MLC has been great to me! No way you can find a better apartment for this price. The community of people who will be your neighbors is exactly that. A community... Friendly, hard working, open minded. The office staff is nice. Admittedly I'm not always the easiest resident bc I have a tendency to get anxious about things but they have always been accommodating or very polite when they are unable to accommodate. One drawback is the onsite laundry at my particular community. Communal=time consuming & eats the money right out of your packets bc the equipment needs to be updated severely. HOWEVER, the office staff is extremely friendly and it's not their fault I don't think that the company won't put decent dryers in. With that being said every maintenance request I've ever submitted has been done in a timely manner. But if the dryers worked better it would be a dream situation. I take my closet to Pressbox to have them washed and folded. That is my suggestion. They are cheaper than midtown wash and do an awesome job and you can buy wash and fold plans with them. I would definitely renew here because of my experience has been a truly positive one. Highly recommend. The location is amazing too of my community near the park and there is no beating the price. My electric bill is a usually very very reasonable too. But again... Interactions with the office staff have always left me at ease.

Living in the MLC Penn Ave property has been a great experience. Having moved in over a year ago from one of the newly constructed apt towers in Midtown, this place has been a much better experience. I enjoy all our neighbors, the building, location, etc. I'm so glad we left the 77 12th and found this MLC property. The response from the maintenance staff has been great and the girls in the office have been a pleasure to work with, very responsive and pleasant. Renewed our lease and will continue to do so.

I've lived here for almost 2 years. excellent spot, can't beat the location. price was fair, market value. maintenance was very responsive and quick. it is an old building though, so naturally the insulation and windows are old too - expect a bit of noise and a chill in the winter. leasing office is very responsive as well, and very nice. also really loved how pet friendly they are - few places are these days. disclaimer: i haven't moved out yet, so i can't speak to that process or whether they are fair with dispensing security deposits and/or charging for "damage" fairly. i hope they are!

I recently moved into an MLC Property in Midtown and the experience has been great thus far. The application process was pretty seamless. I submitted my application and fees that morning, and I had an approval before close of business.

My building is a lot older than other spaces where I previously rented and many of the features are fairly dated, but it seems that the owners have done a decent job of maintaining them. However, I will say that my studio has a nice shabby chic charm that I've grown to love and appreciate. Clean, simple, and easy. No issues with bugs or other pests. The other residents are also great. NO creeps or shady folks hanging around the building, and I haven't had any issues with noise.

The office staff is extremely helpful. They're available and easy to get in contact with. And they actually show concern when I have an issue. They've been fantastic with getting work orders to the maintenance staff. Maintenance has also been a breeze to work with, generally completing my requests same or next day (which is outstanding compared to my experience with other properties in Midtown). They even ordered and replaced a dishwasher (brand new!) within 2 days. I'm typically not around when they visit the apartment, but they are courteous enough to leave notification that they've entered and what they worked on.

For the price and location, you can't beat it!

The building is a lot older than buildings I've lived in in the past, but I really like it- it has character and it's in a GREAT location. Compared to my last apartment (also in intown Atlanta), this one is bigger AND less expensive. I have been impressed with the customer service of the leasing office. When I submitted my leasing application on a Friday afternoon, they called me back before I even got home. When I moved in, my oven didn't work, and while that was a little annoying, they replaced it with a brand new oven in two days. I couldn't really ask for anything more!

I have been so happy with the location and price of my Inman Park apartment. The leasing and move in process was really easy with the leasing office, and they have been quick to address any maintenance request I have had, including replacing the old oven and furnace in my unit. The units are older, but charming.

I have had an amazing experience!! The staff has been super friendly and helpful. Any questions or maintenance issues were addressed and fixed the same day. I live in one of their properties in Peachtree Hills and couldn't be happier! The property is quiet and well maintained. The apartment is older and charming which I like instead of the cookie cutter apartments. I would recommend them to anyone!

LOVE my place and MLC! I live in Midtown in one of their buildings near Piedmont Park and couldn't be happier.

Before I moved to my current place, I lived in Buckhead, and was not a fan. All of the apartments are cookie cutter and super over priced for the amount of square footage.

