My family and I have lived here for a little over 7 months and up until recently it has been a pleasant experience. Things changed when out of nowhere, we began to smell cigarette smoke in our townhouse. It went from never smelling it at all to smelling it every day throughout the day. We contacted management and they sent over a maintenance man to see if he could find out how the smoke was getting into our home. He left saying that he couldn't figure out how it as getting in. This has been a SERIOUSLY frustrating experience for myself and my family because the smoke causes my chest to tighten making it a struggle for me to breathe. So far, all of the neighbors we've spoken with, say that they don't smoke cigarettes, despite the fact that there have been times when the smoke was so thick in our home that it caused it to smell like a smoke-filled bar or lounge. Other times the smoke has pumped through our ac vents all day into the night, usually stopping at around 12 a.m. and starting again as early as 6 a.m. In addition to the health problems, this whole thing is costing us money when we have to turn the ac unit on and open our windows to clear the house of the smoke. Living here with our children has become dangerous to our health and unbearable. Sadly, after examining our lease agreement, we realized that there is no rule for or against smoking in the homes, which to me, is careless and thoughtless.

I am waiting for the office to open tomorrow so that I can personally speak with one of the ladies about this situation. So far, both of them, Brittany, and Portia, have been helpful and seemingly understanding of the inconvenience we are experiencing but, still nothing has been able to help us. We feel that our only option may be to move to another townhouse within the community, (if they allow us to), or worst case, to move out completely.

Overall, the place is well kept, but mainly because of the lack of rules against smoking in the home, we will never rent here again.

Very friendly when first signed the lease, but as the months went on and I had to interact with them, I realized their true nature. If you are an international minority, expect to be talked to like a child that does not understand. I only have a couple months left and cannot get out of here fast enough. Renter beware.

Forget about getting anything fixed. When they do show up they will tell you the air cond. is working fine. After many complaints a professional is called and he finds that it's not even hooked up.
The air cond. unit is on the roof in the direct sun so it is always freezing up and cutting out. In the winter the drafts are stong enough to fly a kit.
The walls are so thin you can listen to your neighbors talk.
There is dog and rabbit poop everywhere. Litter around the campus is not picked up.
Good luck trying to find a parking spot. But of course theyare more than willing to rent you a garage at $100/month.
The Green River rental ladies seemed so nice when we were signing our lease. But now they just blow you off when you need something done.
There is something wrong with the in-wall cable lines. It cuts out all the time.
There is a big animal problem as well. Rabbits (oh you think they are cute at first until youhave 14 between the parking lot and your door), huge racoons (had 5 on our porch) a rats! Big nasty rats!.
For a place that looks so pretty when you tour - it is a total nightmare. Just a few more month and my lease is up and I am so out of there!

Later that night we went back to the bar (it's next to the pool) and the women literally descended on my guy, telling him they were "welcoming" him to the area. One aging brunette in a minidress and 5" heels told him they were all good friends with sometimes benefits and, paraphrasing the Vegas ad, said what happens at PP stays at PP. Even though he did not return their advances (at least while I was there), they continued their flirting every time they saw him. Guys were hitting on me all the time, too. One guy said "it would be OK" to fool around because my BF and I had such a strong relationship!

This is definitely a swingers paradise with lots of NSA sex to be had. If you're into it, this is the place for you, kindof a Vegas right in Highlands Ranch. It probably not appropriate for serious couples, or families with teenage boys!

I strongly do not recommend to rent in this place. Personnel in Blue Ridge office is very RUDE and maintenance is very SLOW. They have so many rules and use them toward their benefit. When we had an emergency repair request, nobody showed up fo hours. We are looking for a new place to live.

I lived at Palomino's Green River twice. The first time (4 years ago), the management and maintenance were excellent. No complaints. I rented a second time based on my good experience the first time. This time, it was different.

The maintenance was still excellent, but the management office had deteriorated greatly. They spoke nicely with residents while in the office, but treated every resident with complete indifference when it came to any specific issue. Every time I had a question, or a special issue, the response was: "We respond the same way for every resident in every situation, regardless of the circumstance." I guess that's an acceptable response, but it contrasted greatly with my first experience.

Case in point: I had to leave in the 8th month of a 9 month lease. I paid for the final month of the lease, and handed them an explicit termination letter stating I would not be residing at the apartment during that last month. During that month, they posted a past due notice for the water bill on the door of the empty apartment. Their "procedure" did not include a simple courtesy call. Sometime later, they followed up with a court action notice (again on the empty door where the original notice still hung).

I eventually found out there were notices on the door and called to arrange immediate payment. The management told me indifferently that $150 attorney fees were added to the original bill (all within the scope of about 3 weeks).

I have no problem paying the final costs, but I caution future renters: If you don't like being treated with impersonal (and expensive) corporate disregard, I suggest you find a different community.

We moved into Palomino Park with the full intention of being long term residents, we liked it here and it had a lot of ammenities that were above and beyond what we expected. We put a lot of money into making our apartment a stellar and inviting environment, we were very proud of our new home, however, our dream apartment has turned into a nightmare.

We have spent the past year forcefully coping with being woken up every single day because unfortunately, we can hear every move our upstairs neighbors make. We were initially told it was a "people problem" and that it'd be corrected, but it never was corrected. Instead they moved out the tenants above us (after numerous noise complaints, structural engineers and visits to our apartment by management) and replaced them with a couple and their young kids, so now it's even worse. Basically we pay 1,000 dollars a month for an alarm clock that we can't control. The noise levels we have in our apartment are above and beyond a prudent and reasonable noise level, it's ridiculous.

At this point we are desperate to move out. I'm sad to go because I genuinely liked the apartments, the floor plans and the amenities, but those good qualities aren't enough to help me overlook the major problem: THE NOISE.

Management also really failed us, because they never offered us any kind of long term solution that would help make our time at Palomino Park enjoyable, instead they just shrugged their shoulders and told us we'd need to deal with it and that there was nothing they could do. They even went so far as to relocate the noisy people living above us, even though they satisfied the 3 confirmed noise complaints needed for an eviction. As the victims, we really feel that we have been totally and completely ignored.

At this point I just want my lease to be done so I can get out of here and never look back. I feel like I've wasted 12,000 dollars by living here, It's been a nightmare.

Pros: Lots of great amenities, resort style living

Cons: Poor noise insulation, you can always hear your neighbors
