I would not recommend Mr. Flanagan for reasons of unethical dealings as a transactional broker.

We placed an offer on a house recently for sale under his auspices. There were four offers, three from agents and ours. The offer was made by telephone after touring the house at 4 to 5 PM. We made the offer probably around 6 pm. At 9:30 PM we received a call letting us know we were top of the list. There was a slight discussion about increasing our offer. We agreed to the increase and accepted the sellers counter proposal. We asked should any paper work be signed. He specifically said "NO, we would take care of that the following afternoon." We went to bed elated and worried as buyers of our home. At some point later that evening, the sellers decided to accept the offer of another bidder. We were not informed of this until mid day the next day.

Agreed, no offer was signed, but under verbal agreement on instructions on his part one was not needed and would be done the following afternoon.

Thus were we deceived. While probably legal and we would have no standing, it is certainly not ethical. Especially in his role as a transactional broker which by law he is required to become once he knows that we were not represented by an agent.

Clearly unethical personal if not professional behavior
