My Family and I love this place. The schools are great, the grounds are beautiful, the amenities are great. The location is perfect too. I get to work right up I88 in about 5 minutes. I have lived here for 6 years and have had a great experience.

Very deceiving reviews have been written concerning this place and at this point, I am uncertain as to whether or not reviews have been written by staff members or their friends. But I am going to tell 100% truth about this place for potential people looking in this area:
1. When there is something wrong maintenance is very condescending and tells you that if you want you can fix it yourself for example when my dishwasher has had multiple issues the maintenance manager told me to unscrew certain things in the dishwasher and clean it out myself.
2. Wasp problem in the play ground and the Arbors when told ignored it for a while and then when addressed by multiple parents instead of replacing the sand they flooded the playground with water and dish soap. (I was told that the pest control place recommended it).
3. The pool area has smokers with no concern for others who are with children and or non-smokers. I called the Arbors and told them they were violating the State of IL public smoking law and was blown off.
4. If you have a smoker in an apartment above beware because the smoke has and often does travel to your apartment.
5. Every time there is a maintenance issue the manager Brian and his workers act condescending and due to this they do not thoroughly listen to the issues of the apartment and due to this have to make multiple trips to the apartment to fix the same issue.
6. I had multiple issues with the water heater in the winter not heating and was told I had to wait a week when I have 2 little children that I need to bathe (after much complaining I was given another water heater from another unit).
7. The central air kept going on and off and was not fixed properly and I was sitting in an apartment without a/c when it was 100 degrees out. Consequently, maintenance said that they would had fixed it yet it kept getting messed up, then the blower that blows the central air around broke the next day. They then had a new maintenance guy that was supposed to fix it and then it was not set up right so I had to call maintenance again and the manager said ??I don??t know I should just fire all my staff?. I said ??Look I just need this fixed; the central air has had issues for 2 years and there are still issues.?
8. Every time I have issues they say that this is a new unit which please do not believe- unless the counters, carpets (mine was just cleaned and upon move-in was wet and when it dried black spots and stains were prevalent in the living room and dining room area), fridge (mine had a fracture on the bottom plastic shelf piece which was never fixed), the blinds (many of mine were broken and I did not discover it until just recently because there was clear tape or other types of tape holding the blinds together).
9. The power has blown out at least 6 times since I have lived here.
10. Parking spaces are not assigned and some people have as many as 3 cars or 2 cars and 2 motorcycles- you can opt to get a garage but they are pricey. There is at least 1 vehicle that I know of that has been parked in a space for 4 months which has not moved- management has done nothing about it and the vehicle takes up multiple spaces.
11. When you call the office for an issue that you have had prior and are still having they act like getting the job for you first by moving you to the head of the other tenant issues are doing you a tremendous favor. News flash Arbors staff- we are consumers that are paying for service and expect service in a professional manner- don??t give us excuses, don??t play the blame game, don??t act like this place is brand new because you took the place over from another management company. Just because the Arbor took this apartment complex over recently does not make every unit new because appliances are old in numerous apartments and things start falling apart with age- that is a statement of FACT. Needless to say I just signed a year lease after my 2 year lease was up recently and I regret it thoroughly. I will not be renewing my lease in 2013!!
12. Lastly, THEFT is prevalent here. I understand that no place is ever really safe but when a neighbor of mine moved in they had their GPS stolen upon a week of move-in. I had a few toys stolen from my back porch (all of my toys are labeled with my last name). Another neighbor has had bikes stolen and other neighbors have had toys stolen. When I told the Arbors they did not care nor did they even sound sympathetic. Rachel told me ??Maybe it was the wind?. Again, such a stupid response!!
FYI: Just because the people of the Arbors seem pleasant it does not mean that they can get the job done. When I look at other apartment complexes in other cities, towns or even states there is nothing special about this place, it looks pretty and my personal safety never feels compromised but I don??t buy what these people are selling.

Love living at the Arbors. The place is always beautiful and the many new improvements to the Fitness Center and pool areas are a great enhancement. The on site staff goes out of their way for residents and every request is attended to promptly and without hesitation. Great great place to live. I am not suprised that the complex is always 100 % occupied with rare availability of apartments.

Arbors is really a great place to live. I was originally sold on its beauty! The grounds are so pretty and incredibly well maintained. It also the only place I saw that has both an indoor and outdoor pool. Not to mention fitness center, tennis courts and also volleyball. I have lived in the complex for about 4 years now and have really even seen a piece of garbage on the grounds. The units are also very spacious and nice. Each unit has an individual entrance which makes a BIG DIFFERENCE. You don't have to deal with any dark, smelly, scary hallways!!! Our 2nd floor unit has amazing vaulted ceilings and gets a major cross breeze. We also get the perfect amount of sunlight. The staff always been very attentive and friendly to us. I am happy to say that I hope to live her for a long time!!!

Great place! Contrary to some reports maintenance has always been on the ball the whole time I've been here.

The office staff is nice to the point of being rude. i.e. you come in and voice an issue and they're cheery and all smiles but seem to dismiss or downplay your complaint.

Noisy neighbors is one good example, the office staff's attitude seems to be you can do as you wish in your apartment, and while this is true, once it disturbs others it's gone too far. The office staff with the exception of one issue I've had has been very slow to respond.

I have dealt with all three of the women in the office and only the newest employee is the genuine article - Caring and very friendly.

Home theater systems is another example, they should be outright banned in this type of construction. Resonance through the thin walls and floors is obscene.

A few other issues of late that has bugged me -

Sidewalks: There's so many broken and cracked sidewalks in the complex and yet the only ones to be repaired are the one in front of the office and the one next to the resident managers unit. Err, what about the rest of the place? There's far worse sidewalks in the complex!!!

Lighting: Lighting of the parking areas is less than adequate. Luckily I have a good neighbor and he will walk me to my car at night when I have to leave. There's lights out all over the place and some that have never worked. Same thing with the garbage areas - no lighting at all.

Repairs to buildings: 3 buildings away from me there was a a garage fire in July. It is now October and they're just now getting around to fixing the damage. What an eye sore! Last year there was a fire in another garage it was fixed in a couple days (I suspect because maintenance used it for storage is why it was repaired so quickly).

Overall I really enjoy the place, but the office staff and major maintenance needs to be looked at with a very critical eye.

I moved to Arbors a few months ago and I have got to say that this place is fantastic. Before I visited the place I was a bit skeptical of how the apts and the management would be since I had heard some not so good reviews about the place.
However I found out that my doubts regarding the efficiency of the staff at Arbors were totally unfounded. The staff here is extremely courteous and willing to go the extra step to make you feel at home. I had some trouble with them while they approved my rental application - they wanted to check my credit score, they wanted my job offer letter and even contacted my boss to verify if it was authentic. But I guess they just wanted to make sure that I will make payments on time etc etc. Since I have moved here I have had no trouble with the management. The maintenance is prompt and deals with service request within the day. The suroundngs are well landscaped and look beautiful - especially in fall. I can not wait till spring again. I am sure that the pond on the property grounds would be worth looking at in spring time.

PROS: great place to stay. good office staff and great on maintenance
CONS: a little finicky about things while approving your rental application
