This company has had multiple problems with security deposits. I've heard of 2 others besides myself that got stiffed on their security deposits after completing the terms of their lease agreeements. I don't know their stories but I'll tell you mine.

I paid my $900 security deposit when moving into a townhouse in Moscow, ID under management by Wheatland Properties. I completed all terms of my lease and did ZERO damage to the property. My lease agreement stated I was responsible for carpet cleaning before turning in my keys but Janel, the owner of Wheatland Properties called and told me they'd take care of it after I moved out. I asked how much it would cost through their service since the company I had looked up said it would cost about $125. Janel said it would be about the same. When I turned my keys in, there was no one available to do a walk through and they said it wasn't a big deal because they'd seen that there was no damage while showing it to potential renters during my last month.

I turned in my keys on the last day of June, 2008. Today is November 18th 2008 and I still haven't received a check from them. I did receive a check in October for about half of my deposit amount. When I called to question the charges, they told me the check was bad from a closed account and they'd send a new one out the next day. They had charged me $289 for carpet cleaning that was supposed to be less than half of that. Among other things, they charged me $15 for smoke alarm batteries but the 3 smoke alarms where hard wired into the house and didn't take batteries!

They're liars and thieves. I'm filing a small claims law suit against them to retrieve what's rightfully mine.
