BEWARE! Lily Li and Lysette Freeman of Premium Escrow, Inc. in Arcadia do not honor their agreements to pay their notaries for notary signing services rendered at their request. I am an experienced Notary and did a loan closing for them in May 2012 and I still haven't been paid! They charge the borrower for the cost of the notary on their estimated closing statements, but do not pay it! I did my job as requested and they have no reason whatsoever to NOT pay as agreed.

I am reporting them to the BBB.

This was my fourth transaction with Premium Escrow. Three of the four have been short sales... they know how to get things closed and are EXTREMELY professional. Short sales are the most difficult transactions so you need an officer that can speak the language of the bank.

People can have different experiences with the same company, and that seems to be the case here. My own experience with Lysette and Premium Escrow was about as positive as it could be, and it came out of an absolute disaster.

After 11 months of looking, and six unsuccessful attempts at buying a house, my wife and I finally were buying a house in Altadena, but the transaction was tricky (A foreclosed property that had been bought with a V.A. loan.), and the seller's agent (B of A, heaven help me.) was a nasty incompetent who gave us incorrect information so often we wondered if she was trying to sabotage the sale. Also, our first lender was a flake, and we had to fire him well into the process.

Long story shortened, we had nineteen days to close and the seller's agent had not yet assigned an escrow company. When my agent pressed, she found that we could take our pick, and she immediately chose Lysette and Premium Escrow. Our new mortgage broker had worked with them and he could not have been happier.

In spite of many foulups and delays at the hands of B of A, the V.A., and the seller's agent, Lysette gracefully navigated the very troubled waters of a V.A. REO, and got us closed on time. Her effort was truly heroic, and she was gracious throughout. Also, she has a very cool dog.

The vitriolic reviews here are a mystery to me. An escrow company is only as good as the information it is given. It is the "man in the middle". In my transaction, there were several things that had to be done more than once, and not one of them was Lysette's fault. I seriously doubt that Lysette is the rude incompetent pictured in several reviews. Some people cause their own problems.

This is definitely a world class escrow company. I used the company when I sold my moms house in July of 2011. They did a great job keeping me informed during every step of the escrow process. In November I received a supplemental property tax notice. With the help of Lysette Freeman I was able to get this problem remedied with the Property Tax Collectors Office. This was 4 months after the closing of escrow. Lysette did an outstanding job and even went the extra mile to help me.

Going through the escrow process with Premium Escrow. The experience has not been very positive. They do not communicate with the client the status of your loan or your escrow. It would appear that they get paid well for doing as little or no work as possible. I would advise homeowners to avoid Premium Escrow if you have a choice. Shame on you Lysette.

I am really amazed at all the criticism.....Premium Escrow just completed an esrow for me in 3.......yes THREE days. They were all courteous and professional. Lysette in particular went out of her way to insure that I would close on time. Simply Remarkable....A lot of the beefs I am reading online here appear to be either simple easy to correct errors which are being blown way out of proportion....or by customers not quite sure of what they are doing......Either way, rest assured that Lysette and her staff will complete all of your escrow needs in a timely and professional manner.......and their smlilng faces aren't bad either......

I want anyone in the world to know that there are too many honest escrow companies to use other than this one. I was encouraged to use them and my experience gave me anxiety, stress, depression. Lysette was evasive and lacked integrity. This is not someone you want to have control over your funds. There were many mistakes made. TOO many to list. They are prompt at getting your money. Good luck ever seeing it again. That is exactly what you will need is luck. I hope this saves one family from the grief this company has put me through. BEWARE!!!!!!!!!

Although you indicate that "you feel compelled to defend them," your response was certainly not a defense of Premium Escrow. Rather, it was simply a nasty, disrespectful message and counterproductive to your cause and Premium Escrow's defense. It makes you appear arrogant and racist. It also impugns your credibility, and makes one question whether you are directly related to Premium Escrow.

