What is wrong with all of you people?There is good and bad no matter where you go. People and children and very different nowadays compared to years ago. Everything is always everyone elses fault or problem. How about taking some responsibility yourself.Instead of sitting on this site complaining start cleaning up your own house and yard. And minding your own children. Wow! That would be a start. All the complaining residents on this site I would love to see the house you live in. Probably the homes that look the worst in here. Clean off your own doorstep before you throw dirt on someone elses. Then the complaining people wouldnt understand what that means anyway. So if you dont like it here than move. Because more than likely you are the problem. Oh yes and by the way I live here too! But I dont trash where I live I try to make it better! A change of attitude would help all the way around!!!! Thank You Very Much!!

765 ILCS 745/21) Sec. 21. Remedies, Tenants. If the park owner fails to substantially conform to the lease agreement or fails to substantially comply with any code, statute, ordinance or regulation governing the operation of a mobile home park or the maintenance of the premises, the tenant may, on written notice to the park owner, terminate the lease and vacate the premises at any time during the first 30 days of occupancy. After the expiration of said 30 days the tenant may terminate the lease only if he has remained in possession in reliance upon the park owner's written promise to correct all or any part of the condition which would justify termination by the tenant under this Section. Any condition which deprives the tenant of substantial benefit and enjoyment which the park owner shall fail to remedy within 30 days after having received notice in writing of such condition shall constitute grounds for the tenant to terminate the lease and vacate the premises. No such notice shall be required where the condition renders the mobile home uninhabitable or poses an imminent threat to the health, welfare and safety of any occupant. If such condition was proximately caused by the willful or negligent act or omission of the park owner, the tenant may recover any damages sustained as a result of the condition including, but not limited to, reasonable expenditures necessary to obtain adequate substitute housing while the mobile home is uninhabitable. The tenant may sue to enforce all Sections of this Act and the court may award damages or grant any injunctive or other relief. (Source: P.A. 81-1509.)

We have lived in Tri Star about 10 years. When we moved in, we were paying 278.00/month lot rent. It's now up to almost 600.00. We live on the ever so slummy St. Peters Drive. Don't take me wrong, we do have some nice neighbors. However, next door to us we have a trashed home with busted out windows that the park just threw boards up over, doors left unlocked that curious kids could enter and get hurt, and an inside I'm sure is filled with roaches. Across the road from us we have another home abandoned with windows busted out, and the front door left wide open. What else does our 600.00/month get us? Non existent storm drainage, roads with potholes that could give Chicago a run for it's money, 3 "parks" that aren't even usable for the most part, meth labs right down the street as was published in the newspaper, and robberies and street brawls right outside our window at 11 pm. Gee, what more could a person ask for.

Wish you could give a zero star review. 09/08/2010 Kankakee Daily Journal newspaper... read it... The park hasn't paid the sewer bill to the city in 4 months ($72,000). The city may shut off service and force 600 homeowners from their homes. We lived there since 2001 and lot rent increased 55% from 2001 - 2010. The day we moved out county made a record bust of a $1 million dollar meth lab operation. You can also read about that in the local paper too. Avoid this slum like the plague.

I read one of the complaints on the seniors getting a break in their lot rent if they are 65 well I am 67 and never got a break in my lot rent It look like that we should start a rent strike then maybe they would give a break to the seniors who live on a fixed income I don't know what I am Going to do but maybe since I am disabled I would like everyone to get together to discuse a plan for a rent strick as they cannot evict everyone in the park if everyone will strike together and since when do they except section 8 if they do Iwould like to sign up for it because I cannot afford the lot rent and the high gas and electric bills

The rent I agree is way outta line. For what? You drive down every single block and at least 6 people on each block has a for sale sign. You got Meth Labs, People pulling guns out on people, Fights in the middle of the street, Now mind you I have a new born, Its definitly not a place to raise your kids. (cant wait to move) Also every time it floods we get a shitload of water at least 2 feet. We have asked them to clear the retention pond to avoid peoples hms getting flooded in. ( its been 4 yrs)Still the same. Also Stray dogs. I went out to get my dog dogfood one night and i got 2 pittbulls running after me. And the trailers that are ruined by the idiot kids that live in here should be taken out and another thing I think managment should get rid of the problem people b cuz its only getting worse! You c a problem take care of it. And the speeding has got to stop, I dont know When Sue manged this place it was alot better! I also think citations should be givin out to the people who dont take care of their lawns and their kids

