DON'T MOVE HERE!!!! I have lived here for almost 4 years and the neighbor has gone to the dogs..... The dog owners are so inconsiderate and don't pick up after their dogs EVER. There is feces all over the place. Did you know you can get diseases like ring worm or worse from dog feces and so can your dog/cat. Some residents actually dumped their cat liter outside their building and when brought to managements attention, pics and all, nothing was done and it just sat their being spread around from the lawnmowers. GROSS!!!! It got so bad I stopped walking my dog in a lot of the areas and walked outside the community. There ARE a ton of kids running around in front of cars and screaming. OMG the screaming, enough to drive you insane. They do leave their toys laying around and blocking roads. Just the other day, I was driving out of the community and two of the boys riding skateboards came flying around the corner and jumped off the boards causing them to come flying towards my car. I had to slam on the brakes and told them to go play in a less busy road as this is the main road for their own safety. Or they play in the tennis courts so they are totally trashed and unusable for tennis. Plus dog owners take their dogs in their and use it as a dog park. There are constantly dogs in the pool area mostly after hours when the staff is gone off the leash so you can't use the pool area as the dogs are aggressive. This used to be an adult professional community. It is now a unruly kids, aggressive pets, drug users and partiers who don't work and have no respect for the ones who do. Loud music, parties and many incidents of thefts and vandalism. There are homeless people living just over the wall and there was a murder there recently. I don't feel safe walking around their as there are no lights/very dim in areas of parking lot. They have leaky windows that they can't seem to fix for over a year. Because of all these issues, they are letting residents out of their leases.....what does that tell you. The maintenance staff are very nice and do fix things promptly except for the windows. It is very old and not updated. The website does show pictures that are not realistic of the apartment you will get. They also still advertise that they have a hot tub. They don't have a hot tub--they took it out and put in a grill because of what people were doing in it late at night. GROSS!!!! Also, a lot of the amenities they used to offer have been scaled down so much that its really disappointing and they should stop advertising they provide them. They used to have the bathrooms and sauna near the pool open 24 hrs as long as you had the code to the door. Now it closes when the office closes at 6PM and closed all day on Sunday. This is because of the low life trashy people they rent to who have defecated, yes $HIT in the sauna and started a fire in the bathrooms. GROSS! So now the 1 or 2 decedent tenants left can't enjoy themselves. The office staff is nice to a fault as they do not take a hard line on any disruptive parting tenants and instead offer a remedy to those they disrupt to move out if your not happy here. They need a change in management company or staff!!! I hear a new mng company bought all Avistele on South Side so maybe they will buy this one and clean it up. At this rate, Soleil and Remington, which were always the lesser of the 3 properties on this road, look good in comparison. Avistele is a great place to live. The home I'm in is large and works for my needs. When I place a service call it is handled quickly and efficiently. The staff in the office is professional and courteous. The whole staff including the maintenance staff are genuinely nice. The grounds are well maintained. I even like most of my neighbors. I highly recommend Avistele for anybody that is looking for a place to live in the Beaches/Ponte Vedra area.

Avistele is a great place to live. The home I'm in is large and works for my needs. When I place a service call it is handled quickly and efficiently. The staff in the office is professional and courteous. The whole staff including the maintenance staff are genuinely nice. The grounds are well maintained. I even like most of my neighbors. I highly recommend Avistele for anybody that is looking for a place to live in the Beaches/Ponte Vedra area.

Like others mentioned, they rely only on their curb appeal. The customer service is poor and the management lies to your face in order to take your security deposit. If I could get through to the owner, Mr. Howard Primer, I would love to tell him how I feel about the complex. I will not refer anybody here. After living at Avistele for one year, I cannot recommend the complex to friends or family. The apartments are old, and we had a good amount of maintenance issues. My biggest issue with Avistele was the Security Deposit. When I moved out, I left the apartment in very good condition with no damage. They took my $250 pet deposit and sent me a bill for another $200 because they said my carpet needed to be replaced. When I was living in the apartment, we had a slab leak that flooded the entire apartment with a mix of dirt and water. The carpet was ruined at that point. Because I was only living there a few more months, I told Avistele not to worry about replacing the carpet. But once I moved out, they blamed it on ME! They said the carpet smelled like pet urine?!?! If you want a nice place to live where the management won't steal your deposit, I would live elsewhere. Most people I know that rented at Avistele only lived there one year because they got fed up with the complex for one reason or another. Again, i would stay away from this place.

I lived here 2yrs ago. When I first moved in the place looked spotless, but there was a slight odor - sort of like a musty cigarette smell that someone has tried to disguise. The front office girl ASSURED me that it was only new carpet smell, and that it would go away. I was skeptical - and had good right to be because soon after, the place began smelling like an old smoker's house. It's hard to get the cigarette smell out of a home. Let me tell you about the bugs. These apartments are OLD, built back in the late 70s/early 80s. I kept finding these huge gross bugs all over the house - and management said they asked the bug company to spray. So not only did I get to live with bugs, but the chemicals that were sprayed to kill the bugs. It wasn't just my unit that had this problem. A few days after I moved in, the family in the next door unit was moving out and they said they couldn't wait to leave because of the bugs and cockroaches. SO GROSS! A few days before I moved out I emailed Management (because they wanted to know if there was anything they could do to make me stay) and I told them I was HAPPY to leave because of bugs. They never so much as sent a reply. The place looks nice from the outside ... :)

Initially I requested a second floor 2/2 but got a first floor unit. They offered a second floor but I'd have to wait another month, so I took the first floor unit. Once I moved in the place was spotless but soon discovered the following summer my air conditioner was inefficient due to it being 26 years old. The managers refused to replace it unless it completely broke down. Beaches Energy offered to do an audit which revealed the air conditioner was inefficient and advised I ask for an official air conditioner tech to inspect it. Avistele' manager insisted their maintenance manager was certified in air conditioning and only wrapped exposed pipes and wiring. My electricity more than doubled in the summer months and management refused to replace my air condition stating the owner would not install a $3000 new air conditioner for one tenant. The apartment manager mentioned the rates raised recently--so I guess I look naive and stupid? Rates don't raise enough for electric bills to triple in cost. Aren't tenants valuable to Avistele' at Ponte Vedra? They appear to move 'em in and shuffle them out as quickly as rustling cattle, not caring for quality of life for their tenants. They are quick to replace small fixes but major ones go ignored. Also one month after I moved in one of their one bedroom units located across from a retention pond was gutted by fire and they did not reveal the reason. No wonder they require tenant insurance!! Their apartments are accidents waiting to happen.

I'd think twice before moving in. Curb appeal is the only thing going for Avistele' at Ponte Vedra.

We have only lived here for about a month. We were not able to see our apartment before moving in. Overall, we were mostly satisfied. They replaced our fridge because the one in the apt was old and the seal was broken. The microwave is also old, with dials instead of a touchpad. The microwave in the model is brand new of course, and we feel the appliances in the apts shouldn't be too much older than the mode.
Some of the baseboards had damage which should have been taken care of before we moved in.
The good parts are the size of the apartment and the fireplace. There are vaulted ceilings and a nice wetbar.
I would reccommend Lakeview Village, but make sure you see the actual apartment you are moving into before you do.

PROS: size, fireplace, vaulted ceilings
CONS: older appliances