My MLC place is a GREAT price - especially for the location and space. I also love the rustic charm. The maintenance crew is also great, they always fix any issues I have the day of or next day, depending on the request.

I've lived in 3 different apartments in Atlanta, and by far this one is the best. Thank you MLC!

I have been living in MLC apartments in Midtown for 7 weeks now. We love the location! Great for people who want to enjoy being in the city, restaurants, bars, museums and art galleries and close to Piedmont Park at the same time. We had a couple of problems with the house and our maintenance requests were replied shortly. There was a crack in a window and they replaced it within a few days. The lock of one of the doors of the house was stuck. They replaced it right the day after I placed the maintenance request, within a few hours.
Their office is right on Monroe. The staff in the office is very nice and accessible as well. I would especially recommend it for graduate students!

I have lived in my Virginia Ave apartment for 5 years now. It has been a wonderful place to live. The building is clean and well kept. Any service calls are handled in a prompt and professional manner. I have always lived in older buildings - this is by far the best! I would highly recommend MLC. They have been wonderful to rent from!

Moved in this week and so far so good! I saw about four properties owned by MLC when I was searching and the one I chose fit my needs and wants the best. Meredith was very helpful and on point.

The previous tenant was a smoker and it smelled like it. When I moved in, the place was as clean as it could be (for a place with "character") and no longer smelled of smoke...in fact, it smelled of fresh paint and fresh cleaning liquids (Pine Sol, Bleach...). That was very reassuring to me and took the cleaning off my To Do LIst for the move in day. I am very pleased about that!

I gave them four stars for a few small reasons:

- The apartment was listed at $695 but when I sat down to sign the lease, the water is included in the rent which bumped it up to $730...I'd rather pay for my water usage separately or on my own account with the city, but that's just my preference.
- the tile in the bathroom window sill needs to be redone..it's gross looking and a few of the tiles are broken, exposing the grout, glue, and sill beneath (which is the gross part). I did know of this before leasing and after asking, knew they would not be repairing it. In fact, there are a few window sills with broken tile that will not be replaced....but I'm renting, not owning so I can live with it.
- Kitchen cabinets look flimsy and as if they are on their last leg. Again, I saw that and knew, after asking, that it would stay that way for the duration of my lease....and, again, that is something I can live with when renting. I'm also fairly confident that if they do fall off the wall or break in any way, they will be repaired or replaced. So far, everything is holding up just fine!

I recently moved from Lansing, Michigan to Altanta. The staff at MLC was super friendly to work with, answered all of my questions and even showed the apartment to a friend I have in the area. The first time I ever saw the apartment, for myself, was move-in day. It was exceptionally clean and well maintained. The only issue I had was the bathtub needed reglazing, which MLC took care immediately, and even worked around my schedule to have it refinished. I would recommend MLC to anyone moving into the Virginia Highlands -- and ask for Meredith at their office, she's the best!

I recently moved into a MLC Properties apartment in Virginia Highlands and I LOVE IT! I am amazed at the amount of space I got for the price and the location is perfect for me and my son! We have met most of our neighbors and really like everyone here.

The unit was clean & has been very quiet! I rarely hear my neighbors unless I have my windows open and they are out in the fenced yard with the dogs socializing. It is wonderful!

I have thoroughly enjoyed my experience and after coming from owning a condo for the last 8 years, I am so thankful there is maintenance, pest control, etc. Those that have complained in other reviews may not have ever had the responsibility of taking care of a property on their own. I am very appreciative of MLC and their staff.

I look forward to living peacefully here for years to come!

DO NOT RENT FROM MLC!! The crescent ave. apartments started off as a great place to live until the roof started falling in on majority of the apartments on the top floor, the quick fix for mlc was to just re-paint. When half the cars in the parking lot were getting broken into they did absolutely nothing, not even put up flyers for awareness. The pool was a nice amenity until it was shut down for not having a permit and not meeting health code regulations, after calling to ask about the status of the pool the girl at the desk was so rude!! The fast approaching 4th of July weekend is a bust!!! We have no pool for the weekend our plans were ruined, we have no idea when it will be open and the girl at the desk will not let you speak to the manager/owner of mlc Ed to get answers!! If you want to live in a place that is clean, if you want things fixed on time, or simply to enjoy the pool (which u pay for) to be open do NOT live in an MLC properties!!!!

