Reading all of the comments left by renters/owners I am not surprised that there is more unsatisfactory comments than good I have been in my townhome for 9+ years and I get the same result as every other person who has left an unsatisfactory result and that's no result you leave a car seat out your door you get a notice you ask for your gate to be repaired you get put on the back burner for three years and as far as the company not have funds to fix things I pay 180 times all the owners that pay whatever they pay well that's a lot of money I know about overhead supplies and what not our problem is as owners we don't get involved on who we deem worthy of running our hoa if we don't vote then they pick whoever it might be one of your nieghbors it is our dues that keep brickrow running

Here is the thing about Brickrow that many people misinterpret...when working as a property manager you must remember that you work for the HOA not for yourself. Brickrow is only interested in helping the community, they have been in business for 30+ years, and that is because they give care on a more personal level. Regarding requests, remember, in some cases the HOA itself does not have enough funds to cover the costs of all the repairs needed within that HOA. If a repair is needed and is over a certain amount, it cannot be done unless Board Approval is given. Imagine if Brickrow approved every single request on their own...chances are the HOA will have no money left for landscape, maintenance, security, etc. It isn't that the company themselves do not want to do it; it is that a. there may not be enough funds or b. there is no Board Approval. Also, if you are having termite issues, remember, there are other units as well with similar problems. That's not to say your unit will be ignored...it is done on a priority basis. Your Board of Directors work very hard to take care of your interest and volunteer their time for you. It is always recommended that Homeowners join the Board at one point as an owner to get an ??insider?? look at your HOA. If you feel like a concern has been over looked, you are strongly encouraged to address the issue. Most companies require all complaints, concerns etc to be submitted in writing and that is done to protect you, the HOA and the property management. With hundreds of complaints coming in every week, it would be impossible to handle them appropriately if they were all given verbally. In case of an emergency, the problem will be taken care of immediately and a written statement will be needed thereafter. Brickrow makes it easy for any Homeowner to submit something in writing (online website, email, fax, in person). For some putting a request in writing may be an inconvenience but in the long run it will protect you. Also, with regards to a complaint, remember that Brickrow has a growing staff that can help you. In many cases, residents and homeowners request to speak with a certain person only (Jim Ladd, etc), even though the person answering the phone can help you just as quickly. It is recommended to give all staff members a chance to help you. They are all trained in many areas and cannot help you if you do not allow them to. With regards to complaints about anything regarding your HOA you must remember that those individuals who reside in an HOA have certain Rules and Regulations to abide by. These rules weren??t created by Brickrow, they were created by members and past members of your community to keep order within your HOA. Brickrow is responsible for maintaining these rules at all times. When a rule is broken, appropriate measure must be taken. Again, you are strongly encouraged to take advantage of all that Brickrow has to offer including their entire staff, vendors, methods of communication (website, email, phone, fax, in person) and more. If you feel like a vendor is not doing their job appropriately you are advised to inform Brickrow immediately. The problem is that in almost all cases only one person will address an issue. Special tips: speak with your neighbors, if you are having a problem with landscaping, security, neighbors??, barking dogs and more, work together to let Brickrow know. This will allow Brickrow to address the issue to the Board of Directors and/or handle it on another level. Hope that helps!

I have ben dealing with Brickrow property Management since 1996 they are one of he worse. Even working on the HOA it requires following up on there work. Money paid for materials from our HOA for work belonging somewhere else. Invoices for tools that are not part of our jobs going to their employees. Jim Ladd had come out on an insurance claim told the contractor that HOA was responsible for damages and told insurance adjustor that HOA was responsible due to main line issue. They would take care of it then backed out when work started. Insurance adjustor stated this was not the first time. This is a company that needs to be closely followed up on. Does not help residents 6 years on waiting list for a structure to be fixed. Only fixed after unit was being sold. Look for a management company that follows up.

I WILL NEVER RECOMMEND BRICK ROW TO ANYONE not even my worst enemy, I'm been force to deal with this company because part of the HOA they manage, and for a year and four months, is a nightmare first the lack of fire extinguisher for 9 months until I threat to call fire dept. water wasted is normal, and the people they hire to take care of cleaning and garden sometimes the same item is in the ground for 5 months, I had a complain almost every month I saw Jim Ladd yelling to an owner because is complaining, since agust I complain about the lack of ligthing in the stairs and still waiting and my neighbor use the same picth black stars and he is disable, next step for me Americans with Disabilities, if they do somthing about it is because I complani at least 5 times.

Brickrow National City-First of all we have not had hot water for over three months (right when a new boiler was replaced). I was told to put things in writing. It took them a month to send a plumber. They sent two plumbers from the same company instead of getting two different bids. The first plumber stated that the problem was not HOA related and that the cartridge from five different units all went bad simultaneously and blamed the homeowners. I called my own plumber who said this was not true, it was the boiler. I complained so much that they finally sent another plumber that said it was some pump, became nervous and reported that it was both. The have have not fixed the problem. I do not have hot water, I told Adriana that this was a direct violation of a civic code, that we where wasting water and a violation of a basic need. She refused to give me a time line and Adriana told me "i would have to learn to live with cold water". Jim Ladd never answers a question or return a call/ email. I was harassed by Roberto a couple years ago, where he was yelling and threatening me regarding paperwork from previous management company that they neglected to pick up for over seven months. Their people skills with the exception of Karina are unprofessional and downright rude. I had requested to have the financial documents sent to me due to my being disabled and not being able to go to their business, i offered to pay postage, they finally sent them to me after my initial request in 2007. They have to be the worst company i have worked with, I was the HOA president at one time and realize that our current board needs to tell them what to do instead of the other way around. Very frustrated and encourage anyone working with this company to keep a paper trail, take pictures and get everything in writing.

Pros: we have vendors (although they do subpar work)

Cons: The vendors overcharge and are not held accountable.

From my expierence in dealing when brickrow for over 8 yrs. This is also not by choice I'm part of and HOA. We are always ask to submit our concerns in writing. From my expierence those concerns have do not get taken care of I have submited a concern over a year ago and I have still not heard back. I call in leave messages for Jim Ladd and it take over a week for him to contact me back. Which I believe is unsatisfactory. As a home owner I should have to chase someone around to get things. Not when I'm paying $200 a month in HOA fees.

Brickrow manages our HOA and after almost 2 years of living in our condo, we've never had a bad experience with them. Every time I call to speak with someone regarding a question or a problem, there is always someone to talk to. I hardly ever have to leave a message and if I do, I get a call back the same day. They are knowledgeable about what is going on in our complex and are always willing to help with anything we need.

Board of Directors
I make two phone calls at distinct time, I sent a letter and I have not get the gate fixed. This noise is all night long and keep me awake. If no answer is received, the repair or replacement of the gate and any additional cost incurred due to the work will be deducted from the HOA dues or directly billed to BRICKROW PROPERTY MANAGEMENT, INC.
YOUR IMMEDIATE ATTENTION IS REQUIRED.

Thank you for your help over the weekend. Having someone break into my home was bad enough, but having a manager help me throughout the process was relieving. Thank you.
