I wanted to write a note to you about Danielle. She is definitely an absolute asset to your company. I called her this morning concerning a loan we are doing. Our borrower had to have all the condo docs sent it by today to submit to our lender. If not the seller was not going to give her the extension on her purchase contract. We had try to go through the website but could not get the documents. Danielle was so helpful and so kind. Our job is very stressful but working with people like Danielle makes our job so much easier. It was a pleasure working with her. I just want you to know what a special employee you have.

Over the years that Heritage has managed a particular property there have been several occasions where we were not paid do to their lack of communication with their own accounting department concerning vendor proof of insurance/COI. They are constantly asking for W-9's and COI when it should be on file. It is the only company that we've been with for over 10 years that constantly ask for these documents and withholds payment when they cannot locate them without letting the vendor know why they are not being paid.

My company provides janitorial services for a property that this company manages and we did not receive payment for November until January with lots of complications in getting there. February's invoice was not paid until the end of April; lots of runaround, and confusion on the part of the manager.

April's invoice is due by the end of the month and we are now being told that it will be mailed in 5-7 days from the 29th of the month, but the deadline is the 31st.

We've been in business since 1991 and have never had such a hard time in getting our invoices paid, we have NEVER had to experience such un-professionalism in the 23 years in business-NEVER.
The current manager twisted her stories around about payments so bad that we had to make sure there were witnesses to the converstations.

It??s been 3 weeks today that the repair to the exterior front corner brick of our townhouse has been completed. It is my pleasure to say that the contractors that were here did a very professional job. They respected the surrounding landscape and clearly were experienced and artisan masons. The repair is starting to blend in with the ??old look? and I am happy to report that I am very satisfied with the exterior brick repair.
Iraci, thank you for doing what others before you had resisted. I truly appreciate the effort you gave our situation.

Things are looking so wonderful and every time I turn around something new and better is happening in our neighborhood. My community just switched to Heritage last month and the improvement in service is already obvious. When I called to discuss my account balance I got to speak with a real person, instead of having to leave an unreturned voicemail. And even better, the real person on the other end of the phone was competent and able to answer all of my questions. Our old management company wouldn't answer or return phone calls and it was almost impossible to get a straight answer out of them. I'm impressed with Heritage's due diligence and happy to say my community is finally getting the level of service we deserve.

Heritage does a great job of creating bad will within communities.

I have lived in a Heritage managed community for several years and they are TERRIBLE. At first your manager will return phone calls and e-mails but within a few weeks that stops. I can't understand why our board hasn't dumped them. We have been through no less than 7 managers in the last 5 years. The only ones that were worth anything quit the company within a few months. We have had people threaten to sue because they can't get basic docs from Heritage (insurance certs, docs for colsings....). They must be the WORST management company going.

Heritage Property Management has managed our property for 10 years. The property manager assigned is Miss. Jill Scurlock. She sounds nice on the telephone, however, she never follows up...never answers her phone and is extremely negative. She acts like any problem is a waste of her time.
I have always been in great standing financially with my dues and well liked in the neighborhood. If she chooses not to like you, good luck with being treated professionally.
Ladies, you know the kind of woman I am talking about.
She is as ugly on the outside as she is on the inside.

Please trust me when I say "Find Another Management Company"! You will be very happy you did....

Actually, I was thankful that they were out driving around and pointing out any asthetic issues with the rest of the neighborhood. When I called my manager to let them know I was working on getting the front yard cleaned up, they were very friendly and appreciative for the effort and told me when they would be out next to follow up. The point is that they're here to help keep our property values up - especially in this economy. We want buyers driving through our neighborhood. We want them to choose our neighborhood over others. Besides, Heritage is here to provide a service to our community. And they've done an exceptional job!

Who do you think pays to keep the street lights on in our neighborhoods? If your water is paid thru the association, who pays the water bill to keep the water on? My association has never had any issue with Heritage because as homeowners we pay our dues on time and we keep up with the HOA information. Try to go to one of the other management companies. I can tell from experience that Heritage is the most organized and professional one you will ever find. I am on the Board at my association and they have always been accessible and professional with all of us. We even have a situations where some of our owners had to get on a payment plan and got there late fees removed. As I said in the beginning, if you pay you dues then more than likely you would not have any issues. I can almost guarantee that these reveiws area from owners who are behind in their dues.

if you have a real issue- they are slow to respond as well as hard to deal with-should you run into financial hardship (i have not but i have friends there that have) and they will tow your car and tell you you cannot have any visitors until you have satisfied their wishes--don't let them send you to their dakau........

They are very responsive to our needs by embracing a highly proactive management style. I highly recommend them to other communities looking for a top notch management firm.