I lived in a MLC 1b/1b apartment when I moved to ATL. A couple months later, my wife moved to ATL as well. So, we want to switch to a larger apartment. MLC kindly helped us to look many of their apartments. With the help from MLC, we then smoothly moved to the one we are living in now.

The MLC properties are in wonderful locations. The previous one and the current one are all in midtown area. They are very close to piedmont park. There are tons of places you can go such as library, arc center, restaurant, shops, etc. You can always walk outside and enjoy the park when you want. This is really a plus value for us.

When I live in the previous and the current MLC apartment. They are always very quick and accurate to respond to my repair request. They put a new sink, install window screens, fix my stove, etc. They take good care of the properties instead of just getting money from the tenant.

I am a happy tenant of one of the apartment complexes MLC Properties operates. They have been great to deal with. Many of their properties are in beautiful intown neighborhoods. Mine, at 370 Peachtree Hills is near Marta. In an era when the world is changing and you might be too, you do not want to be hobbled with a home which cannot be sold, and distances to drive which require a credit card to pay for. I don't know another company with so many beautiful complexes.

Worst place I've ever dealt with. My maintenance requests were ignored repeatedly, even when my apartment flooded!.. My windows had all been painted shut and I had to pry them open. Water pressure was AWFUL- and my showers were always either boiling hot or freezing cold. I have lived in a MLC Properties apartment for almost 2 years and have really enjoyed it. The in town location is great. I can walk to the the Park from my building and I love going to the Green Market at Piedmont Park on Saturdays! MLC's maint. is good when I have a problem.

I would have to agree with R.J. on the central AC issue. I moved into one of MLC's properties late March when it was still pretty cool outside. If I had toured the apartment during the summer months I would have never moved in. With the A/C running around the clock my apartment still never gets below 80 degrees. I've had maintenance check it out and they just shrug and tell me it's an old building. I've had to supplement the lack of central air with a window unit and several fans. My average electric bill from June to Sept. is around $250/mo. (and that's paying for an average temp. of 79 degrees). I would certainly take that into consideration when looking into an MLC property. Aside from the AC I didn't have too many issues with the unit itself. The area, however, was another issue. This building is on Monroe Dr. and my car has been vandalized twice. While parking is "free" you may find yourself paying for it in the form of insurance deductibles. Within the first two months of living there someone smashed a rock through my window and broke not only my window but my windshield. After that another car in the parking lot was broken into. I managed to scare off a perp. on two more attempts. Last night someone ripped the antenna out of my car (an estimated $200+ repair). While the neighborhood is convenient to several area attractions it's also convenient to many more criminals and borders a particularly shady part of town (I've heard gun shots from my bedroom window and stopped watching as much local news after seeing reports of a triple homicide that took place two blocks away). On another note, I was a little disappointed in management when I gave 60 days notice to move out. I've been on a month to month lease for the past 6 months. Due to a job offer in another city I had to give 60 days. Management was unwilling to work with me to get the unit rented quicker (despite being a good tenant). This has left me in a bind, having to rent temp. housing in my new city while still paying rent in Atlanta. Really disappointed in their attitude. If ever faced with the possibility of renting in atl. again I would not rent with MLC.

