I would have called code enforcement for starters, then followed that up with a documented 7 Day Notice to correct, repeatedly if necessary.\r

Portofino Villas look beautiful. Upon arriving you get a sense of paradise. Once you get in you realize you've been had. Let's start with the staff:

I was a maintenance worker there for a year or so. It is the worst property imaginable. The owners cycle through various management companies demanding the impossible from each of them, when I left, it was Sunchase management getting abused.

The problems are very simple. It's an old development. Spanish tile roofs with worthless tar-papered flat sections throughout. That's really not the biggest issue though. The whole place was plumbed using flexible tubing. Flexible tubing is fine, but it has some rules, if you are going to turn 90 degrees, you must put in a union. The builders just bent the tubes. Even worse, they used PB tubes with plastic fittings. The fittings were all cracked when the brass rings were first clamped on.

The whole place is a plumbing nightmare. Even if they fix all of the roof issues, every single unit is a ticking timebomb in terms of leaks from horrible plumbing.

In the time I worked there, the vast majority of leaks were not from weather, but from plumbing. There are at least 20 plastic joints in every unit, gripped by brass rings. Leaks waiting to happen.

Avoid.

I wouldn't ever recommend this apartment complex to anyone. Aside from being disorganized, they went through four different managers in the year that I was there. My biggest complaint was that I was moved into my apartment for 3 weeks and my ceilings collapsed. The ceilings in my living room and my bathroom completely collapsed and left me at 4 in the morning with ankle deep water. I wasn't able to get a hold of anyone from the apartment, even the "emergency" line until almost 2 hours later and then from there it took another 45 minutes for someone to come out to my apartment. They told me that they would repair all the damage in a week while I was on vacation, four weeks later they had patched the ceilings poorly and painted over the water stains on the wall. And left me to pay for the power bill they had run up using all their fans and my air conditioner. Never once offering ANY type of assistance. I should have known then to get out of there at once.
One month before my lease was up I had started moving my stuff out because my husband had gone into the Army and would not be able to help me move, so I took things slowly. 3 weeks before I was supposed to be out the same thing happened again, only worse with more damage. I was not at my apartment at the time but staying with my parents and did not receive a phone call telling me what had happened, it was up to me to walk in and see all the damage myself and on top of that their maintenance men used MY vacuum to try and clean up the mess completely destroying it. I went to the managers office and she lied about trying to call me and wouldn't give me any compensation for not being able to stay at my apartment for the rest of the month. She acted as if she already had my money for the last months rent she has no reason to bother with me or try and make me happy.
This is a terrible apartment complex all the way around. Poor construction and terrible management. Please don't live there for your sake!

Pros: No pros at all

Cons: Bad construction, poor management, loud neighbors and paper thin walls, no gym. The manager was never around
