Everyone out there wanting discount commissions - keep in mind you get discount service. Discount brokerages have to make money somehwere and these guys make it with their overpriced title insurance, closing costs, and requiring you to close with their title company. They have GREAT marketing to get your listing...but watch the marketing stop when they need to market your listing.

PROS: Cost of Commission
CONS: Service, closing costs, just about everything else

Discount brokerages have to make money somehwere and these guys make it with their overpriced title insurance, closing costs, and requiring you to close with their title company. They have GREAT marketing to get your listing...but watch the marketing stop when they need to market your listing.

We used these guys to sell our 1st Tampa home in 2003, and what a god-awful experience that was. Don't be fooled by their ads extolling the 2% to sell, or whatever. It'll cost you a lot more in the long run. First of all, they sent out a rookie to take the house pictures, and we ended up with a front-view picture with a tree taking up a third of the photo. Even though they sent out another photographer, the new photos were never uploaded to their web site, nor were new leaflets printed. Secondly, they paid no heed to the days & times we had set aside for home viewings - as soon as a buyer called up, they called us insisting that the viewing must happen immediately. Third, when we had an offer on the table, they insisted that we sign immediately. We wanted an attorney to check the contracts, but they were insistent that the contracts were okay and that we sign immediately. Fourth, after the home inspection was done, they did not negotiate with the buyer's realtor to fix only big ticket items. Homediscovere insisted that we had to fix every little thing. A proper realtor would have negotiated to remove the trivial items. Lastly at closing, you have to use their title company, and their fees are outrageous. What you save in the 2% commission, you give to Homediscovere at closing. I mean $300 for a title search that takes 5 minutes on the internet? Come on.

CONS: Too many to list here - I only get 75 characters.
