day. They'd rather be able to look around at your stuff once a month than put that kind of effort in.

Wow! I've never seen such a rude company before. It's like they are actively trying to push you away from renting. The representatives are next to impossible to get a hold of and when you finally get them on the phone they are extremely rude and do not give you the details when you ask. When trying to check out an apartment I called the girl and she had the attitude of "I don't have time for you" and hung on me!

I have rented a lovely 3 bdrm 2 bath apartment from KMK since 1981. It is true that they don't do more than is required by law as a rule; but they keep up the place and spend a lot of money on the essentials like plumbing and the roof. Maintenance requests are handled the same day if not within hours. They are always courteous and helpful. Never negligent to any important degree. I recommend them as landlords. I don't think you can do better. Don'tlisten to the gripesters; they are not long term residents I am sure.

KMK does not run a legitamite business. first the leasing agent is never to be found, she never answers the phone. if you call the office to ask for her, she is never there. they talk you into putting a deposit even if you have not submitted the application. my experience was horrible. the person who called me claimed to be the supervisor, she was rude, unprofessional and just very ghetto. she insisted that deposits are not refundable, they wanted to keep my $1,000 deposit just because their stupid form says its non refundable. i got my father to ask an attorney and they said its illegal for them to say that on any of their paperwork. the friend who recommended kmk said when she moved out they refused to do a walk through which we found out THEY HAVE TO DO IT. my friend says the supervisor insisted the form they had mailed to her was only if she wanted to hire someone to do the repairs. obviously this "supervisor" is a complete idiot because it does not say that. this is they way they get out of doing their job. if they refuse to do a walk through call the BBB or an attorney and you bet they will treat you diffently. the charges & fees they hit my friend with were so excessive. she says the staff was always rude and unhelpful. once she called BBB they were completely different and gess waht she got her money back! if there is anyone who experience terrible service from them, dont hold back. sue them. they run a terrible business. they are liars and not professional. i only wonder how many people they rip off everyday. I would NOT RECOMMEND this company.

Well where do I begin. The place is next to the Village mental health facility, so local neighbors that live there will urinate and deficate all over your front steps. There was 2 shootings across the street over 3 months ago, people fighting with trees and hypodermic needles in the streets. Thus not a good place to raise a family. Next the building was or is being forclosed upon. Every tenant lost their security deposit of several thousand dollars and rob nolan just danced around the question of where is my money and will i get it back when my lease is up. There is no management company, just this low life of a man rob nolan. He is so rude and degrading its un real. He is tied in with kmk management so check their track record.

Overall the experience isnt worth it, when my lease is up im out. Before moving here check out the area at all hours.

I have not nor will I ever rent from KMK. I looked at a place Sunday, was told I had to get my application in by Monday, so I get my prospective roommates that live across the state to jump through hoops to get all their paperwork submitted on time. I personally go in to turn in my app and the credit check fee and I'm already told I have been beat out to the apartment. OK let me correct myself that's my words they told me "I think that place is already rented, someone has already turned in their app and security deposit a few hours before you" (aka you're pretty much screwed). So I refuse to give them my application fee and leave, I am called by the Manager Rob that "I am the boss, my word is final, go ahead and turn in your stuff and I'll check it out, people turn in their security deposits all the time and don't get the place they want." So by now I have to fight my way back through LA rush hour traffic to turn in all the stuff and I'm told "You'll hear from us tomorrow."

Of course nothing, I call Rob the following Sunday to check the status of my app and he tells me he must get my paperwork since he doesn't have it in front of him and he'll call me back. THREE hours go by without hearing from him, so I call him back, and he tells me "Oh yeah you didn't get the place, we rented it to the person that turned in their stuff before you, we didn't even bother to run your credit, but I have this lovely place, do you want the address?" And I refuse, and tell him I'll just be back Monday and pick up my application fee. Well I just got back from there, and lo and behold, the staff working have no clue about what I'm talking about, and tell me the application fee is non-refundable. And I agree, absolutely, but that's only if you held up your part of the contract, you didn't run my credit nor even consider me as a tenant therefore you are the ones that are at fault not me. And with that of course I'm told Rob isn't even here today, and he's got all the money orders, to come back tomorrow.

Well we'll see if this even goes anywhere, because it's infuriating to be completely ignored on all counts with this company.

Though I will not fully bad mouth them. The girl working the front desk on my first trip here was very kind and even offered me some water because she could see I was quite hot in all my motorcycle gear. But that's definitely an individual trait, and not of this company.

Never ever rent with KMK management, they will eat out all your security deposit when you vacate the unit. Not even a single penny they will return.Worst maintenance and worst management they don't even bother to respond to your calls.While signing the lease they will rush you as the manager is in hurry, so that you wont get the option of reading through the leasing terms.They will count the painting and the carpet for 5 years, no where in the world managements count carpet and paint for 5 years, usually it will be for 3 years.They ask for one month security deposit and they will count that towards the apt cleaning, carpet replacement and painting.Don't get fooled if they reduce the rent by 25 50 bucks when u request while signing the lease they will make sure to get double the amount.If there is any regular maintenance they will send you the bill for the maintenance after a week.

I'm having the worst experience of all. The people at the management company are flat out rude and they don't wan to help. I have been promised "before I signed my lease" many thing by the manager who lives in the building but they don't even acknowledge any of it. The people who work at management level all are a bunch of people with lots of complexes that they want to take it out on the people. I paid 2 security deposit and paying more rent than the rest of my neighbors and live in the worst apartment in the building.... it's plain unfair! I'm working with a lawyer to sue them for good. Can't wait!

KMK Maintenance is great--prompt, good, but they are a separate company.

KMK Management is a company with a bad attitude. I first noticed it when signing up for my lease. I was given huge attitude when I asked to see a sample lease contract before putting in a deposit for my apartment. They wanted me to just give them the money blind.

More recently, after years of paying my rent on time, I was late by two days. No informal "Hey, you're late" reminder from the apartment manager or anything, but I realized I was late and got them the payment. Guess who called up and treated me like a criminal, demanding I take off work and drive to their offices to deliver a sizeable late fee. I offered to mail a check for the late fee, and they say fine, but they are filing a notice which states that I have to move out immediately if they don't receive payment in three days.

Every time they've been weird, like insisting I pay a deposit without having seen a contract, or telling me they may be evicting me because my rent was two days late and I couldn't leave work to walk in a late check in person, they've been really arrogant and bitchy. The statement "This is totally standard in the industry" is something they like to throw around when being jerks. Really, it has left a terrible taste in my mouth. No sense of simple decency with these guys.

Beware. If you plan on living someplace for multiple years, think twice before choosing an apartment they manage. You miss one payment by 2 days, and you're on the brink of eviction.

If you own an apartment and are thinking about using them as a third party manager, just think about what kind of landlord you want to be.

They take pride in having very clean buildings with professional employes, tenets and managers. I find it hard to believe that the other person writing there bad review is being honest about there experience. I would refer anyone to KMK for there next rental.

Throughout our tenancy we dealt with cockroach infestations (two different breeds of them), rats living on our front porch, sewage overflow into our bathroom through the showers, broken water heater, failure to properly secure construction on neighboring units, and a bunch of other things!

When we tried to complain, half of these things they put on us and tried to make it seem like it was all our fault.

We're now in the process of suing them as of course they withheld our deposit for false claims.

By all means, absolutely 100% stay away from this company! Even down to the receptionist...the staff is flat out rude and they will take as much money from you as you can!
