If I could give less than 1 star, I would. All American Management is one of the WORST organizations I've ever done business with. This is not sour grapes -- they are completely disorganized, have lousy follow-up and customer service

Let??s face it, in the Property Management, (Land Lording Business), it isn??t always possible to keep all parties, (Landlords & Tenants) happy. In real estate, it is important to adhere to the terms of leases and other contracts between landlords and tenants.

In fact, we would not be doing our job responsibly if there were no unhappy campers, thus there will be complaints from time to time.
In 2008-2009 I was taken away from the focus of the business, but earlier this year, I returned to take control of the company I founded.

That said, it is always my goal to satisfy the needs of our customers, and I would certainly welcome the opportunity to discuss any and all concerns that our customers may have with our firm.

I have only had this property company for 2 months and I have been charged all sorts of bogus fees. When I call I always get an answering machine. They have changed managers on me 3 times already. Does anyone know who owns this company? It seems like there are enough people who have gotten screwed by this company that we could all get together and SUE THEM!!

The turnover in this office is unbelievable. We have been with them less than 9 months, and we are on our 3rd property manager. Yolanda Vega-Kelley is quite frankly the worst property manager on the face of the earth. When you ask her a question she dances around the answers. She will give you vague answers and send you account reports with numbers that don't make any sense. We're constantly asking ourselves...where did this $100 come from, or this $225??? Kathy Campano the Director of Property Management Services isn't far behind. She's rude, inconsiderate and a total waste of time. When trying to get in contact with her, the rude receptionist asked me to call back in an hour. I called back after 45 minutes, and the same receptionist told me she had left for the day. Folks, it was 3:00pm in the afternoon. How is it that these people are business?

Not only are we on our 3rd property manager, we are on our 2nd set of tenants in less than 9 months. The first group of tenants were criminals. They actually moved a criminal into my house! After a long ordeal of AAMPM not admitting to their own negligence, we had to pay an extra $4000.00 out of our pockets just to get our home back in renting condition. Sadly, we're stuck with them for a year, and stuck with Yolanda's lack of training and professionalism. Again, don't look back...STAY AWAY from All American Management.

All American Management is the worst company you could ever do buisness with...believe me. The people at the front desk have no people skills at all! Whenever you try to reach your Property Manager and they are not available the voicemail tells you to speak to a receptionist for futher assistance. They offer no assistance at all...they tell you to wait for your property manager. Ok...so now on to the property managers. I've only leased my rental home for one year and already I've had a total of 3 different PM's. The first ladies name was Janet HiSmith and she was a complete JOKE...she never returned calls or emails and I don't think she was the brightest crayon in the box. For example...I asked her for the dimensions of the garage to the new home I was moving into because of my SUV. She didn't know which is fine but then she told me if my vehicle didn't fit to contact her....was she going to build me a new one? Even better then that...the owner of the townhome is in pre-foreclosure and I was not contacted by Janet. Once Janet left of course she didn't fill in the replacement about anything she had learned about my home. The second PM I don't remember her name at all but you might as well talk to a wall. Finally the third one HEIDI CROFTON is horrible. She's rude and needs to take public relation courses. Let's see how long she'll last. She doesn't check her emails in case you have an emergency maintenance request and need someone out to your home right away. She talks to you as if you are her child and is the most unprofessional human being I've ever met. I'm not sure why All American keeps hiring all these losers but the turnover rate over there is so sad. Please do not go to them for a rental home or to rent your home. ALL AMERICAN SUKS!

Let me start by saying that the home I rented was beautiful, and in a fantastic neighborhood. I really wanted to purchase, but was relocated by my company to Orlando and had to be there quickly. I never met my original property manager. After telling me she probably couldn't be at the house on the start date of my lease (with movers, et al already on the way), she ended up leaving the keys in a lockbox and giving me the code. Over the course of my lease, I had to call them infrequently...never receiving a call back. I think the person assigned to my property has changed 3-4 times over the year and a half I lived there. At the end of the first year they sent a letter stating that if I was planning on moving to let them know, otherwise they would just assume you were staying. A few months later, my company relocated me. I tried calling several times to have the process explained to me...again, no return calls. Finally received e-mail with two choices: 1) pay two months rent, 1 month "penalty," and lose my deposit, and 2) continue to pay for the home and maintenance (through remainder of lease), while they can still rent it to another party (tough choice). They said my not responding to the letter ( that they said not to respond to) assumed another year lease, and I believed it to be month to month. I wrote the date I intended to move on the letter, and sent back. Received letter today stating that I owe them another $1600 (in addition to the $5800 I've already paid to get out of lease). I called a few more times for an explanation...guess where that got me. I am seriously considering legal action. One person there worth any oxygen is Meghan (annual home inspector)...super friendly on the few occasions I dealt with her. Now keep in mind...I'm sure people disappear out of rentals all the time, or trash the houses. I left the home in better shape (especially the lawn) than when I moved in. They treat their tenants like garbage! They used to have the staff names and contacts on their website, but the info was removed and its been 'under construction' for months. Steer clear of any of their properties.

Due to their shady contract they charged me one month's rent to rent the property plus advertising fees. Once the property was rented it was like pulling teeth to get answers, they never sent me a copy of the rental contract. When the lease was almost over and it was time to show the property to future renters, because I had fired them they would not give me access to the house. Finally when I thought I would be rid of them because the lease was up and the tenant moved out, they took almost two months to give me my final month's rent. So in short STAY AWAY unless you want anxiety and grief.

All American Management are unprofessional and they offer no customer service. We were told many items would be fixed and the rental property would be cleaned before our move in date (it is totally filthy). Well or move in date came around and NOTHING was done as we requested on the agreement! When we finaly got a hold of our property manager (Janet) 2 DAYS LATER she was unapologetic and rude. We are really upset with the service and treatment....Please do not rent a home from this company nor allow them to "manage" your home. We are now stuck in a 12 month lease with them.
