I've never had a worse experience with a property management company. Worst decision of my life to rent from Habersham. I only wish I had seen these reviews.

I've never had a worse experience with a property management company. Worst decision of my life to rent from Habersham. I only wish I had seen these reviews.

I have been living at this property for 2 years now. Upon moving in, the apartment was not painted (paint chipping in kitchen and bathroom and silver nails still in the walls from the last tenant). Things are not fixed properly and there is NO WEEKEND/ EVENING MAINTENANCE. An example of things not being fixed properly is the previous tenant removed the sliding glass shower doors. They put a pole up and had folded pieces of cardboard on either side holding it up. I put in 2 maintenance requests to replace it with a real shower rod and the 2nd time they got a temporary, plastic extend rod from walmart, that doesn't quite have enough tension to stay up. So similar to the pole held up by cardboard, it leans in the ridge where the wall of the shower begins and my shower curtain drags on the floor. Examples of issues that should have prompted maintenance to come at night or on the weekend are, Our key broke in the lock when we 1st moved in on a Friday night. I was locked in the unit and my roommate was locked out of the unit. The locksmith in the lease stated we would have to pay and that Habersham probably would not reimburse us. A friend of mine who used to work for a locksmith came over and got our door to unlock but it would not lock. We finally got a locksmith to come and bill habersham ON SUNDAY. My roommate's toilet flooded 6 times (4-5 of which took place at night or on a weekend.) Once it flooded into the downstairs neighbors apartment (imagine it raining in her unit below). This was a saturday but maintenance only operates from 8:30-4:30 mon-fri. Finally after 6 times and multiple complaints, they resolved it completely, but that was almost a year of dealing with a hallway wet with sewage/ toilet water and walking in your house with shoes on because the carpet is nasty. If the wind blew hard, the living room windows would come OUT of the pane. 2 maintenance requests and multiple emails to management later and a friend of mine who does construction had to come over and fix the windows. Every time it rains for a few days in a row, my ceiling plaster chips and falls (over my bed so on me while i am sleeping sometime), it has been over a year and the roof has not been fixed nor has the plaster been patched. I guess they are waiting for the roof to cave in on me. Management is lackadaisical and rude. When you escalate issues to them you get responses such as ""I am not maintenance""-Jaren, What?!?!? That is so condescending, as I know you are not maintenance, but you are management and should do something about it. Lee Pye either didn't respond or was short. April barely responds as well. sigh. \n\nThe rent is affordable. $800 for a 2/2, $30 for water and a power bill that is about $100 is awesome for the city. The apartment location is ideal as it is less than 10 minutes to both of our jobs and walking distance from everything, but the property management is soooo unprofessional that it is not worth it. The bottom line is, the buildings are old and so maintenance issues will definitely come up. The issue is when they arise, the property management team is awful at resolving.

I am surprised to see the negative reviews. I have lived at multiple Habersham Properties and have had a great experience at all of them.\n\nTheir properties are diamonds in the rough all throughout Atlanta. If you are looking for a unique/charming apartment they will definitley be able to help.\n\nI have lived at Peachtree Memorial, Ardmore Circle and Myrtle Grove. All of these properties have the original hardwood floors and a neighborhood feel. I also have a 115lb dog that has stayed with me at all of those apartments. The pet policy is very accomodating.\n\nI have really enjoyed living in their properties and I wouldn't hesitate to live there again.

Do NOT rent from Habersham......they ruined the building I live in when they took over from the prior management company.\n\nEver since Habersham took over the management of the building, everything has gone downhill. Maintenance, if you can get them, is a joke. The trash is constantly overflowing from the main compacter in the garage, a resident stepped up and replaced the light bulbs in the garage since over half of them were out, repeated requests to secure entrances to the garage are ignored leading to car break-ins and they replace the visitor call box which used to allow you to speak with the person and buzz them in with a key pad only. As such, you have to give out the code to someone and then they always have it. Even worse, if someone does not dial the code correctly, the system locks up and you can not even exit (fire hazard) the gate until it resets after about two minutes. There is rotten wood on the outside of the building supporting several of the balconies. There is no personal communication with the management staff and if you get April on the phone, all she does is tell you how busy she is. This used to be one of the best places to live and now it is falling apart. I wish the owners would wake up and fire Habersham!!!!!!!!

My car was key marks by several times by different residents because they said I took there parking space. I was sent by email by leasing manager that it was not assign parking it was first come serve. I had to get the police out to the property several time concerning people leaving notes on my car and keying my car. The neighbors play loud music until 3:00 am. I was told when that my apartment it was all electric by the leasing manager. When I move into the apartment it was Gas and electric. My gas bill runs $179 per month.The leasing manager told me he was sorry he thought it was all electric. The windows are not insulated the temperature inside my apartment doing winter month 45 degrees I had to buy heaters throughtout the apartment to stay warm. I contact Habersham property management the lady name Jaron got smart with me and hung up on me and said o well. I caught the flu twice in one month because of the cold air coming through the windows. My friends came over to visit my new apartment and said why I got heaters throughout the whole entire apartment. I turn out the heaters and I said that why. My I put the gas heat on 70 degrees cold air come through the vents. I contact the leasing manager he said sent me a email stated for me to keep a heavy jacket on and some extra pair of socks to stay warm. I contacted Better Business Bureau and they stated that Habersham Properties have so many complaints that they dont know where to start act and the reponse they get back from Habersham is no reply back. They said Habersham have a F Grade average. I am taken them to court to get out of my lease without and pentalities. My car damage came up $797 because of the key marks on my car. I hope people read this and pray for me that everything work out for me in court. I never in my life was treated so bad from a leasing management company. Please do not move into one Habersham properties.

Pros: Some apartment buildings are in nice locations

Cons: all around BAD customer service. If something breaks it will not be fixed