I have lived in Tri Star 7 years. I just want to thank God for sending up Jann and Jeff Justus!!! They are really making a good go of cleaning up the park. People must realize, the park can only govern their rules, it's up to the people to be responsible for their noise, deliquent children, not the park. I found if I have a problem, I just call the police. In fact, I was advised by them NOT to go ask a person to turn their stereo down (at 2 a.m.), it could cause a problem, and they do that. A persons property is only as clean as THEY keep it. Then the park can govern them to clean them up. I like Jeff and Laura also, but they did have attitude. Laura had a better than thou approach and Jeff was like, if you're not my friend, I'm your worst enemy. But they were helpful to me in some aspects, not all bad. I loved living in my house (in the older part of the park). My neighbors were the BEST! I'll miss living there, but a double wide is too big for one person. Also, the office staff, Monica and Stacey were the nicest girls I've met in years, always very helpful to me. Never a problem. If you others had problems, you needed to work it out with them. People do forget, and they do a LOT of other work in there that not everyone sees. So, Thank You, Tri Star, for 7 1/2 years.

Me and my husband thought we found the deal of the century, but over time have learned what a joke this place is. And I'm not talking about the drugs and violence that is rumored in this park. i am referring to the worst service in my life. My husband and i submitted our paperwork to sue the day we found the home we wanted and for more than a week got the runaround, including lie after lie. don't waste your time and your hopes of having an affordable dream home. this place doesnt care to make money....

Ive lived here for 10 years and this place has been going down hill fast. That's what happens when they don't inforce rules by making people keep up with there homes or get rid of them. Take a ride down St.Peters and the older section it looks like the slums trailer trash yet the clubhouse looks so nice I have to laugh . Ive gone to see other parks with a lot of older trailers in there park and not one of them was unkept , no broken windows , sideing , skirting , roofs falling apart, no yards unkept . AND THE LOT RENT CHEAPER we are paying for the milli. plus clubhouse. If you want to live here first ask them to take you down all the streets first . then say to yourself do I really want to live in the slums with drugs and pay high rent . Rules are not inforced here. I do hope this new guy can clean up the years of neglect and get rid of families that can't control there children. And stop renting to sex offenders. Please don't let the fancy clubhouse and pool fool you talk to us that live here / stuck here for now. I'm sure there are many who will gladly answer your questions if you knock on there door.

bought a place in there awhile ago,and was told i was buying a new place that no one had ever lived in.that was a major lie.i could not take the abuse of being called several times a day 7 days a week if i was late with mortgage payment . on my home phone ,cell phone and at work.i had four different finance companies send me coupon payment books which confused the heck out of me,witch inturn caused me to be late on payments because the office personel had no idea (ya right) who i was realy to pay my payment to.do you know waht?the four finance companies all belonged to capitalone realestate.the real owners of tri-star estates.finaly i could not take the herassment any more and i looked into their retun property policy. in ther rules of purches retun booklet .it states the return of property is written as that on your credit report.and not as a repo.but taht is only considered if you run into hard time and cannot pay the note any longer.guess what .another lie.my credit report is totaly blemished by their lies.the good part of me returning was they agreed not to pursue for the monies not payed.with all my heart i wish the worst travisties to befall the owners and managers of tri-star estates.may the lord deal with them for all the good peoples lives they destroyed.last but not least. do the residents realise there are over 25 pedifills residing in their communities of tri-star estates bourbonnais

I was considering checking out tri star estates, but not any more. All the negative things being said really scared me. Just the fact that they know how there residence feel, and they can explain nothing to you guys. I will pray for those of you who want out.

Over two weeks and two visits, we were shown several trailers by Sue that were supposedly for sale by Capital First and were eligible for in house financing. After going on the prior Saturday to look at trailers and choosing the two we had narrowed it down to, we called Sue on Monday morning to let her know which ones we chose only to be told that neither home was available for in house financing and that she would have to make a list that we qualified for and will call us back.

WHY SHOW US AND TELL US ABOUT HOMES WE SUPPOSEDLY QUALIFY FOR WHEN WE DONT??? We were 2 weeks from moving in, already packing and now we have to stop and cancel all moving plans until we find another place. They are liars and will lead you on only to let you down in the end. It looks great there but the service is ugly.

They quoted us one price then told us another. They are willing to sell people houses they cant finance then say well they cant toss you out once your in (eventhough they can) Sue knew this and held a discussion about this with the other sales lady then still came out to offer us that house from under another couple. Then when all is said and done they Sold a house out from under us.

The management at Capital First Realty (owners of Tri-Star Estates) treat their employees like crap! They walk all over them! My husband worked on finishing the homes once they come in and warranty work. He never once got a pay raise. He worked for $10. When he first started working there, he had very good medical coverage but a few months later they basically told the workers they were going to have to spend almost 1/3 of their take home pay on insurance. The company also has delayed his paycheck on more than one occasion. I would never do business with a company that treats their employees like that. If a company treats their employees like crap, they are likely to treat their customers the same way.

