I have lived at Hidden Creek for 2+ years, and recently moved from a 1 BR to a 2 BR. In doing so, I was told that my 600+ sq foot 1 br was going to require 13, yes I said 13 gallons of paint. I cleaned everything they required before moving and they still kept my $1500 deposit and want another $444! I have asked for certain repairs to be done, they work for a few days and then back to broken. I agree with the person that said that they hear everyone living around them whether they be washing dishes, clothes or just using the bathroom. I can even smell the toileting of my upstairs neighbor. I was also asked to stop smoking because the upstairs neighbors could smell it, and THEY are smokers too! In my opinion that is a vent problem, and not my problem. I try to smoke on the patio, but somethimes I'll smoke in my living room. I work 10 hour days so I find it incredibe that I am told by the management to not smoke! Sorry Hidden Crap, not my problem.
I also seem to be violating rules that were never explained, and once the management went through my apt to get to my patio to capture 4 3 wk kittens which they destroyed. I agree there is a feral problem, but in the last 24 months I have captured 12 ferals, had them fixed and re-released them. I feed them and provide a litter box so my neighbors aren't affected with unwanted feces. Furthermore, when I moved from my 1 bedroom to the 2 bedroom, they refused to clean or do any upgrades since I was only moving next door. Now when I finally move I am sure I will be charged with the 'problems' not corrected before my moving in. DON'T MOVE HERE, I think they rely on military families who may or may not stay a full year, and they aren't as aware of the lousy management and rules. We who still live there do not have the benefit of a gated community since the front gate is usually broken and there have been illegal activities abounding in the back area of the complex...save yourself heartache and look somewhere else to live.

I was a temporary employee for about 5 months and i was mortified by the way the manager treated the staff and the tenants! I have worked in customer service for many years and i was always taught that the customers (tenants) are always to be treated with respect and it was not the case there. I was so happy to get another job and leave that place where i felt so inferior, and i am a genuinly nice person and would never treat people the way the manager did. I definitely would not move there!!

Management like to make sweeps on how things should look. What they don't do is screen the people they rent to. Hello? What is the point of renting to trash and then telling the trash how to live, and how things should look. They don't screen for felons, refuse to participate in the local PDs safe housing program, and refuse to be liable for the results of not taking advantage of the programs offered to them to get quality tenants. The elephant in the room that no one see's is the problem of the management, their inability to properly screen tenants. So a planned a three-day notice event for persons not complying with how things should look on the outside is upon us 'again', with less than adequate instruction on what is out of compliance, and less than 24 hours notice....is that legal? So, what exactly by apartment should be done, that doesn't violate the tenant's rights?

This place should just be turned into straight section 8. There isn't a week that goes by that they aren't bugging their tenants, for one thing or another. What is so exclusive when you really look at the people who live here? Charging more rent doesn't make people different than they are. Young people party and don't follow rules, period. If you are going to expect a certain class, then it is best that they demolish all exsisting buildings and rebuild a dream. Why not build up the value of the property and then you 'might' attract the kind of tenant that they seem to think lives here.

What the truth is, is that most people living here are the 'lunch bucket' type, and nothing is going to change that!

P.S. - Making the tenant feel as if they are 'bad' is nothing short of a violation of said tenant's civil rights.

The staff is extremely rude (not until you have actually signed a lease, of course...) and if you call for maintenance it takes them about 3 days to come solve the problem. The appliances are OLD and unless you luck out and get one of the few brand new units you are stuck with horrible appliances. DO NOT make the same mistake I did and move here. This place is horrible

Where do we start? Loud, loud, loud, everything is loud. Loud cars, loud mouths, loud plumbing! I can hear waaay too much. You can hear washers and dryers, kitchen noise (this is the worst). You can hear people horking up hairballs in the adjoining bathrooms. What were they thinking when they designed this place? I am not bothering a soul, but these double units should have all been placed on the Marshall Road side. Not enough storage if you have more than one season worth of clothing. Where do you put everything? LOL.

I lived at Hidden Creek for 3 years -- and I definitely would not recommend it to anyone. Move in condition was deplorable -- and upon move-out, I was charged more than twice the amount for painting, etc., and was charged for items that were clearly annotated as unacceptable when I moved in (and were supposed to have been repaired -- they were not). The apartments (I moved within the complex) were not well-maintained; staff after the first several months changed every few weeks, and the manager when I moved out was totally incompetent and extremely rude. As a previous rater mentioned, the gates to this "gated community" rarely worked -- if one did, it was usually the outgoing, so anyone could come in at any time. Unless this is your absolutely last choice, I'd live somewhere else.

CONS: Rude management/staff; way too expensive for what you get

Several weeks ago a large section of a tree in front of one the apartments fell, nearly hitting a building adjacent to mine in the complex. Rather than removing the tree entirely, they simply had the fallen section chopped up and removed. As expected, the rest of the tree fell in the weeks following, landing this time on an apartment and damaging the roof, porch fence, and car overhang. Nearly a month has passed and no repairs have been made.

In addition, the machines in the laundry room have machines that are simply left broken. Their idea of landscaping is to simply mow and edge. The plants and trees are overgrown and many areas are missing grass. The front gate breaks on a continous basis, and is often left in the open position, leading to undesirables 'hanging out' around the entrance. The gate has proven to be more of a nuisance than a deterrent to crime. Many carport overhangs have been damaged for years.

The pool is often filled with individuals who almost certainly do not live on the premises. Porches and balconies are in horrible condition, with the wood rotting and loose. The staff tends to exhibit a 'holier than thou' attitude once one has moved in and are not shy about treating the residents poorly. The gym is poorly stocked and maintained, and the tanning booth hasn't worked in at least three years.

This complex has gone from one of the best deals in Vacaville to something that you would expect to find in the poorer parts of Fairfield. I now spend less than $100 extra per month and live in a quiet complex with the same/better amenities, a pleasant staff, excellent maintenance, and great neighbors. You should do the same.

PROS: Garages, gated, pets okay, fireplaces, vaulted ceilings
CONS: Poor maintenace, rude staff, poor landscaping, etc
