.

We viewed Apt. 2-B and found it in horrible condition but were promised that holes in the walls, stinky and filthy drapes would be cleaned, a water ruined carpet would be removed and adhesive removed, a security screen door would be installed and various other deficiencies remedied. Both the R.E. agent and man who was to do the repairs were present. We signed a 6 month lease, detailing existing damage, with an option to renew for another 6. We returned to WA, packed up needed furnishings and etc. and returned to Kihei.......to find that the ONLY work done was to remove the mildewed rug. There was black mold growing and the unit was full of roaches. Needless to say, despite promises and later evasions and finally word that "The unit is being repossessed by the bank and the Board would not be putting ANY money into it. Burners on the stove failed, the dishwasher quit working, the disposal delivered its ground contents to the defunct dishwasher and the ice maker quit. To get any cooling we had to leave the from door open, without a screen, so ash and leaves blew in.

I was there to recuperate from a series of illnesses, and this was known to the agent. There was no A/C so we installed a small one in he bedroom window (behind a barrier of vegetation) and were given 24 hours to remove it since we hadn't asked! It apparently was in the rules which we did not get for SIX months despite repeated requests. The story goes on and on. We left after 10 months and only stayed that long because I had relapsed and packing was difficult.

We ordered a container and a resident owner showed us where we could park it. It was to be packed and hauled within 8 hours but a truck breakdown left it sitting there 3 days. We tried alternatives, notified our agent of our lack of success getting it moved which was a priority for us, too, since it was booked on a ship! The Board fined us $300 and took it from the damage deposit. They ignored the over $400 worth of work and money we had put into the condo, plus leaving it pristine

DO NOT RENT FROM THE BOARD. DO NOT BUY THIS CONDO SINCE IT HAS STRUCTURAL DAMAGE FROM THE FLOODING THAT WRECKED THE CARPET. DO NOT TRUST ANYTHING THE PRUDENTIAL AGENT MH SAYS WILL BE DONE OR EXPECT HIM TO CHAMPION YOUR CAUSE WITH THE BOARD. YOU may NOT speak to the board yourself!

Renting from individual owners is fine....but be SURE to get the rules.Almost EVERYTHING is subject to fines!

Koa Resort has 54 large, comfortable units spread over 5 1/2 acres. All are equipped with full kitchens, a waher and dryer, lanai, cable TV, etc. There are 2 tennis courts, a putting green, a spa and a large swimming pool. The minimum stay is four days. I would recommend this condominium to visitors looking for comfortable units with lots of hotel amenities.
