My stay at Park wood apartments was pleasant. I lived there for two years and all in all it was nice. The upstairs neighbors had a small child so noise could be a problem at night sometimes when the child was playing around. The apartments are not that well insulated so when it was cold, it was cold and my PGE bill was a lot higher than my previous apartment which boasted double pane windows and was well insulated. Because it is very woodsy, spider webs are everywhere, especially the patio and also inside the apartment; which was something I hadn't experienced before. However, the reason for this review is that after two years and due to the significant increase in rent I decided to move. I lived alone and my apartment was in very good condition. I patched the few holes I put in the walls due to picture hanging and touched up the paint; which they provided me for touchups. I decided not to do the cleaning after speaking with Nicole and Jessica (office staff) who told me that "no one cleans the apartment to look as it did when they moved in" and for a $135 cleaning fee the place would be cleaned to their standards. I decided not to clean and accept that charge. Basically, out of my $500 deposit, I ultimately received $85! I knew that I would be charged $50 to have them removed a table I left behind and that was okay as well. However, they ended up charging me for the painting of walls because they said that since the lease stated painting was every 5 years (I don't remember reading that however) the normal 2 year wear and tear rules didn't apply to them. Please keep in mind that I was a very neat person and most of the walls looked great and I had also touched up the areas that needed it. But they charged me for walls anyway $18 a wall. They charged me $25 for a house key! Who knew that a housekey would be more expensive than the painting of a wall!! Carpet cleaning $70, spot carpet cleaning $40.and so on! The bottom line is that Park Wood Properties literally use your deposit to return the apartment to the state is was when you moved it, Most properties don't expect anyone to have the apartment in the EXACT same condition as when you moved in. As long as there isn't any major damage to the place they expect to spend a certain amount to have return the place to standard. NOT PARKWOOD! So don't expect to receive your entire deposit no matter how much cleaning you do when you move because they will nickel and dime you for every single thingAnd the funny thing is that I read similar reviews about the return of deposits before I moved there but chose to ignore them!

We have lived here for almost a year now and have not had any complaints (yet). The grounds are nice, the pool is huge (as is the spa) and the staff at the office are nice as well. The office hours are fine and if we needed any maintenance done, they were done in a timely manner. Nice place to live.
