The truth is that when we moved in we were just trying to find a place to live that we could afford. If I had known what our experience was going to be like I would have lived in my car instead. It's absolutely true that there is a huge bed bug and roach problem and despite some half ditch attempts to resolve this it never gets better. The appliances are old and don't work properly most of the time; I literally had to prop a chair against the oven to get it to close and heat correctly. Maintenance LITERALLY super glues everything back together when it breaks and then breaks something else on their way out. Mail is a joke, we were constantly getting everyone else's mail in our box and then the office would regularly "forget" to tell you if you had any packages, even not signing them in so there's no proof they came. I had to go through the original carrier to prove one of mine had come. The worst part was moving out though. Unfortunately I had trusted the word and authority of an employee on several agreements both over the phone and in person (concerning things like documentation of previous damages and clarifications of our lease) that when the business no longer decided to honor on our departure ended up costing us almost $600 in move out costs. This place is unprofessional, rude, disgusting and in agreement with several other posts LIES to its tenants. DO NOT MOVE HERE

I never thought I would be one of those who writes negative reviews on-line but such was my experience with Brittania Heights - and its management company, Riverstone Residential - that I feel obligated to give the public a service with this review. If you are considering moving into this establishment STOP and look elsewhere. Oh, the area might seem OK, the parking might seem adequate, the apartment itself might seem cozy enough, but, looks can be deceiving. Especially the two-faced and downright dishonest employees as well as Riverstone Residential's bizarre and immoral business practices - those, especially, are not obvious at first and may not be until you move out.

First - parking - daytime when every one leaves, yeah, it looks like there's enough. At night and weekends it's every man for himself. Also, if you have out of state plates, be very careful if your plates don't have stickers to indicate when they expire (yes, NJ, my home state, doesn't use stickers on the plate) - the residence uses a towing services and your vehicle will be flagged as violating the parking rules and get towed if they merely suspect that your plates are expired.

Second - the mail area is a mess, the local postal service (out of Glendale, CO) does a very poor job of distributing the mail to the apartment mailboxes. Often mail is misdelivered and what you find in the lobby is that people just drop the misdelivered mail onto the floor or try to stick it into the correct mailbox and - well, if you normally receive your paycheck or other funds in the mail, watch out.

Third - even if the mail is delivered to the manager's office it doesn't mean it won't get lost or further misdelivered. I lost a package whose contents were $400 dollars because somebody with sticky fingers got a hold of it before I did.

Fourth - Marijuana (admittedly, this may be a plus for some) since a lot of college students reside here (Denver U is nearby) there's a noticeable smell of weed. Parties - maybe in my building they didn't happen as much - they do happen. Police aren't usually called but the noise can be a distraction. So can the drunks. And one time a girl got drunk enough to slip out of a 6th story balcony.

Fifth - yeah, there are bugs, although to what degree is a matter of which building and which floor. Roaches show up every now and then. And I did suffer a couple of bed bugs. Nothing to get too worked up about but know that it is a thing that happens.

Sixth - laundry is one washer and one dryer per floor - and keep your eye on your stuff, it has been known to get stolen and messed with (like people randomly pouring bleach or taking a shirt). Yes these are supposedly adults.

Seventh - now, for the Riverstone Residential stuff that you need to know - talk about bizarre, get this, once you move out of the building the management staff that you've known for the whole duration of your lease and, really, the only people employed by Riverstone Residential that you know by name, well, the company policy is that they are not to contact you about anything. Indeed, it's such a non-sensical policy that when I was told about it over the telephone it stopped me in my tracks. Let me repeat, once you move out of the apartment, the building managers are not supposed to contact you, further - and I quote my telephone source - they are not obligated to inform you about anything related to your stay or to your bill. So, for example, if you mailed them a check to cover your moving costs, and you call the office to inquire about its status, they'll act as if they never even heard of you. They'll even flat out lie and say no check was received or sent.

DO NOT trust a company whose stated policies are to lie to its customers.

DO NOT trust a company that feels it's under no obligation to inform you about what is your business.

Because you need to ask yourself this question - what else to they feel they are not obligated to tell you.

I HAVE LIVED WITH BED BUGS SINCE I MOVED IN AND THEY REFUSE TO FOLLOW SECTION 2-215 HOUSING CODE. I HAVE TURNED THEM OVER TO THE HOUSING AUTHORITY AND HAVE HAD TO GET LEGAL ADVICE OF HOW TO PROCEED. MANY OTHER TENANTS HAVE BROKEN THEIR LEASE DUE TO BED BUGS!!!!!!! ALL YOUR PROPERTY WILL BE DAMAGED BY MOVING INTO THESE APARTMENTS. TRULY A SLUM LORD FROM HELL. Worst place ever. They advertise for "remodeled apartments" and even show potential tenants remodeled model apartments. The grounds are covered in trash. Maintainence takes weeks to months to fill requests. They have bug (silver fish, cockraoch & bed bugs) infestations, abestos in the main office (which they lie about), holes in the filthy carpets, horrible smell in the hallways, unsafe (unsecured) parking lot (a car just had both passengers windows busted out!) and the list goes on and on. The only reason there may have some good reviews is because they have the staff put good reviews all over the internet. This is beyond unlivable standards. The office staff will pretend to be nice but will not do their job. One of the worst places in Denver. Crack motels on colfax are more suitable for living. Run away from this place if you can, you will regret ever moving in here.

I would love it if I could find the Property owner's contact info. All I need from them is to contact Excel to verify my lease... that's it!!!
My response from them was "We don't have time to sit and talk on the phone to this guy."
I'm sorry, isn't it your job to return business related phone calls. You seem to find time to talk on your cell phone, that's all you are ever doing when I go in there!!
PS- there is a roach and bed bug problem and it took them a week and a half to fix my oven which broke 3 days before thanksgiving(I had to throw away my groceries)!!! I would give them 0 stars if that were an option!

I'm sorry, isn't it your job to return business related phone calls. You seem to find time to talk on your cell phone, that's all you are ever doing when I go in there!!

My fiancee lived there and when it came time for the lease to end, they claimed they did not get his 30 day notice letter, and I sent it along with his rent payment, which they got the payment but claimed not to get the letter! we went through a lot of crap to get this resolved and they were so rude and unprofessional and wanted to charge him for a bunch of fees and I had the proof that I sent it and her response was "i'll see you in court, I always win!"

long story short, i found the property owner who lived in another state (she would not give me his contact and i found it after much research) and he was not thrilled about the situation. I got it resolved, but it was a mess!

PROS: provides a place to live
CONS: Rude and unprofessional
