David S. Labunski's Cedar Realty owns the Ambers Hotel, a 61-unit SRO at 1632 W. Belmont. This wanna-be slumlord illegally told his rent-paying hotel residents to vacate the building on Monday. Unfortunately, some complied.
While he somewhat relented after unwanted attention from the alderman, police, media, and community interests, he is still collecting rent from his remaining hotel residents but not issuing rental payment receipts.

Cedar Realty is the rudest, most non-responsive realty company I've ever dealt with, particularly property managers David and Irena. They do not respond to maintenance issues, are combative and disrespectful of your time when it comes to showing your unit, and show no appreciation for your business. Some particular instances that I ran into were ignoring to put screens on the bedroom windows for the entire year that I occupied my unit and attempting to tow my car from the loading zone after ten minutes with hazard lights on (even after I explained that I was their tenant).

918 W. Belmont seems like a great location, until the weather starts to clear up. I did not sleep through ONE night as rowdy kids hang out in front of the building every night screaming, partying, and even fighting from 2 AM-6 AM. The police do absolutely nothing about this disturbing of the peace. Even more disturbing, people routinely litter and urinate (YES - URINATE) on the front door and even inside the front foyer. Cedar Realty only cleans these areas once/week, so you can imagine the stench. They claim to have security cameras in this area, but I am convinced that they are fake or unmonitored. I recall one particular instance where I went out for my morning coffee to find a kid passed out inside the building. He was still there an hour later when I left for work!

How can the face of a company be someone devoid of any interpersonal skills? How can the person managing an apartment building with multiple units be such a poor communicator? She is rude. She does not accomodate even small requests. These are not isolated incidents, but a pattern that I have experienced firsthand, as well as hearing this from other tenants. And I'm not the one calling her or the company for requests. She is calling me and then she is rude about it. Cedar Realty needs to reconsider who is the face of their company. After living there, I was ready to buy my own place, but I did not look through them because of what a poor experience I had just renting from them.

I am a current tenant in the James Building managed by Cedar Realty. I would never recommend renting in this building or any building managed by Cedar Realty.

The building manager employed by Cedar Realty (Sandy P.) is often non-responsive to maintenance requests and passes blame onto the owner. The owner (Al LaBunski) is even more unresponsive and passes blame onto the building manager. In short, it takes a lot of initiative on the tenants part to get anything repaired. Most of the time (at least in my experience), it takes getting nasty, withholding rent, and faxing in 14-day and 24-hour lease termination notices to get anyone's attention. I am a current tenant in the James Building managed by Cedar Realty.
I would never recommend renting in this building or any building managed by Cedar Realty.

This is a Family owned Realty Company.They used to be on Southport and Roscoe.I was looking for an apartment that takes BIG dogs.They did'nt have one, but they took the time to look some up for me and the whole place seemed to be full of very friendly and interesing folks. If I decide to buy a condo this will be the first place I go to.My friend actually lives in a building that they manage on Paulina and she thinks as landlords they are the greatest. Personable staff, comfortable setting and really friendly and helpful.

This is a Family owned Realty Company.They used to be on Southport and Roscoe.I was looking for an apartment that takes BIG dogs.They did'nt have one, but they took the time to look some up for me and the whole place seemed to be full of very friendly and interesing folks. If I decide to buy a condo this will be the first place I go to.My friend actually lives in a building that they manage on Paulina and she thinks as landlords they are the greatest. Personable staff, comfortable setting and really friendly and helpful.
I rate them great!

Pros: Friendly, convient, helpful to an extreme

Cons: Don't rent to dog owners
