Union Properties is a very unprofessional organization. The unit we rented was dirty when we first arrived, they took two days to hire someone to clean it and even then it was still dirty. If you like privacy, look elsewhere. They "scheduled" numerous inspections (called the day before they wanted to show up) for various reasons. As some other comments stated, you will only receive a portion of your security deposit when you leave. Avoid this company.

This is not an angry rant to bash Union Properties or just a way to blow off some steam but after living in Gainesville for 6 years in 5 different locations with 4 different property managment companies, I can say unequivocally, Union Properties is hands down the worst I have ever personally had the displeasure or renting with. My roommate and I were told that we could sell our parking spaces on football game days to make money to 'pay our bills' and that friends and guest were free to come and go and park in our designated lot with no issues. When we move in we come to find out that a towing company is being paid by Union Properties to monitor the lot and indeed you were not allowed guest and furthermore had to drive half way across town to pick up a decal. In the mean time our vehicles were towed multiple times and nothing was ever done about it. We were forced to provide recepit for 'professional' carpet cleaning upon move out for a carpet that had been replaced 6 months prior at a cost to us of $125. The 'professional was in and out in 15 minutes and the carpet did not look the slightest bit different but when we asked for someone to come out and inspect our carpet, they refused. Upon move out, once we had finished cleaning and etc. we asked if someone from Union could come by and tell us if we were in good standing or not so we could fix any problems they may have had in order to retain our security deposit and they refused to come. When we got locked out of the property and asked if we could come pick up a spare key, which they had, they refused. $60 application fees per tenant?? None of the other 3 management companies I was with ever required such a fee. An office location that is a minimum of 10 miles from their nearest property? But once you become aware of the magnitude and volume of the complaints they deal with you can understand why they moved so far out there. Having your car towed with the proper decal inside the vehicle in the proper location and having not a single thing done about it because the towing company said that I was lying? Being forced to leaving your utilities running for 5 days after the lease ended so they could run the air conditioner and we could continue to pay for it?? Being forced to pay rent every month on a single check regardless of wether or not you even know your roommate?? Having giant overgrown bushed that rain down debris on every vehicle in the designated parking area (which was dirt, rutted concrete and weeds) being trimmed for the first time a week and a half before the end of the semester (conveniently in time for their round of summer tours for prospective tenants) despite several request from a handful of tenants in the building for months. And this was all in a 9 month period. Do I need to say more? Because honestly that is just the first couple of things I thought of. Campus Realty, Contemporary Management Concepts (CMC), and Trimark Properties are all other property management companies that I have personally rented with. Its difficult to come up with one thing negative to say about their professionalism. With Union Properties however, its far more difficult to find one semi positive thing to say about them. Do not take my word for it, ask anyone that has rented with them. Read every other comment on this page that others have written. Your are better off living outside on a bench than you are renting with Union Properties.

I have leased with 5 different leasing companies in the 7 years I have been in Gainesville. This was by far the worst. They tell you everything you want to hear when before you sign the lease and then you're have amnesia after. I was told that usually during football season each apt makes about 500-600 selling spots since there is no decals. WRONG. Decals were required and not to mention I got my car towed twice with my decal on and they refused to compensate me what so ever. Like a previous review said their lease agreement is absolutely absurd. No matter the condition of the carpet you have to have it professionally steam cleaned. Their plumbing policy is 30 days and then after that its on you, even though most of the places they manage are from the 1970s. God forbid you make any marks on the wall because it took me 2 phone calls and 3 emails to find out what the paint color was. My advice stay far far away from their properties. If you think I'm just one disgruntled person, find one of their properties and ask the person that lives there what they think. If you do live there GOOD LUCK and kiss your security deposit goodbye!

they are nice and friendly, like any other management property. But their fees are ridiculous. $60.00 application fee per person. Proof of steam cleaning carpets mandatory they will take the cost from your deposit. If the place is not absolutely spotless (even smoke detectors) they will charge you!

I have rented from Union properties for years and really enjoy their helpful staff and professional services. Maintenance is quick to fix repairs and the staff is always available to answer questions. Check them out next time you are looking for a rental.

I rented an apartment from Union Properties a few years ago. When I moved in, the apartment was completely filthy. The toilet looked like it hadn't been cleaned for months. Still they swore it had been cleaned. I delayed my move for several days, which was a big hassle, until they coulg get a cleaning crew. Other than this issue, I didn't have any other problems with this company.
