Monarch Coast Apartments has all of the right on-site ammenitites, resides in an absolutely perfect location, and has reasonable pricing for the area. However, this property can be a nightmare at times. The windows in the units all face one another and the balconies are very visable to everyone walking by. The maitenence staff is rude and they are not people you want in your apartment when you are not home. Walls are thin and you can hear the neighbors that are attached to your walls and you can hear people talking/children playing/dogs barking outside. After about 6 months of living there, a few doggy bag stations were finally installed which did little to improve the 'poop' problem (don't walk through any grass areas!). Staff turnover is frequent; the people that worked there when I moved in were no where to be seen when I moved out. Parking is available at the very end of the complex, it can be quite a walk in the dark. The buildings themselves are outdated for the price, although I beleive a few have been remodled and are on the market at quite high prices. An extensive list is provided upon move-out that shows, in detail, what needs to be cleaned before leaving. Don't clean any of it becasue they will charge you regarless. The bill that was received upon move-out was horrendous... about $1 per square foot. They even charged for a 'balcony cleaning.' It is a shame that the property operates as a greedy business in front of their residents. I'm sure Lyon Management does not train their employees to act in such a way... maybe they do not train them at all? God Speed for anyone who has to speak with Carol :)

Although this complex sits in a beautiful setting, a prime Orange county destination, close walk to Salt Creek Beach, great dog walking trail, open space canyon as a back yard....the management has horrible communication skills, and the maintenance team works constantly to keep up with all the problems. Trash is always overflowing in the dumpsters, Kids skatebaording in the lot and boards are crashing into cars after school. The management rarely enforces the common area rules and right to quiet enjoyment, residents are left to have the Orange County Sheriff deal with disputes and noise.\r\n\r\nWhen I lived there, there were no less than 4 residents who had to move to other apartments in the complex, or who moved away from the complex, due to severe plumbing or flooding issues that occured. There are constant plumbing and electrical issues at this complex. I only had minor leaks and small issues personally. My apartment had electrical outlets that sparked when you inserted a plug. I learned to deal with the little leaks because it is such a prime location. They do allow small dogs and there are grassy areas along the trail where neighbors and dogs can get together for doggie playtime.\r\n\r\nDeposit warning: noone gets their entire deposit back. If you read the lease carefully, they charge for cleaning and painting and carpet cleaning regardless, they have so-called ""standards of sanitation"". Do a walk through and take digital pictures of everything before you move your stuff in and also when you move out. There is no such thing as ""normal wear and tear "". You get charged for every little thing they have to do to prepare the apartment for re-rental.\r\n\r\nIf you are looking for a short term solution and are not looking for ""a home"", this is a great location.\r\nIf you have a small pet that likes other pets, if you like to walk to the beach, if you like sorority/fraternity atmosphere........this is a good choice.....as long as you are okay with losing half your deposit. \r\n\r\n