Whether you like it or not, Premium Escrow is a client service business that unfortunately has client service issues; to believe otherwise would be nave. Lysette and her staff are incredibly warm, friendly, and professional. As far as your complaints about closing right at five, they had to have a good reason. Could you not plan ahead and bring a cashier??s check with you? Or leave 10 minutes earlier and get the cashiers check before you arrived? As far as personal checks, everyone knows that an escrow company will not accept a personal check! As far as the attention to detail bordering on obsessive- compulsive (not compulsive obsessive), this is a good thing when dealing with an escrow company. Also a lot of these details are requirements of the lending companies and not the escrow company. Your navet of the real estate and escrow business shows in your complaints. Even you have typos and omissions in your emotional rant of a review. A lot of the typos and omissions you may have found could have been on loan docs not produced by Premium Escrow but by the lending company. As far as "Lysette sharply chewing out people over the phone in the other room", are you sure that she wasn't fighting to protect another customer just like you? It diminishes your credibility when you presume to know what was occurring by eavesdropping a one sided phone call from the other room. After trying to decipher your post, I can??t help but wonder if they did answer all of your questions as simply as possible and you just didn??t get it? Do you really expect them to decide which names are appropriate for each customer? What if somebody's mother had the same command of the English language that you display in your post and picked an inappropriate name for her son? I had a horrible experience with Lysette and her staff at Premium Escrow. The office was incredibly unaccommodating and inflexible. For example, they insisted on closing right at five and would not wait for me to get the cashier's check from across the hallway. They were also so nitpicky about the smallest details that it bordered on compulsive-obsessive. Although attention to detail is usually a valued trait, the things that they insisted on being picky about were for things that showed their lack of intelligence rather than a commitment to thoroughness. And even though they were unforgiving with any perceived lack of attention to detail on my part (for example, I didn't realize they didn't take personal checks and they pointedly reminded me that it was written among the many papers they sent me), they made numerous mistakes on their part (for example, numerous typos even after it was pointed out to them, forgetting a co-donor's signature line, mistakes in the characterization of the loan, etc.). She also charged me for documents that she drafted incorrectly. As a result, we ended up having another escrow company draft the correct ones. And when I questioned some of the fees in the closing costs, her staff member shrugged it off as "just $75" and said they would not take them off. I resent the attitude that they could afford to be generous with my money. Although some people may mistake Lysette's crisp voice and apparent prompt attention to calls as evidence of professionalism, these examples prove that they are more show than substance. I have only spoken to Lysette over the phone and have never met her in person. But I could hear her sharply chewing out people over the phone in the other room while I was signing papers. I also heard her repeatedly use the excuse that her husband was a real estate lawyer so she should know. I find that sort of name-dropping to be the epitome of unprofessionalism. Whether her husband was an attorney or not has no bearing on her own credentials and is no reason for why she is not courteous to all her customers. As an attorney myself, I know many attorneys who are kind and gracious while at the same time providing valuable and correct legal assistance to others. Their service is unacceptable. They are not friendly and over charge compare to others. First they put Mr. Shirley X and Mrs. XX as husband and wife on all the doucuments. Have you ever seen a male name Shirley? They just don't care. They never clearly answer my questions and expalin the documents to me when they asked me to sign. The next morning after I signed the loan documents and gave them the cashier check, they called me again and said I needed to go back to their office and pay them another cashier check because they made a mistake on calculation. I had to drive all the way to their office and bring them another cahier check immediately in order to get the funding on time.

The nightmare is not end yet. In that afternoon they called me again and said they already got the funding from the bank. But my wife's middle name is missing on the title. They suggested I should close the escrow first then do the recording again for my wife's name correction. That means I had to go back to their office again to sign the correction application and pay the recording fee again. When I ask them how much is recording fee; she just said," Don't worry! We have money left on your escrow account." She does not even show any sorry for that.

Their service is unacceptable. They are not friendly and over charge compare to others. First they put Mr. Shirley X and Mrs. XX as husband and wife on all the doucuments. Have you ever seen a male name Shirley? They just don't care. They never clearly answer my questions and expalin the documents to me when they asked me to sign. The next morning after I signed the loan documents and gave them the cashier check, they called me again and said I needed to go back to their office and pay them another cashier check because they made a mistake on calculation. I had to drive all the way to their office and bring them another cahier check immediately in order to get the funding on time.

The nightmare is not end yet. In that afternoon they called me again and said they already got the funding from the bank. But my wife's middle name is missing on the title. They suggested I should close the escrow first then do the recording again for my wife's name correction. That means I had to go back to their office again to sign the correction application and pay the recording fee again. When I ask them how much is recording fee; she just said," Don't worry! We have money left on your escrow account." She does not even show any sorry for that.

We used Premium Escrow to close on our house and they did a fine job. We never even had to go into the offices; they handled everything by messenger with a minimum of fuss. If you do go to their office, they are located in Arcadia in some plush offices. I'd definitely use them again if we ever sell our house.
