My girlfriends and I try to make it a point to go for afternoon tea at least once a month. One of my girlfriends stumbled upon this place and recommended that we go for our next outing. What a great surprise! It is on the quaintest street in all of Orange County, I have come to believe, and the cottage it's housed in is adorable. We sat on the porch, which was a lovely time. We all had the Mission Tea, where we were able to select our own pots of tea and finger sandwiches, scones, fruit and dessert. The scones are to die for! They serve them with jam and this cream that was excellent. The sandwiches were not as flavorful as I would have hoped, but everything else made up for them. Our server was well-informed of the tea selections, and of the history of San Juan Capistrano, so it was fun to hear about the cottage being renovated. I had a great time here and have made it a point to come here now, since it's so close to home!

Good service and good food, but it is on the expensive side. It has great decor, and when the weather is nice, you can sit outside and enjoy the sun and the flowers. Everything about this place was cute, but it was expensive.

I would not recommend this "quaint" little tea house to anybody!!!!

This passed Monday for my Grandmother's 91st bday I thought it would be nice to treat her to some tea and sandwiches. Everything was organised by my mother, and seemed like it was going to be a wonderful experience. Then we arrived, and from the moment we stepped into the tea room to when we left, our service was less then adequete.

I am a vegan and cannot have most of what is on their menu, which is fine. But they should have been more than happy to accomadate me, which the did not. Instead they charged me the "adult" price for the peanut butter and jelly sandwiches I could have; keep in mind this item is on the child's menu, and should not cost extra.

The server only visited our table to see how we were doing ONCE and NEVER refilled our beverages.

When we left, because I was more concerned about my Grandmother's belonging, I mistakingly forgot to pay the gratuity. So the server took it upon herself to run out after me in the parking lot to collect, in front of my family. She made me feel very EMBARASSED!

When I called the restaraunt to express my disappoinments with the way we were treated the manager just told me "i'm sorry for you experience, but there's nothing I can do for you."

I feel like I was treated unfairly and will not refer any of my clients, my friends, my familys, or anybody else to this place.

If you want to feel girlie/girlie this is the place. Unique setting old house for rooms are individual. Food was surprisingly good in fact is was delicious - limited menu but very good. Service was very attentive, comfortable did not feel rushed out but leisurely could enjoy yourself for as long as you desired!

The Tea House on Los Rios is perfect to bring friends for tea and delicious food. The outside seating is on a porch next to a garden. The waitresses are dressed in really cute dresses to go along with the classic nature of the restaurant. Enjoy walking around historic San Juan after tea!

This is a perfect place to go for a ladies' luncheon. My mom and I love to treat ourselves to tea here on special occasions. The setting can't be beat! It's located in an beautifully restored house in the heart of San Juan, on the historic Los Rios Street. Being a tea house, it is a little pricey, but worth it for a treat! The service is usually relaxed and can take a while, but most times you are going to enjoy visiting with friends anyways. This is a great place for bridal and baby showers as well!
