A week after closing a purchase of the house with this brokerage the house does not have a hot water due to problems with water heater, gas stove is defective, sprinklers are not operational, etc. The house was advertised as like new condition after major renovation done by Triterra Investment Portfolio II, LLC. Appliances were advertised as new and operational. An agent Samantha Annuzzi did everything she could to cover up all the shortcomings of the sellers, rejected my request to meet with the project coordinator to find out details of the work done, refused to obtain receipts, and multiple times promised that she guaranteed the work was done great and everything should work fine. She pushed closing before the fumigation has been completed just because she was in rush to go for vacation to South America. In the beginning she was promising that she would stay with me even after closing until the last minor issue is resolved. Now week after closing I have a house with "new" water heater not working, the gas stove that as confirmed by the store where it has been purchased is a discounted item due to undisclosed damage (these are some of the things that I wanted to find out before finalizing the house purchase and my agent from Vision Real Estate Group who was promising me to fight for my interests basically did everything to serve the seller and hide any defects from me until the deal is closed). Now the lady is having fun at her vacation and I am trying to figure what I can do to finally have the house in the move-in condition (as it has been advertised by both selling and buyer's agent). The owner of the brokerage Jesse D. Gutierrez was reluctant to take over and address the issues that Ms. Annuzzi left behind, but after a certain amount of pressure he kindly stepped in. So far though his helpfulness has been limited to providing me with a missing garage door remote and it remains to be seen what he is going to be able to do about the rest and more important things. So far he promised to take care of things. But the word "promise" at this company as we know has a meaning of "we promise while we want your money, once we get the money all promises are void and you are supposed to get lost". I asked the vacationing lady to not contact me again after she left a hysterical message on my voice mail insisting the problems are minor and blaming me for being concerned. So please stay tuned for updates.
Use this brokerage for buying a house only if you have decided that you have not enough trouble in your life. Other than that go elsewhere.
