There is not enough room here to convey how terrible this rental company is. I only lived here because I needed to find an apartment quickly before grad school started. I would not live here again.

1. The employees are rude, mean, and unhelpful. They have TERRIBLE customer service. The secretary is especially rude. She will hang up on you while you are talking.

2. They will lie to get you to sign a lease. I was told where I could park my moped on property free of cost, signed my lease, and a week later was told if I did not move it I would be towed. I was also told I needed to purchase a full parking spot for the year, and could not share a parking sport with my roommate's car. This was completely contrary to what they had told me less than a month before.

3. I asked PPM to send a representative to my apt in May (lease ends in August) to see if I needed to make any major repairs/cleaning before move out. They said they dont do "that." I asked if they would be willing to do so per my request. The secretary responded "No" and hung up while I was mid-sentence.

4. Our apartment was shown multiple times a week for weeks (I would estimate over a month). When we inquired why, the lady responded because we kept out apartment so clean and orderly. Essentially we were being used for taking care of their apartment well, AND without any reimbursement.

5. Applying to live in their apartments is very hard. They run a credit check before you can sign. The amount of money you must make in order to rent is steep . If you are a student expect to have a cosigner. I know of a few tenants whose parent's income plus their own was not enough. PPM then put down said tenants because of their income and credit check.

They ignore the law stating only 2 1 hour time zones can be sectioned off for showing during the week. We will be taking them to court soon.

Please, please, do yourself a favor and avoid this company at all cost. They are rude, vindictive, difficult to work with, unreasonable, and I'll just say it, evil. They are horrible people, I don't know how they sleep at night. They do not own the buildings they rent, so I hope the property OWNERS are paying attention to all of these posts. Clearly, mine was not a unique experience. The properties are gross, although the prices are low for the square footage you receive, the savings will not be worth your time, aggravation, misery, disappointment and entire security deposit - even if you leave the property in better condition than you received it in, they will keep all of your deposit. I wish I didn't have to select a star rating with a minimum one star. They deserve zero, they deserve less than zero. I am so glad to be done with them, I needed to conclude my experience by sharing it with others though. I sincerely hope this post helps keep people from making a mistake by choosing this company. Nancy, Theresa, Tad and the most awful old banchy secretary will no doubt treat you like dirt.

People in PPM are extremely arrogant. Looks like they just want to steal your money and provide no services. They are like cheaters. Before renting they are like most wonderful people. The moment you sign a lease they change colors like a chameleon. Seriously, DO NOT rent from these people. They are pain in the wrong place.

Dont even think of renting from these people, not even if you are desperate.

To start with, everyone in the office is really bitter. And there are totally inflexible, not even on simple things.

The rents are reasonable, that is probably because they hold some really old and distressed properties. The unit we rented was fairly ok.

Nancy, their boss is a real piece of work. She is rude, obnoxious and unprofessional.

They have a really LONG lease document that says every single thing you can do or cant do. And the restrictions they put down are really ridiculous. It is probably better to live in prisons that to live in their apartments.

They send random workers to do maintenance work in the property. They wont even give you advance notice that so & so is coming to work. And they refuse to tell you when the contractor is going to come to do the work. So basically they send a stranger, not accompanied by anyone, to come in to your house while you are not in the house.

I read the reviews just now and I am not worried about my deposit.

Its a BIG mistake if you ever rent from these unprofessional people.

rent is $50 lower than market average but don't expect to get your deposit back
and that alone make it not worth it to live in a run down hardly cared for apartment
they were unbelievably rude very bad service from a very bad miserable employee's I should read there reviews before I sign the lease the apartment was dirty when I got it Floor tiles coming out of the floor I had no heat for 3 weeks and finally I couldn't stay there till the end of my lease.I paid them the rent in full but I moved out early because it was so bad I could not take it any more so to all you out there looking for apartment stay away

Wow, so, I have never rented from PPM, but I sent them an inquiry email this week about what their pet policy would be for 2 cats in an unfurnished apartment at a specific property. They promptly responded and said (quote):

"You may have two cats at the property with an additional $300.00 per cat deposit. The pet must be under 35 pounds, over one year old and have a vet certificate filled out by your vet. We do have units there that would start June 10, July 10 or August 7th. If you would like to make an appointment to see one, please call 217-351-1800 to set one up. We show Monday through Friday 10:00 with our last appointment being at 4:00.