We have lived her for about 2 1/2 years. I really do like living here. I can't say that I have any complaints about the new manager. He has worked with us for everything that we have ever needed from him. When we first bought our home, we did have some issues with pricing but it was resolved quickly.The old manager did make alot of promises that weren't kept. I do consider lot rent to be high but the way i look at is that I would be paying high taxes in bourbonnais for 3 bedroom house. As far as people blaming management for their problems, well there is only so much they can do. If the parents can't control their children, what else is there to do. I have had my house egged and young girls flashing my boys when they walk by their bedroom windows and these same kids are out all hours of the night. Everybody wants to blame management but what about the parents taking responsibility. I know where my children go when they go out to play and they have been told not to hang out with certain kids. I enjoy my neighbors that I currently have and wouldn't trade them for the world. In the 2 yrs we have been here we had never had any problems until this past summer but i'm sure it will get taken care of.

I do consider lot rent to be high but the way i look at is that I would be paying high taxes in bourbonnais for 3 bedroom house. As far as people blaming management for their problems, well there is only so much they can do. If the parents can't control their children, what else is there to do. I have had my house egged and young girls flashing my boys when they walk by their bedroom windows and these same kids are out all hours of the night. Everybody wants to blame management but what about the parents taking responsibility. I know where my children go when they go out to play and they have been told not to hang out with certain kids. I enjoy my neighbors that I currently have and wouldn't trade them for the world. In the 2 yrs we have been here we had never had any problems until this past summer but i'm sure it will get taken care of.

Come on now!! I live here too, and it is time someone stood up for the nice place it is to live. I have lived here for five years, and I still love it. It is a great place to raise kids. I have never had a moronic experience with any of the office help, or managers. We do, however, have some whiners and trouble makers that live here, and they have all found this site. I find that management tries to work with you, and solve any problems that you have and bring to their attention. This is quite a beautiful community and one can be proud of where they live. No one has any problems with management without knowing exactly why. And as far as the poop poop review, come on now!! We need to stand up. My kids and I all love living here. Any one else out there feel the way I do?

I was promised a garage which we spent a extra 5,000 dollars for, we have yet to see this happen!! We never got the landscaping that was promised to us, or even a sidewalk!!!! Our deck which was built in all of three hours is falling apart!!! We have been constantly harrassed about petty stuff, we have done nothing to cause this except to be the new people on the block with kids!! We happen to have the largest house in the park, in which we are consistently on time with our payments.. Never once have we been in default of anything!!! Please do not buy into tristar!!! They will take your money and make your lives misserable!!! I wish there was a way that I could possibly move from here!!! Oh, by the way, our house is falling apart in the inside as well!!! Our wood trim on all the doors is falling apart!! Our doors do not close properly!! Please take my advice do not buy into this modular home park!!! Thanks, Kelley Zelek`

this place is not worth the money you pay.. there is to much gang bangers in this community. I saw it first hand. I saw a young black male with a gun hanging out a car window and pointing this gun at some of the homes. and this is not a good thing. if they would get rid of the rift raft maybe this place would be worth living again. i have told my kids NOT to bring their kids out here for fear they may be hurt. i don't feel safe anymore living here. and when your maintenance foreman lies to you that is bad as well. because of his lies i have to replace my carpeting. we hired him to put up a screen door and he said i will be there on Saturday, that was a month ago. and he avoids us like the plaque. that is so wrong Joe.... we don't like being lied to.

There customer service is horrendous, all of them are idiots, they know nothing about selling these homes, or even the correct pricing!
My family tried purchasing a brand new home, we were told a certain price and 2 days before closing. BAM- they raised the price to a ridiculous amount...they are a very horrible and dishonest business, keep your finances safe, DON'T BUY FROM THEM!

i dont know if my first post will be displayed,it said " your comment is not being saved cause it contains too much nonsense"TRI STAR SUCKS,THE LOT RENT IS INSANE,there is no where for the kids to play,i bought my trailer 7 years old and have put about ten thousand into it in repairs,i mean this whole place and all the people from the office to the workers are morons!!!!and oh the lot rent just keeps going up and up,we pay almost five hundred dollars a month for a little piece of grass we call a yard or a lot,where does all this money go,god i cant wait to move into a house,i just cant take it anymore.and to the poster below i bought what i thought was a new home,well close to new,i have replaced everything from the furnace to the hot water heater.stove,plumbing,gas lines,you name it,its just insane.

Yes they have a pool that holds 20 people and there are over 100o families that live here. You can't sell your home for what it is worth, so you are stuck paying high rent and a mortgage or going bankrupt.

This place is the pits. Lot rent is too high, I have been trying to sell for years, and no one will buy because of the high cost. People are simply walking away from their places. Now I hear they are bringing in low income housing tenants.
