Westside Properties has managed our single-family home since 2006. My advice for landlords out there is to avoid using Westside Properties if you are a first-time landlord, or, if customer service matters to you. The reason is that Westside is not particularly proactive regarding the process, or next steps. If you don't know what the next steps are for maintenance, leasing, or finding new tenants, Westside will probably not guide you, help you, nor give you updates. You'll fumble in the dark, and you won't ""know what you don't know"" unless you do some digging. Once you know the questions to ask, Westside usually has an answer and can momentarily be helpful.\r\n\r\nOn the topic of customer service, this is where Westside is weakest. We have found out about problems with our home on our own, or from the tenants, but not from Westside. I have the sense that Westside is often distracted, or that I'm bothering them when I call. I know that they manage much larger properties than our own, and I'm reminded of that in their customer service.\r\n\r\nThere is almost no follow up on maintenance items, such as painting or AC maintenance. In fact, you'll only know if the work was done when Westside blindly forwards you the bill. They don't call to tell you how the job went, they don't send any updates at all. Just tonight, we received another maintenance bill in the mail for work we did not authorize or know about. That's pretty much the routine with Westside.\r\n\r\nI've seen other listings for competing property management companies who advertise things like ""we treat your property as if it were our own."" I think this simple principle is what's missing from my experience with Westside. I really do feel as though I'm ""on my own.""\r\n\r\nIf you do business with Westside, be prepared to do without basic customer service you will get from another company. I would only recommend Westside for experienced landlords.