My response was "Wow, well, there is no way I can afford that ridiculous amount for my two cats to live in this unfurnished place. Thanks anyway for the information, but I will be looking at places with a different rental company. Thank you."

The next response I received goes as follows...

"I am sorry but after extensive damage over the past several years we had to raise the pet deposit. It is too bad that a few irresponsible pet owners have to ruin it for the rest. The pet deposit is paid by the date your lease starts, not when you sign if that helps and is refundable within 30 days of your lease end date. The pet addendum requires steam cleaning and deodorizing and flea bombs. Very few of our owners actually allow pets. Sorry we could not be of more help.

I have rented from PPM for several years.
To summarize my experience:

1. Very low rent
2. Rather low quality apartment construction
3. Absolutely terrible landlord interactions

I stuck with PPM b/c it was easy and the rent was cheap. Over time, I learned the best way to deal with them was to not interact with them; just pay my rent, keep the apartment clean so that they don't nail you on your security deposit, and don't complain. However, if I could re-do the past, I would NEVER rent from PPM. They constantly pride themselves has being extremely 'professional'. In reality what this means is a 10 page lease that strictly defines exactly what you can and can't do. And you better believe that they are totally inflexible on that lease, and wont budge to help you out even if you had a life emergency. The people that work at their office are difficult to interact with (they all seem very angry and bitter at the world), especially the secretary who sits behind a desk at the entrance. Ironically, although they are extremely professional, they are not very good about maintenance requests. But I sure as hell would not complain, out of fear that I'd lose my security deposit somehow.

DO NOT DEAL WITH THESE PEOPLE AT ALL! I would rather live on the street than dealing with these people. They do not understand business. It was always extremely difficult to communicate with them, not to mention negotiation. We had MANY MANY horrible experiences with PPM. Just put one here. The furnace was leaking gas, and they did not do anything about it until we had to hire a professional to examine the furnace. And then we reported this problem to Illinois Power. Illinois Power sent in an engineer. With that engineer's report, these people finally came in, after nearly 5 months' waiting... Our loss was nearly $1000 during the nightmare, not to mention the cold during the winter.

After we finally moved out, these people (should I call them people?) sent me a final bill, on which these were quite a lot charges (~$2000) that looked weird (by the way, during our stay, we ALWAYS paid our rent on time). We requested explanations about those un-identifiable charges. They never ever provided us the explanations we requested. And, the worst thing was, about one month after we sent them our letter which requested explanations of those charges, when we were still waiting for them to reply, these PPM people reported the ~2000 charge to Equifax!! Now, I have started looking for an attorney to sue these people (still, should I call them people?)

Conversely, they do little or no regular maintenance. I personally dread having to go into their offices to talk about ANYTHING, as their staff is immediately rude, confrontational and condescending. I am over 30, and this is by far the worst landlord I have lived under. They are completely out of touch with what makes a healthy tenant/landlord (a.k.a. provider/customer) relationship.

These people are crooks. When you move out, they will deliberately overlook your move in complaints and charge you for every possible item they can. If you have three lightbulb sockets in one room, and you only have one lightbulb in that socket, they'll charge you for two to replace them. They see things broken, and even though you told them about it, they charge you for it. If they think the paint on the walls is looking old and want to repaint, they charge you for it. Then, when you disagree, you have to submit in writing what you disagree with (even though they could just check the damn documentation themselves) and they wait 15 days to get back to you. But don't dare cash that check they originally sent you! Cos if you do, your complaints are null and void!

