I have both a home and investment property in different neighborhoods in Fort Collins. Over the past few years Faith Property Management purchased the company which was used by our home owner's association and the HOA for our investment property quit handling HOAs and Faith was hired. Customer service is Faith's weakest point. They tack on extra fees for late payments charging a late fee and a processing fee. They sent me a notice of a covenant violation which did not involve my property or any of my vehicles. When called about where they obtained the information of this ""violation"" I was told they drove through the neighborhood, observed the violation and wrote the letter on their own. No attempt was ever made to find out who owned the vehicles involved or stop by and kindly notify me of the potential violation, just a letter with threats of legal action. When I have tried contacting individual employees about issues they are never available by phone and take days/weeks to respond to messages by phone or email.

The only complaint I have, which is why I didn't give 5 stars, like others have complained about as well, is that the receptionist IS very rude! I barely have to deal with her. There have been other people that answer the phone that have been very nice. Shelley that I deal with has been very helpful. I got her business card and communicate with her through email which has worked very well. Yes, it does take time for things to be done and it is hard to get ahold of people which can be annoying but...\r\n\r\nAfter being a home owner and now a renter I can understand why it can take time. Because they are a property management company they have to get permission from the owner to do certain things. Every time I have requested things I feel they have gone above and beyond to make things right. When I first moved in, the house had been left very dirty. They sent a cleaning lady who spent hours cleaning. Maintenance guys came out and fixed everything that wasn't working perfectly, even lit my pilot light in the fireplace. The previous renter had a dog and they sent a lady out to pick up all the dog mess in the yard. My dish washer wasn't cleaning my dishes and they had it replaced with a brand new one. We had some spiders in our house and some wasps building nests outside the house. They had someone come out very quickly to take care of that problem. The whole house was sprayed inside and out. Our sprinklers had a leak and again, the problem was fixed in a very timely manner. I guess the owner of this house wants to keep good renters and has been fair as well. The people having problems could be dealing with problems coming from a bad owner and Faith is in the middle. Like I said coming from being a home owner I appreciate everything they have done for me. I figure that I live here, want to stay here, and want to keep it nice myself so I can do my part to fix things up too. No matter what you are dealing with business wise there will always be different personalities and issues. Overall, the issues I have had with Faith have been minimal. I would reccommend them and hope to be in this house until we are ready to buy something. Hopefully this was helpful :) \r\n\r\n

After Mike (one of the managers that live next to my parents) told them that you can park in the street for 24 hours only. You would of thought I broke one of the 10 commandments. However, the next door neighbor parked his 40k pickup in the same street the same night and no nasty words by management or note on his car. Also, I didn't have yacht either. Which by the way sat on the other street for four days and no nasty words or notes. Wow can't believe I can't go see my parents with out being told to f....off by a managers wife for just asking about the note. Never have I ever been treated like such trash and discriminated against because we drove our 1994 Jeep. Guess I should of drove the Hummer. Think twice before moving into this neighborhood!!!! P.S. Management marked the date on the nasty note 7/31/09....I was in Denver on that night staying at the Curtis Hotel and didn't get to my parents house until late 8/1/09. Hmmm."" Edit

When calling, the receptionist invariably asks you your name, who you want to get a hold of, waits 5 seconds, and then tells you that the person isn't available. Never, ever has my agent been available, and it is near impossible to get her to call back at all, let alone in a timely manner. It is extremely frustrating to deal with this company.

This company did not manage my property at all and never showed it. There were hidden fees so they could make their money. Not a good company at all! USE SOMEONE ELSE! ANYONE ELSE

My wife and I used a property management company before and loved them but they went out of business. We looked for a new company to manage rent for our property and found Faith. They required a 200.00 deposit (pretty standard) for advertising costs etc. In 2 months they only showed our condo 2 times, and would never return our calls. We recieved 2 bills for a total of $63.00 for advertising witch seemed reasonable. We cancelled our contract with them and started another one, within 1 week the condo was shown 7 times and rented out. We asked for our remaining balance back from Faith. They said that there was 1 more charge to our account witch was also understandable. We recieved our final statement almost 2 months later and it was a $ 0.25 Cent refund taped multiple times inside of a envalope (not professional at all). In less than 2 months, they spent $200.00 on advertising and did not even come close to renting out our condo...... I am also part of an HOA that faith was managing, it was terrible and every home owner is upset at their billing, communication etc......I have never been so blown away by a company's ways in my life. DO NOT USE THIS COMPANY BELIEVE ME!
