I hate this effin place. Of all the places I've rented, this is by far the worst. Moving here was the biggest mistake I've ever made and I will never let my boyfriend off the hook for saying "But we could save money because the rent is cheaper." Never forgiving him for that. I've been here for 9 months or so and it really seems like every week there is some bs I'm dealing week. And if I happen to have a peaceful week, it's a sure bet that the next week will be double hell. From demands on door for rent payment they lost, broken door jams, broken appliances, miscalculation of move-in costs which they notify you of by placing a note on your door saying you didn't pay the rent instead of calling you to tell you THEY made a mistake.... I mean, If moving wasn't hell, and if I wasn't attached to a god forsaken lease, I would have hightailed it on out of here the month after I moved in. I don't care how much of a pain moving is, I'm out of here. And you know what.... no matter how upset I am about the never ending fiasco's.... they don't care. I'm just a check. But not after February.

This place is the worst place EVER to live. Every person they hire as staff in the leasing dept. are f'ng no good and are unhelpful bunch of idiots. They went through 2 managers since I moved in this year. They make constant errors on saying that you never paid rent when I actually did and even brought proof from my bank and then they said they took care of it and NEVER apologized for putting me through hell. They also have double charged my account for rent, due to renovation there were broken glasses and nails everywhere which gave me two flat tires and when I complained they didn't give a sh*t! Please do not consider moving here as I regret ever doing so.

This is the WORST place!!! I am so incredibly sick of it here! Where do I even begin?!?! Well, when we moved in, the assistant property manager Maureen (the person who showed us the apartment) did not inform us that they were going to be renovating the entire place TWO WEEKS after we moved in. When we confronted her she said that she didn't know. BS!! How could you not know about a renovation of 9 buildings! When she said that no one had told her about it I thought to myself, 'then why are you a person of authority at this place'? Once the construction started the crew shattered one of our windows into our newborn sons crib. Thank god he wasn't in it! And of course there was the earth shattering drilling that they were doing. Then the roof leaked all over our brand new furniture that we got 2 days after the window incident! We had nasty brown water that leaked all over our expensive furniture and my laptop. They tried to soak up the water, but our rug still smelt so bad we had to get rid of it. My husband spent a lot of money on that rug and of course the people of Larkspur shores never replaced it nor did they get back to me about my reimbursement for my laptop that I had to have fixed. They shut the water off weekly without notifying us and even if they do put a notice on our door, why in the hell are they shutting it off weekly!?!? Sometimes two times a week. Every time I call the office to ask why it is off AGAIN they always say, "oh, your water is off? let me find out whats going on". Keep in mind that I have an infant while going through all of this. Look, I could go on and on and on, but I will just tell you that this is such an aweful place! The staff sucks, the apartments are totally overpriced and NOT great. We are looking to get out of here before our lease is up. Do yourself a favor and RUN!! If i could give it negative stars I would.

Pros: across the street from a great brewery

Kinda dumpy. But the ones nextdoor aren't much nicer and they cost a lot more.

Plus is that it's close to the ferry and to the freeway. There seem to be a lot of car break-ins too.

Even though the sign said the leasing office is open until 5 on Sundays, we showed up at 4:30 and were told by Chaz that "it's our policy not to show past 4:30". We were in town only until the next morning and wouldn't make an exception. Having worked in the customer service industry for many years I find that kind of attitude disheartening.

The outside didn't look like it was "luxury" but the prices sure were: $3300 for the remodelled 2 bedroom/2 bath?! Those are Los Angeles prices and again, from the looks of the outside and the tiny swimming pool, the managers are on crack.

Look at the many poor reviews listed about this place before even bothering to visit this apartment complex

Here's a benefit to living at Larkspur Shores: You too can enjoy an evening and late night listening to hammers going non-stop in the apartment next door to yours.

The carpet van with workers were there at about 4:30 p.m. when I came home from work. Carpet laid out on the sidewalk (dangerous for trick-or-treaters in the dark). They worked past 11:30 p.m. with hammering, ripping up carpets, etc..

What does this say about the current management team? Who cares if the tenants are disturbed? Look at the money they can save by letting workers bang away in off-hours!

Seriously, this sucks in a major way.

We've lived here at Larkspur Shores Apartments for almost three years. We are under new management and ownership.

Current rents have jumped over $250.00/month for a one bedroom; and although new tenants can get one free month's worth of rent (average about $1750), no such deal is offered to existing, quiet and stable tenants. The complex, bought by a New York real estate tycoon, could care less about the impact of such increases on its residents.

Although large pets are accepted, the pet rent per month is $50-$75 (even for a cat). Also a separate $500 pet deposit is required.

Other hidden fees: You must carry renter's insurance at $125-175 per year. The average cost of additional billings for sewer, water and trash range from $50/month per person, $90 for two, etc.. Bottom line: Add about $150 a month to the advertised rent once you get here.

Our apartment (and so many others) have major leaks in the windows which cannot be repaired adequately. Mold is a huge problem here; Marin County Health Department was out last year to issue citations and repair orders. Our stove is so old we don't plan on cleaning it prior to moving. Last week, we saw two large rats outside of our apartment. Rat poison is everywhere; beware if you own an outdoor cat.

The pond is so polluted, dogs have become sick drinking the water; some dogs developed horrid skin infections after swimming. The pond water is green only because the owners put dye into it. There is no clean water available at the makeshift dog park.

Last week we ran out of hot water. So did about 50 other people because of a money-saving device attached to the buildings' hot water heaters. It was disconnected due to complaints.

Emergency repairs take over four hours to complete. Be sure you bring your own bed pan if you can't use your own toilet.

These apartments have thin walls; you can hear your upstairs neighbor's every step. You can hear neighbors' TV's and radios even when they're on low volume. The floors slope in many units. In ours, after taking a shower, you must sweep the water down the drain with your feet. Round things roll off tables.

The heating system is antiquated and noisy. The community pools and hot tub were closed last year by Marin County's Health Department for unsafe bacteria levels.

By the way, both pools are never heated and very cold. Out of the six jets in the solo hot tub, perhaps three work; and the temperature is kept fairly cool (100-101).

We wouldn't recommend this complex, despite its location.

This apartment complex is conveniently located right off the freeway and is right across the street from the larskpur ferry boats. There are shops located down the street a few blocks away. The apartments are nice and roomy. They even have apartments that are 2 story with bedrooms and a bathroom upstairs. They also have a community swimming pool. The only negative is that they have limited visitor parking and their rent is high.
