This inspection company was hired by our potential buyer to inspect our townhouse. The work they did was so bad and incomplete they left the buyer with no choice but to back out of the purchase at the last minute.

For example:
- The inspector reported he could not verify our fireplace worked because the pilot light was out. (It is an electrically-controlled fireplace and the switch was staring him in the face 6 inches away!)
- The inspector reported that he could not access the attic because "owner's personal effects blocked access." (The "personal effects? The access panel in the ceiling! We had our own inspector in the day before and he got up there no problem!)
- The inspector reported that he could not "verify location of water turn-off and electrical panel." (It's a townhouse, they are right there in the garage like every other townhouse)

With these kind of "could not verify" items, the buyer will surely think you are trying to hide something. In our case, Pacific Inspection submitted the report days after the inspection took place and there was not enough time before the inspection deadline to make them come back and actually look at the things they were supposed to. So the sale was cancelled.

This inspector really did not try very hard, could not even find a simple breaker panel or get in the attic. Perhaps they were hired to overlook things on purpose to get out of the sale, I don't know. But I certainly would never hire them.
