"I have known Patrick O'Healy for nearly two decades and we have worked on many projects together. Recently, my lease was due to expire and I was unsure whether I wanted to renew or relocate to new space. I asked my landlord for a proposal to remain and asked Patrick to obtain a survey of available space that would suit my needs. Through this process, we did the following:Reviewed the list of suitable properties. Refined the list. Determined hierarchical order of attractiveness among the survey. Visited many of the properties. Requested proposals from several of the Brokers representing landlords. Requested a new proposal from my existing landlord. (This proposal was well below their initial proposal they submitted prior to Patrick's involvement, and they also agreed to pay his commission.) Analyzed each of the proposals and rated them in a comparative format. Determined the finalists. Commenced concurrent negotiations with each of the finalists. Narrowed the competition to two buildings, the one I presently occupy and one other. Developed space plans for the two buildings at landlord cost. My existing building needed moderate changes. Determined the cost of build out and the tenant improvement allowances. Negotiated final transactions with each building. Selected my existing building. Obtained a draft lease document. Made significant changes to the wording in the document. Ultimately signed a lease extension. The outcome was that Patrick: Worked with me to thoroughly understand my needs. Was persistent throughout the process to help me achieve my goals. Only submitted properties that suited my needs. Helped me to understand the attributes of the various properties. Was patient explaining all the elements regarding the properties and ultimately the negotiations. Did all the leg work to determine which properties could fit my needs. Guided and assisted me making decisions. Arranged showings of the target properties. Handled all the negotiations. Created competition among the various building owners. Helped me to understand and value the various elements during negotiations. Handled all the negotiations in a manner that was soft on the people and firm on the issues. Coordinated all the work with the space planners. Helped obtain tenant improvement bids from contractors. Advised me about what was reasonable during the negotiations. Assisted me to obtain a lease extension at rate and terms significantly better than I was able to obtain myself. Collaborated with me to improve the terms in the landlord's standard lease. He was wholly compensated by the landlord. I had no out of pocket expenses. Helped me to be confident that I bettered the rate and terms that are considered market rates. Streamlined the process. Guided me through the process. Left me with a continuing cooperative and warm relationship with the property manager who handled the negotiations on behalf of the landlord. Worked with members of my team to hear their needs and to assure them that the outcome would be beneficial to the entire team. Allowed me to focus on my law practice and helped me to avoid getting caught up in the myriad of details he managed. I am completely satisfied with the service Patrick provided and he exceeded my expectations."

We tried to negotiate ourselves but were so angry at the proposal we decided to move. Moving was not what we wanted. I ran into Patrick whom I had known for years. He told me to let him handle it so I did. It worked out great. We got a very good rate and terms. In addition Patrick arranged for the remodel to be done at a reasonable rate,also.