When I lived there, a family of squirrels lived in my walls. They ran around the walls and ceiling all hours of the night and I couldn't sleep. EVER. I called and called and called. Finally, some dude came out and put a piece of aluminum on the hole they were climbing into TRAPPING the squirrels inside.. they did this on a Friday, so I couldn't contact anybody over the weekend (they are closed) so I had to 'undo' the repair so the squirrels could get out. I called them Monday to tell them that the repair needed redone (correctly this time) and the always exceptionally rude secretary told me I was NEVER to do any repairs by myself, and NEVER again am I to TOUCH any repairs they have made. Then they didn't send anyone out to "teach" me a lesson. I waited several more weeks and called several more times, but they kept finding excuses to not have someone come out. "our handyman was busy today.. the pest control guy couldn't make it.." whatever... I had to do a stake out of the squirrels myself, wait till all of them were gone, and fix the freaking wall against PPM's orders by standing on someone's shoulders and using a broomhandle and a screwdriver to bend the original aluminum patching back into shape(too safe).
When I told them I had fixed it, they sent someone out there THAT day to inspect my work. Then scolded me again for not waiting. Ha. Waiting two months apparently was not long enough for them.

Long stories short, pay an extra 50 bucks a month and live somewhere else.

PROS: A roof over your head
CONS: rude staff, untimely repairs, dishonest security deposit return, ugly faces

The only time they actually fixed anything was when a step was broken on our deck and the garage door was broken, both took multiple calls to get fixed. They rented the apartment out from under us, after telling and reassuring us they would keep it for us for next year. They have poor customer service, poor customer communication, poor maintenance service and make it as difficult as possible for the renter to have an enjoyable place. If we ever had a problem with maintenance (toilet not working, leaking ceiling, driveway flooding, just to name a few) we would have to call at multiple times and often the situation would not get fixed. And if they did come out they would not leave you any notice so you had no idea if they were there or not. They are completely unwilling to negotiate any terms of their contract. When you contact their office the secretaries are extremely rude and unhelpful. There is basically only 1 person in their office who can do anything and she is difficult to get a hold of. They are unwilling to help or do anything to make your experience an enjoyable one. I have this is my 5th company I've rented from in Champaign and the 1st one I would not recommend to anyone. If you rent your building through them I would strongly recommend finding a new agent if you want happy customers.

This landlord provides cheap~fair prices. The difficult part is it asks for three types of documents before you are able to move in. The credit history, the landlord history, and employment confirmation. And it is a big landlord so there is not much flexibility in terms of when to move in, etc. I had many difficulties when trying to move in. After moving in, everyhing is ok, except that I just figured out they don't provide pest control which is really strange. Maintanence is very quick which is good. Overall, they are pretty good to deal with the issues written on the lease. For other issues, they don't really have flexibility and tend to be very harsh and careless toward their tenants.

This landlord provides cheap~fair prices. The difficult part is it asks for three types of documents before you are able to move in. The credit history, the landlord history, and employment confirmation. And it is a big landlord so there is not much flexibility in terms of when to move in, etc. I had many difficulties when trying to move in. After moving in, everyhing is ok, except that I just figured out they don't provide pest control which is really strange. Maintanence is very quick which is good. I recently got my deposit check back and was charged for over $400. Here are some details: (1) I was charged almost $100 for a lamp they never gave to me (2) I was charged about $160 for a very vague general cleansing fee+$75 carpet cleansing. The thing is that when I moved in, they gave me an extreme dirty apartment. Now I gave them a much cleaner apartment back and they still charged me almost $250 for cleansing (3) They charge me money for bulbs even though I left a lot of extra good bulbs in the apartment.

I just talked to the tenant union and my friend who lived there. After listening to all the stories, here are some of their tricks:
(1) they will send you additional bills they did not charge you at the first place. For instance, they will send you a large bill for painting the whole apartment, even though regular painting is their own responsibility. If you want to dispute the charges, they might say that now they want to charge you painting so now you owe them money. If you refuse to pay, they will send a report to the credit company and ruin your credit. This situation actually happened before.
(2) they seems to make up a thing regularly in order to charge their tenants. There was one year many tenants were charged for thermometer. I suspect this year is a lamp.