I would have to agree with R.J. on the central AC issue. I moved into one of MLC's properties late March when it was still pretty cool outside. If I had toured the apartment during the summer months I would have never moved in. With the A/C running around the clock my apartment still never gets below 80 degrees. I've had maintenance check it out and they just shrug and tell me it's an old building. I've had to supplement the lack of central air with a window unit and several fans. I recently rented an MLC property and I regret that I have. Although my apartment is a great size and I love my location, the property management is the worst I've ever experienced. I know it has been a hot summer and these are older buildings, but the AC in my apartment is sub par. It never goes below 80 degrees even at night with the central air conditioning, a window unit, and 3 ceiling fans running. I've put in several requests to have something done, but the management insists that because the unit "works" there is nothing else they can do. I tried just letting the AC run for a few days (set at 77) and it never shut off resulting in a power bill of $215. I asked for either a reduction in my rent or to be let out of my lease without penalty so I could find a more comfortable apartment...they DEFINITELY ignored that because why take less rent when I'm bound by the lease, and why let me out of my lease when they would have difficulty renting it again in the Summer. The average temp during the day is about 85-89 degrees and 80-85 at night with the AC running. Since I've been complaining about it (politely) the management now ignores me as if I should have no reason to complain. They haven't fixed my living room ceiling fan light in the month and a half I've been here, and now they are ignoring my maintenance request to fix my stove range which isn't lighting. Proceed with caution if you choose to still rent from these people after reading this review. They will hide behind the weak housing and building compliance codes for the state of GA (which don't require landlords to provide any type of AC). If I had it to do all over again, I'd just go with a newer complex. You'll pay a little more, but most of them have policies that make their units comfortable for tenants (to include a policy that regards an apartment above 80 degrees a maintenance emergency...which is good for a hot state like GA). I'm not a stereotypical "bad tenant" that expects far too much especially from an older building. I'm just a tenant who is now frustrated at my property management and would like to at least let people know what they may be getting into by renting here

I live in one of MLC Properties apartments and it has been a great experience. I am a runner and love that I can step out of my door and just be a couple of blocks from the park for a run. When I first moved to Atlanta I was in the burbs and this is a whole new life! My building is an older brownstone with alot of character and great neighbors. I also have a balcony which is like an extra room for most of the year. I would definitely recommend MLC Properties if you are looking for an apartment intown.

Well, end of the story is I asked to pay one months rent ($1000) and move on from the lease as a penalty. I offered to send the check three time! Lisa nor Ed never called back. Two weeks later, a collection agency for MLC called me. They are suing me for $2500 in collections for early termination of a 12 month lease without cause. I was shocked. I called Lisa she quickly said we tried to work out a deal with you but it was out of our hands, can;t help you anymore, sorry bye. Wow. I could have taken this all the way. I should have. However I figured I could pay it no problem. As a traveling photographer making $5000 a month on average it was no biggie. Well, the economic crisis hit and guess what, so did my work and my company. Needless to say an extra $2500 was not available.

My conclusion is/was this. Now, a year later (this happened @ 1215 Virginia Ave NE #1 July 08-December 08') I am BLACKLISTED from renting ANYWHERE IN ATLANTA) Not just after paying off the collection can I not rent, I am on a NO RENT LIST for I do not know how many years.

I may have to move or relocate where someone can rent an apartment for my daughter and myself in their name, as I cannot. If yu have kids, go for a new and safe location like the Gables Communities. These properties with "old charm", gave me nothing but " bad luck".

MLC Properties has been nice enough to work with me on my rent over the past few months since the economy has been bad and I've appreciated that. The apartment itself has lots of old charm and character which is what led me to renting it.

I lived in Virginia Highlands, and I too rented a place from MLC Properties. After having one landlord-from-you-know-where experience, I am pleased and relieved to say that I got none of that from MLC. The house I lived in was beautiful. Definitely an older house, but *very* well maintained. Everything in the house worked beautifully, and if something did go wrong, it was fixed the next day. I would definitely recommend renting from MLC, as they are incredibly efficient and professional.

It was the best apartment ever, so beautiful. I heard the style described once before as old world charm, brick exterior building, big windows, glass doorknobs, built in china cabinets, and big spacious rooms with hardwood floors. My building was near the corner of Ponce de Leon and Monroe Dr. (742 Monroe) and I loved it there. The only reason I don't live there now is because I moved out of state, then out of the country. I wish i hadn't had to give that place up though. The owner was extremely nice, and attentive. when i had a maintenence issue, it was taken care of quickly, there was plenty of off street parking in the back of the building, my neighbors were friendly, and I was walking distance to so many things, including piedmont park. It was my 2nd apt. with MLC properties, Ed, the owner was very welcoming, and Lisa also. I did have loud upstairs neighbors once, (a young couple that liked to argue) but when a few of the neighbors decided that it was out of hand, and told managment, they handled the problem, and it was never a problem again. I would definitely recommend MLC Properties to anyone looking for a unique apartment intown. they're great!
