Warning: DO NOT MOVE HERE!!!!!! This is the worst community in Atlanta. Roach infestation, apartment floods, maintenance is horrible, water comes out brown very often, gates never work, walls are paper thin. Please save yourself a lot of time and stress and dont even consider.

WARNING!! DO NOT RENT from these apartments if you expect to get your security deposit back. I moved out late September and still not have not received my security deposit back. The girls in the rental office keep giving me excuses and telling me that the check was sent out and that the only way they can get in touch with corporate is through email. THIS IS NOT TRUE!!!Do not fall for it. If I don't get my check by the end of this week than I am taking this apartment complex to small claims court. Trust me, you do not want to go through the hassle that I've gone through to get your security deposit back. By the way, the lease agreement says "the security deposit will be mailed NO LATER than one month from your vacate date".

moved in this last year and I cannot wait to get out of here. If you see any good review about this place, they have to be written by the staff.
Cons:
2. Our walls our incredibly thin. I can hear my next door neighbor slamming his door at all hours, and it sounds like it's coming from the next room, not from outside.Other neighbors like to stand outside at 2:00 a.m. yelling threats and using foul language. Noise complaints are useless, nothing's ever done.
3. My upstairs neignbor never sleeps during night. I can hear all kinds of loud sound from upstairs, cursing, telling, fighting, and complain to the property manager doesn't work at all. All they can say is there is nothing they can do and the only option for me is to call 911.
4. If you have any issue, you still need to stay. You cannot break you contract otherwise they will charge you 1500 dollars.
5. The staff is soooooooo RUDE! If your fridge brokes, you need to wait for weeks for it to be repaired.
6. The gates have issues all the time.

Anything good' Cheap prices. But that's what lures you in to this dump. But trust me, you will not have a life here. Your mental health will be altered by your neighbor and those staff.

It is trully a WORST PLACE to live.

I would not recommend this apartment either!

This place is a dump. It??s the cheapest apartment complex in the area for a reason. If you can??t afford not living here, try to get a 2nd job to avoid signing a lease here.

I am currently a resident at this property and would NOT recommend it to anyone!

The leasing staff is over worked, therefore not providing individual attentionto tenants. Before my move in date, I was passed around to 3 different people, and my initial apartment that I was approved for was "accidentally" rented to someone else. OOPS!

In addition to that, my apartment wasn't even ready upon move in! I was not allowed to do a home inspection before my move day. While doing the walk through, I found at least 10 items in desparate need of repair. My patio door didn't lock properly (huge security risk), and my oven had no temperature settings. My bathroom door wouldn't close properly and ALL of the closet doors were off of the track. I didn't even have a fire extinguisher in the apartment until the second week I lived there.
To "make up for any inconvienance" the leasing agent offered me a measly $23 concession on next month's rent. WHOOPEE! Pathetic. I had to fight tooth and nail for a larger concession.

If I would have seen the state of my apartment, I would have NEVER signed a lease with this property.

It is now almost three weeks since I moved in, and my patio door is still not fixed. I speak to someone, they cannot give me a difinitive answer on when the work orders will be completed. I come out looking like the bad guy but this is a consumer's nightmare. RENTER'S HAVE RIGHTS!

If I were not locked into a lease with this place, I would run for the hills!

At this point, I'm in the process of writing a letter to the corporate office. Someone needs to know how unprofessional The Park at Briarcliff's staff is.

I found my experience as a tenant at the Park at Briarcliff wholly unsatisfying. The apartment that I lived in, and others that I visited, were shoddy, the plumbing and heat were mediocre at best, and while the maintenance staff are very friendly, it often took a very long time for them to process maintenance requests. The WORST part about this complex, in my opinion, is the management. I found them to be unfriendly, unhelpful, incompetent and inflexible. It seems like they don't care about the residents at all. It's like Michael and Dwight from The Office run things, except most of the staff is like that as well. I'm SO glad that I don't live there anymore, and there aren't enough leasing incentives in the world to make me go back.

This is a large complex located in the Emory/Briarcliff/Druid Hills community. The prices are amazing and cannot be beat in this community. This is a gated older community with over 1000 units. It has a very diverse resident population that includes most shades, creeds and colors. The community is family and single friendly and includes a lake, two pools, walking trails, a small gym, volleyball, tennis court and roving security. There are always move-in specials that make the rent even more affordable. The staff and management are also civic minded - they have provided housing for many families displaced by hurricane Katrina and have ongoing canned food and clothing drives.

PROS: Location & price
CONS: No in-unit laundry, older units
